Property Ratings at Vue at 1400
One of the biggest reasons I moved here was gated community, however the Gates have never worked since I've been here. We've had a murder on property in broad daylight, where residents were never notified and Gates still have not been fixed.
When I moved in a couple years ago, the gate worked and the hallways were cleaned on a regular basis. The gate needs to be repaired so we can feel secure living on the the property. There had been a couple of incidences on the property where law enforcement had to show up. Aside from that it has been peaceful living here.
Going on 18 months. Everything has been great, including all the amenities! The customer service and maintenance have been helpful when needed
Enjoy living here! The location is perfect - leasing office is nice and maintenance is quick. Super close the villages publix plaza where there’s a bunch of restaurants
Terrible place to live. Management doesn't care for the residents and it’s extremely unsafe for what you pay for. Do not recommend, can’t wait to be done with the lease.
Very friendly staff, everyone was very helpful. We love our apartment. Newly renovated, with great amenities. The view at the vue is beautiful with a nice trail to walk your dog on.

Everything from staff, to the neighborhood & cleanliness is Great so Far! I look forward! Upon move in everything fr as getting my key and the apartment looking the way it was promised! 10/10 experience so far!
The agents are nice to work with, very helpful. However upon moving in i found a cockroach (two) and above my apartment is a water leak on ceiling. Not very appealing to have a bug problem after moving in.
Sheet Rock walls. Can hear the neighbors above me cough and below me cough. Music so loud you can hear from the parking lot. If the cell phones ring from the apartment above me or below me you can hear it! Can’t sleep because of the noise and it’s ridiculous!!!
Love the community and peace within, the pool is a great spot to go to with your family and have nice afternoon and also able to bbq food with them.
I have enjoyed the community. I love the fact it's so pet friendly. I would definitely recommend to friends and family. The office staff is very helpful when I have questions.
Love it here . Absolutely no complaints . The neighbors are very friendly . The staff is wonderful and are always putting the residents as a priority, they are there anytime I need them without a wait
Maintenance is always prompt and friendly. I have only had minor issues and they have been tended to right away. There seems to be constant issues with the gate, but that is my only minor complaint.
This neighborhood is quiet and very welcoming, I appreciate their communication and and efforts to keep residents in the know. There are beautiful views along the trail and relaxing by the pool is one of my favorite things to do.
It’s A Good Neighborhood … quite, Great gym, staff is friendly. But Lately There’s been crime here and there. The front entrance gate works even it wants to work. They also have a pest issue.
Management is not responsive, doesn’t take accountability, maintenance request doesn’t take immediate attention, and the appliances are faulty. Put in several maintenance for the washer water temp to adjusted for stop colored clothes being washed in hot water. This is my experience living here!
Great environment to live….. dog park is always nice and clean..the maintenance guys work really fast they fix everything in a timely manner
All around good place to live, gym is nearby, maintenance couldn’t be better, and the gate around the apartment helps a lot when it’s working.
For 2 years I have called The Vue my home and it has been a great experience. The neighborhood is peaceful and everyone in the office is always so helpful.
Management is terrible, they dont even communicate with each other! Truly the worst place to live, they don’t care about the community and it’s so expensive for such terrible service.
Neighbors can be very disrespectful and noisy all hours. However, maintenance is amazing so that's a plus. Management is less than desired to be honest some not friendly or helpful at all
Excellent maintenance service and friendly staff. If it's wasn't for some neighbors it would be a great place to live. Love the layout of the apartment and the screened porch is a must.
Friendly community and the units are nice inside. I’m pretty sure everyone gets a balcony and there is a exercise trail in the back that overlooks a gorgeous golf course and pond.
My experience at Vue was great. The apartment floor plans are very nice. Just wish it was more cabinets space. Maintenance and front office is very good. Always get the job done in a timely manner.
Really appreciate the staff here it's pretty quiet in the complex. Absolutely love my lakeview at spacious apartment This is going on my 3rd year here. Besides the Hi. Rent increase I'm pretty good.
Not to bad, place needs an overhaul and upgrade the dog park and have people pick up after theirs dogs. Maintenance is amazing and so helpful
The Vue has been a decent place to live. I enjoy my two way entrance into my apartment. Most of all I enjoy having a cup of coffee on my balcony, watching the sunrise overlooking the golf course. While meditating on the balcony I listen to the fountains that remind me very much of waterfalls back home. A tranquil moment. The pool and gym are nice to have right on property. The noise from floor to floor is not so great. I can hear the neighbors conversations. The gates to enter the property are nice to have as safety, but their are three things that make the gates pointless, they stay open way to long, long enough for three cars to pull through, also people go through the exit, and they don't work half the time. Overall, the location of the complex is right off of 95, and in a nice area. Engineering is great too, and able to assist!

