Famous for horse racing, baseball, fried chicken, and bourbon, there's really no other place like Louisville. Dating back to 1778, Downtown Louisville is the historic hub of this legendary city, home to such major landmarks as the Louisville Slugger Museum and Factory, the Kentucky Center for the Performing Arts, and the Louisville Slugger Field. It is also home to the University of Louisville, the historic Brown Theatre, Fourth Street Live!, and the Kentucky International Convention Center.
From its history as the oldest city west of the Appalachians to its lively shopping districts to its restaurants and breweries, you'll love living in a Downtown Louisville apartment. This neighborhood is located along the Ohio River, extending south to Broadway. Churchill Downs, home of the world-famous Kentucky Derby, is located about three miles south of downtown.

Property Ratings at Vue at 3rd Street
This apartment is the worse , there’s roaches everywhere it doesn’t matter how clean you are ! Pest doesn’t come and spray I’m at the point I am about to hire my own person to come spray.. the apartments air conditioning doesn’t work and when you complain they still don’t do anything! The elevator is a hit or miss one day it’s working next minute your having to take the stairs. The building wouldn’t be bad if they took care of the bugs and cleaned the hallways .. I can’t wait until my lease is up it’s the fact that I’m pregnant and nothing has been done ! PLEASE DO NOT MOVE INTO THE VUE !!!!

Your feedback is valuable to us, and we will utilize it to enhance our pest control and maintenance services. Your patience and understanding are greatly appreciated.
One elevator does not work. Other is hit or miss. Trash chute backs up constantly. Tenents leave their junk in the halls. Laundry in the basement is a swamp. Only one single solitary washer even looked like it might be working.

We understand the challenges you've faced with the building maintenance and amenities. Ensuring a clean and functional environment for all is a priority for us. Your feedback is valuable, and we will promptly work on resolving these issues. Thank you for notifying us about this matter.
Bugs, broken elevators, dirty and you have no control over your heat and air. Heat is turned on the beginning of October when it is still 85 degrees outside. Even with the window open it stays between 88-93 degrees in the apartment...even if if drops down in the 30s outside it's 88 in the apartment!

This place is awful. They don’t fix or clean anything except for the first floor entrance area to trick people into thinking it’s a nice place when they come in to rent. It is a nasty and dangerous place. Roaches everywhere, elevators make weird noises and break down all the time, vagrants and homeless surrounding the building and often sleeping in the lobby and hallways, trash in all the stairwells and the smell of rotten eggs fills the building often due to an indoor garbage chute that hasn’t been cleaned in YEARS. Water is constantly leaking in the building and causing massive amounts of personal property damage that they will not pay for or even repair. An all around terrible place to live. If you are desperate and need a place to stay you would be better off in a hotel.
This building was on the decline until the new manager took over. Stacy is far and away the BEST manager I have ever had at an apartment. She truly wishes to help tenants have the best experience and a safe and comfortable environment. She has never brushed off concerns and has an open door policy. I have never seen her lose patience with even the most trying of people. If you decide to come look around please ask for Stacy, all of her staff is professional but she is far and away the best at what she does.
Save yourself the headache, this was the worst apartment community I have ever lived in. They charge crazy amounts of rent and claim they’re renovated, but this building is run down and very poorly managed. The AC doesn’t work in any of the apartment homes, the fitness center has treadmills that do not work, and the Internet in the amenities usually goes out because the bills are not paid.

An unsafe place to live. After living here for two years, I find the management is negligent in doing the right thing in the best interest of residents. Would not recommend, no matter what the downtown photos show you or what the leasing managers say to you. My packages were stolen and management completely brushed it off with no apology, even though they were at fault. Not only am I not notified in a timely fashion when packages arrive, Vue at 3rd has several lax security practices that will lead to your packages and any deliveries being stolen. I had a neighbor tell me that her Instacart grocery delivery was stolen. The side entrance to the apartment complex has not had a proper locking mechanism for several months. They currently hold people's packages behind a glass door unsecured and do not use the parcel boxes recommended by the Post Office. The elevators are consistently broken and inoperable. Promised amenities that are literally on the flyer and website never materialized. The lobby and stairwell are not cleaned or maintained in an acceptable fashion. Several people I run into at the dog park tell me they are moving out, and there is a revolving door of people leaving. What could be a nice place to live because of the proximity to 4th Street Live! is completely sabotaged by negligent and tone-deaf management. It's not worth it.

We were looking for a short term furnished lease in a pinch when another apartment complex ghosted us. We found the Vue on a Saturday and called them. They got us in to look at the apartment and had us a lease the same day. They were very helpful and understanding of our situation. Give them a call if you need a place downtown.

Thank you for the 5-Star rating! If you ever need anything from us, please feel free to give us a call or stop by. Have an awesome day!
This is been a nice place to live and there is enough green space for my dog. The roof is awesome. Washer dryer is nice.
This has been a great place to live while in Louisville working downtown. The staff is great on super on top of everything. Any time I had a minor issue they or maintenance took care of it quickly. The gym has great equipment, more than other apartments I looked at nearby. The rooftop deck is prob my favorite part, the views are stunning.
I had booked a reservation at this location in Dec. 2018. 15 days before my Ironman in October 2019, they abruptly cancelled my reservation without any good reason except it was under new management now. Everything in the area is now booked and I’m left scrambling to find a new place. I do not recommend them at all!
This place is the worst. The office staff are friendly when you sign a lease but do a 180 after that. The elevators break down all the time. Sometimes both at once. I don’t think they have a cleaning staff. A lot of the apts are Airbnb only so it’s like living in a hotel. They make up rules a s bend the lease terms to match their whims. Please pay a little more to live somewhere where residents are respected.

