When the Woodlands was created as a master-planned community, the developers wanted to retain as much of the natural, wooded landscape as possible. As a result, this aptly-named community features 135 parks, 210 miles of hiking and bicycling trails, more than 1,800 acres of open green space, and 14 swimming pools. The Cynthia Woods Mitchell Pavilion provides an open-air concert site, and several lakes and canals -- including the vast Lake Woodlands -- add even more beauty to the community. The complete opposite of excellent. Let me start with advertised details. I asked multiple agents about hosted events (by the complex) for social interaction (pre-covid mind you) and they just did not want to put in any effort. I even offered to do literally ALL the work for them in organizing, setup, and gave them all the details for how things could work. They also don't have a liability claim for their property that allows them to serve alcohol (no biggie right?) they also don't allow you to drink on their property while at events (if they even hosted them) and purposefully hired a vendor that did not have a liquor license. Fast forward two months, I purchased a covered parking spot from them and people kept parking in it. The interior falls apart faster than covid spread. They will go out of their way to ignore your phone calls and voicemails for inquiries. They will not reimburse you for the amenities you are paying for under contract yet cannot use (gym, pool, car wash station). And yes they lie to you, they said that the card system to get into the pool was having issues.. Ok so disable the lock on it and be done with it until repairs? I even checked all the gates and they worked but they wired them shut with locks (same day). Dog poop literally everywhere. Car breakins are common place now. I tried calling them for move out notice multiple times and finally emailed them because nobody would return my calls, and office was closed and they said I needed to give them two month notice! Yikes. Steer clear of this place, they will not take responsibility for their mistakes, they fail to fix minor issues and most of all lack initiative to make people happy when it costs them nothing.

First off these apartments will seem great whenever you are looking at them. Then you move in and it just becomes annoying. I moved in and a few days later my dishwasher went out. I put in a service request on a Sunday, I called on a Monday and left a voicemail. I called on a Wednesday and left another message. They finally got back to me and maintenance came later that day, They told me a week for a new dishwasher and he vacuumed the standing water in it. 3 weeks later they finally come and installed a new dishwasher after I had to call and email to finally get ahold of someone. Then my gate code stopped working for visitors and I called and left voicemails for that as well, and still nothing. They finally called said it was fixed and then it stopped again. I called and had to leave a voicemail because they never answer their phone. They finally got it fixed but never called and told me they fixed it. When I moved in we had to sign the lease outside in 30 degree weather because god forbid you go inside during COVID with a mask on ! I have a neighbor who eats apples, smokes and talks on the phone all while sitting on my car and every time I tell him to get off he says sorry but continues to do it. It’s been a nightmare, the side gate is always broken, trash is piled up all the time, my neighbors listen to music as loud as they can day and night and never stop. I cannot wait until my lease is up so I can move!

I had a pest infestation (red ants) right after the last storm. I keep a clean house so it was a surprise. First I had to wait 4(!) days until pest control came and they barely sprayed the entry door (Camera footage) Note said to wait three weeks during which I was repeatedly bitten and no changes. Went to see the manager again and she refused to talk to me. In fact she stayed in her office and let the poor but seemingly arrogant new front desk kid let me know I should get my own ant spray and treat the place myself or wait until pest control showed up again (3 days) Needless to say - I am done and out. Reconsider this place - I have no clue why there are 5 stars on here unless staff posts. Dirty hallways, trash laying out and such. There are better places close by. Good luck everyone
This place is a nightmare. DO NOT move in here, you will regret it. You have to pay for concierge, trash and bug spray, even if you dont use them. 65 dollars extra a month. The outside halls and stairs are always dirty. Full of trash waste from animals going through the trash. No one ever picks it up. The front desk people are very rude, not smart at all, never answer the phones. They've been through so many front office people and managers. The game room is always disgusting. Bathrooms are hardly ever cleaned. The pool is hardly ever opened. The place where you wash your car is always broken. Bugs everywhere. Obnoxious kids running amok. Mold growing in apartments.
Felt obligated to give current review as the other ones on here are 3 years old. This place is always dirty, has mold due to hurricane Harvey, and many ACs are dying. Worse, it was bought by Waterton, an investment company, in 2018. They raised fees and let go of maintenance staff - probably why it's dirty.
to many visits by maintenance for AC broke to leaks to.... model is nicer than the real thing......no parking....get all the prices before you move in ....depositis, you pay for trash pick up if they do it must buy special bags, you Cheap....., hall ways always dirty and if they blow it it get dirt on your door and up high, you are stuck with Comcast and they are not good and expensive, the energy bill was over 100 dollars for a small place and they quoted me 80 $ at the most on the worst bill from a previous rentor, nice office people at first then ....well you have been warned do not move here....it will take you only once without AC then you will be stuck with a lease.....I am very sad to be here and can't wait to leave...I am so sad to go home....TV's outside don't work at pool area don't work, computers in business room are not business like at a hotel....on and on, the wood is painted and chips easily in the apartments ( who paints wood),.....

I have lived at The Plantation at The Woodlands since April 2015 and I have loved every minute. The grounds are kept so beautiful and the maintenance staff is professional and knowledgeable. The staff is always friendly and professional. They make me feel like they genuinely are happy to see me. The gym opened last month and the office is under construction right now, I cannot wait to see the final product! I plan on renewing my lease for another year!
I am loving the new apartment, I used to live here a couple years back and nothing has changed, only improved. The site is beautiful and never lets down. Do not hesitate to let this place become your new home today!
DO NOT RECOMMEND THIS PLACE: I lived at this property for a year and a half. Originally had a one bedroom apartment then upgraded to a two bedroom during my 12 month lease, extending it to 15 months. Complaints are listed below: 1. The apartments in pictures look much nicer than reality. In person at a glance, the quality appears to be solid. However, the kitchen cabinets are covered in fake wood stickers, yes STICKERS! The fake wood stickers began peeling off 3 weeks after moving in. 2. Emergency Maintenance response time is terrible. During the hot summer month of June the AC broke. Took them over a day to respond to my multiple requests to fix the issue, or at least look at it. Another time I had a pipe leak from the wall in the kitchen, it took two days to get maintenance to come out to analyze the problem, two days of working on the issue, and TWO WEEKS to repair the whole in the wall they had to cut out to fix the leak! 3. Management is terrible. I was "fined" twice for "stains" on the front patio that were pre-existing before the move in. I kindly tried explaining that it was not from my own doing, they didn't care nor bothered to listen. 4.Parking problem. If you don't get home asap after work, you'll have to park your car extremely far away from your apartment building if you don't pay $50 for a covered parking spot. 5. Entrance gates are always breaking down. Takes them forever to repair. There's no point in having gates for added security if they don't work. 6. Property is poorly maintained, except for the pool area. No hot tub on the property. 7. The "valet trash service" too frequently forgets to pick up your trash. Then management will charge you for leaving it out. Trash does not come on FRIDAY or SATURDAY. The two days you are home the most. So if you decide to take your own trash out to the dumpster, more than likely there will be trash piled up around the dumpster...it's gross and makes the place appear like a trailer park. I could elaborate much more, but you kind of get the idea of the troubles I had living here. I am happily gone from this place. I highly advise everyone to look elsewhere. I am happily living at another apartment property that's much nicer in every aspect than this place and bigger, for the same price.
Great experience and love the valet services. Feels like home.
Layouts are really effective. Good pools, good gym and other amenities. They collect thrash Sun-Thurs. Very convenient location for I-45 and attractive Woodlands locations. I wish there were a little more storage areas inside the apartment. You need to rent a garage for that which is pricey. Overall, very good community and apartments.