Not great. Apartments are tiny and get lots of roaches even if you’re the cleanest person and rent is extremely high. The gates never work and there has been sketchy activity in the apartments I’ve heard
Close to stores and restaurants which is nice and convenient. Also not far from the highway which is great for commutes. The community is close to a golf course which offers nice views. There is a “jog” path with exercise stations along the way which is nice.
Upgraded and functional apartments with dishwasher, washer/dryer, screened balcony and small storage space. Neat community with great amenities, gym, pool, dog park, outdoor gym trail. On the downside, some shady neighbors, a lot of barking dogs, couples fights and loud music. A gated community where the gate is rarely functioning.

The gate never works , all the floors buildings are dirty and the water pressure is too weak, we cannot take a normal bath , after those issues everything it’s ok
Noisy neighbors few office staff members not always friendly or knowledgeable not upfront about certain situations but overall the apartments are decent maintenance crew are friendly and prompt and knowledgeable quick to respond too they make this place for sure
This place has great amenities and a great track to walk around the lake and exercise or walk your dog, they even have a dog park that is closed in
It’s changed a lot since moving here 3 years ago. I feel like it’s very sketchy now and not the safest complex. The amenities aren’t all they are cracked out to be and half the time they aren’t working. I feel like unless you complain to corporate nothing really gets addressed.
It’s a lovely place to live. The view is beautiful. Maintenance is very on point. It’s a quiet community. It’s very close to shopping centers. Close to all your major highways Very convenient place to live.

It was a nice community when I first moved in, unfortunately I cannot say the same now. No one picks up after their pets, there is aggressive breeds on premises where I thought the dog was going to attack me a few times. Gate very rarely worked throughout my time living there. And the price is outrageous for what it is offered and with the way neighbors behave or handle themselves. It is not what it used to be.
I lived there for 2 years. After a few months I started having tons of roaches not just one but several and big ones. Pest control use to come to my apartment and was even disappointed to see what I was going through (he even talked to maintenance himself) as in the pantry there was a hole , basically its like there were some work going on with the door and inside you could see it wasnt finished (as if they were redoing it previously) so, the roaches would come out that area and also behind the washers. After reporting it several times it became an habit. So, I took things in my own hands and put cello-tapes or tissues everywhere I would see holes and started having less but the tiny ones would also come out.The next thing was the management, they kept changing a lot so you would be very confuse to who to talk to the next day as you were not aware and who to make the payment to since the website wouldn't let you log in. The walls are very thin so you hear everything literally, like even when the neighbor use the toilet or walks, so complaint about noises and music was a issue for everyone living there. Some will make a fuss and others would work with it. And finally when decided to move out, I was told I would be able to make installment payments (in her own word "I would work something out!") as my house was ready before hand and I didn't have the choice to move earlier and end my contract with them early. Miscommunication happened as I was told I would hear from them with a bill which i receive a month later to my new address without mentioning the amount I would pay monthly. Then they hit me with collection saying that I am refusing to pay what I owe them from the contract WOW! I spoke to the collection agent on the phone and explained to him but I was the wicked one, they didn't want to hear about it. I still have the email that proves it but they decided to take it as a threat. So, you know what you could rent there but not ground floor I do not recommend it. Stay in touch with management for every changes but with the same employee otherwise it will be a mess and most of all tell the person underneath you that those are very thin wall and they should let you live as long as you are making decent noises.This could go on and on as my experience there was like a movie. No hard feeling, I used to be but its not worth the stress. OH! P.S: parking space can be tight so watch your car as you will wake up with scratch and tears on it.