The building looks nice with the renovations. Since I've been here for 18 months, I've experienced nearly every negative situation you could expect from a property management team. My Trek bike was stolen from the 'secure' bike room. My bike was locked and secured, and you need a key fob to get into the building. I think it boils down to poor building security. I haven't seen homeless people sleeping in the lobby for a while, so they did correct that situation. The property manager flaunts 95% occupancy, however, I don't know if you get to consider Airbnb occupancy. I can tell you that residents go through background checks, and we are letting random people into the building. And then we wonder why things are stolen. My ceiling has been leaking since I arrived. I've complained a multitude of times. It seems the most recent property manager has addressed the situation after living here for 18 months. However, the ceiling paint is still peeling. One of the elevators was down for 2-3 months. Meanwhile, for about a week, the other elevator broke down. I was sitting in the lobby with another wheelchair bound resident, not sure if the elevator was going to come or not (it didn't...not sure how he got home). The heat and A/C is unreliable and managed poorly. They may or may not work from time to time. I don't blame the maintenance guys, as they've always been helpful. I do place a lot of blame on the former property manager, and her poor management ability. I've dealt with a lot, especially for the high rent I've been paying. It is a great location and the roof is nice.
I had to break my lease due to being let go from my job. I followed all the proper procedures and they owed me a refund. I still have not received that refund and keep being told someone will contact me. I have never been called or emailed regarding the situation. I constantly have to call and keep getting the runaround. I have now had to get my lawyer involved because they owe me a significant refund!!! I do not suggest signing a contract because they do not keep their contracts even when you do all the correct paperwork and go through the proper channels. The building also smelled like marijuana most of the time!
Property Manager at Vue at 3rd Street, Responded To This Review
Hello and thank you for the feedback. We do apologize for the trouble with receiving your refund. We did make an error in the paperwork and immediately corrected and processed the refund when brought to our attention. We do apologize for this and own that it was an honest mistake. There was never an intention to give the run-a-round in this situation. I would love to speak with you again and simply discuss how we can improve our service. Our on-site team is fully committed to providing an excellent community with a high level of resident service. Thanks again for your feedback. Your comments will help us to improve the resident experience here at The Vue at Third. Best, Cindy King, Brookside Properties, Inc.
The only thing good about this complex is that they look nice on the inside. The staff, with the exception of Cierra, are completely rude. we were told that August and September rent would be free because all of the renovations would be complete by October 1st. They are NOWHERE close to being complete. The rooftop lounge was a key point to us renting here.....NOT DONE. The gym......NOT DONE! The elevators are ALWAYS broken. You cant get up or down unless you take the stairs, Good luck if you live on a higher floor. The water is constantly being shut off to the entire building . We were told that an typical electric bill should run between $50-$70. I am always away on business. For a 689 sq ft apartment and occupying that apartment for only 12 days out of the month, my electric bill was $173. They discounted the bill to $111, which is still absurd giving the amount of time I was gone and the amount of space in the unit. I am pretty sure they take the total amount of the electric bill for the entire building and divide it amongst all of the tenants. Pretty interesting considering the amount of construction that is going on constantly. My apartment nearly caught fire because of the drip pan in the AC unit. It was never replaced and was so rusted that it split in half. The water from the unit was dripping on the exposed wires inside and was sparking. The paint on the outside of the AC unit looked great though. Pretty much the equivalent of putting a bandaid on a bullet wound. They give you a key fob to get into the building, but you wont need it. It only works about 20% of the time. Im sure that's how someone was able to come into the building and break all of the elevators buttons off with a hammer. They have no connections with any of the parking garages around the building, regardless of what they tell you. Every one of them have a WAITING LIST. There are plenty apartments downtown that have friendlier staff, more square footage, better parking, cheaper prices along with the same views and better prices. Don't waste your time here. The current owners of the property are the 3rd in 2 years. That should tell you something.
Property Manager at Vue at 3rd Street, Responded To This Review
On behalf of the new management team, I am very sorry that you had this negative experience in the past. I am pleased to report that all of the renovations are complete and the building is fantastic. The roof top lounge is amazing, the fitness center is state of the art, and the apartment interiors are appointment with modern finishes. Plus, we now include utilities with the rent. We would love to have you stop by and experience the positive changes for yourself.
Good location downtown. Since I moved in four months ago the maintenance crew has been struggling to keep up. Both elevators broke down, air conditioning out for days, laundry room in poor repair. The new management says they will fix things, but are off to a slow start.
There are pros and cons to this building. The Pros: The price is great, and the studios are actually pretty nice. The closet space is a nice bonus. The views from the roof are fantastic. The cons: I don't know if it's the age of the building or the construction being done, but the elevators have been broken multiple times since February. There was a week where the air conditioning was broken. The 16th floor flooded two weeks ago. All in all, it's not a bad place to live. it will probably be better when they finish renovations and things stop breaking.
Great view, all utilities include, one dollar dryer/washer, gym, free WiFi and library. Right now they are remodeling the building and the rooms. For thunder this is the best place to live. The only thing that I really dont like is the management office, the people in there are new and little bit rude with the residents. I pay 680month and worth it, love the place and the rooms. If you are looking to live in the downtown give The Barrington Place Apartment a chances. ..
Im a resident here in the new barrington place apartment and I have to say this is one of the best apartment in downtown. Is close to 4th live street, many restaurant's and more. You don't need to have a car, just get on the tarc bus or much better the "zero bus" (for free). If you work in downtown this is the best place, if you job is far still good. The management respond fast to everyting. The view is excellent. Best neighborhood. I recommended.