The apartments are too expensive for what you have to deal with. First, the walls are thin and you hear everything your neighbors are doing. Second, Management does not care to hear your problems, in fact they become defensive if you make a complaint about something. Third, people throw parties in the common area outside at night and invite all of their friends and make a lot of noise. Management is aware, but obviously does not care! Also, People walk their dogs without leashes. This is not enforced even though it’s states on your lease that your dog should be on a leash. If you tell on your neighbor, Management tells your neighbor that your are the one who told. And the rent keeps going uppppppppppppp. On top of rent ..: They charge $30 a month for trash .... why? They’re dumpsters everywhere. And it’s madatory even if you take out your own trash! I am not making This up. This was my experience. Good luck if you decide to live at the Vue! And Management, Please don’t write a reply to my rating, especially when you did not try to correct any of My concerns when I was a resident.

STAY AWAY! Seriously, do yourself a favor and find another place to live. In the short year that I lived at Vue at 1400, my apartment was overwhelmed with a mildew problem (ruining clothing, furnishings, etc.) due to their A/C units not draining properly. Then, I had downstairs neighbors who chain-smoked in their apartment around the clock which, due to the shoddy construction of the buildings, came up directly into my unit. Then to top it all off, almost a year AFTER MOVING OUT, I get a call from the manager Nancy telling me that I will owed them money and that they would be sending my account into collection (resulting in a negative hit on my credit report). After researching the payments through my bank, I found that they had in fact cashed all of my checks and either decided to scam me out of more money or they don’t know how to run a business and keep proper accounting standards. Either way, save yourself a world of disappointment and stress and RUN AWAY!

This apartment complex is disgusting. DON'T LIVE HERE. The apartments that they show you look nothing like the actual apartment you get. When I got the apartment the bathroom tile was covered in grout, used to cover up the mold left by the previous tenant. When the mold eventually got through the new layer of grout, I was charged upon moving out to clean it. Also, the apartments are infested with termites. I was constantly finding their wings on all of my furniture and windowsills. Then, whenever you call the office with an issue, you can almost never get somebody to answer the phone. It once took me continuously calling for 10 minutes to get somebody to answer. I'm also not surprised reading the reviews about crime in the community, because the gates were almost always left open for anybody to enter whenever they want. When I gave my notice to move out, I got a phone call asking "what can we do to make you stay?" This place is desperate for tenants. Maybe they would have some if they put some work into the community.

Management showed *no* concern for my car being stolen. Jacquee (love her) was very professional, however. The lease outlines that IMT has no security, yet the leasing agents routinely tell prospective residents that we have "courtesy" officers who are better than private security because they work for local law enforcement. Because my incident occurred on a Sunday, there was no way to reach management or these officers & the WPB police dept refused to reach out. WPB police dept informed me that the "courtesy" of these officers is to live at IMT with their police vehicles parked there to *hopefully* deter crime. The officer on duty in the district is the one who gets called to respond to incidents, even if the "courtesy" officer is on property. The manager claims that he's had officers respond to incidents at the pool before but, upon further questioning, that appears to be all he asks them to respond to...So why even have them? I was raised by a law enforcement officer, so I am very much aware of how unacceptable this is. We had 4 courtesy officers when I moved in & presently have 0, which I had to learn from a local officer in passing. The manager told me, on the phone, that he is not required to residents know that we no longer have "courtesy" officers on property. Residents and visitors are frequently using drugs by the pool & in their rooms, fighting & yelling at the pool & in their rooms...I am severely disappointed with this community, which breaks my heart because I loved and PRAISED it for most of the time I have been living here. ***NOTE: manager response to my google review included this statement: "In compliance with Federal Fair Housing Laws, IMT at The Villages operates as an equal opportunity renter and welcomes anyone who completes an application, meets our qualifying standards, and wants to live at our community." My complaints have absolutely nothing to do with ppl who got in here due to the "Federal Fair Housing Law". If this statement is meant to justify criminals living in and/or entering/exiting our community, I would like to know what IMT's "qualifying standards" are! It only speaks further to the manager's character that he would imply that my review was targeted at persons who got into the community per these laws when it most clearly was not. I guess this is why so many people have been leaving IMT...
