Located five miles northeast of downtown Glendale, Montecito Park sits far enough away from the city to give you seclusion, but close enough that it only takes a short drive to reach the best in shopping and dining. Locals get used to driving up, down, and all around hills in this area, enjoying spectacular views of the Valley from the top. Montecito Park has many beautiful ranch homes, but you can also find plenty of apartments for rent, particularly on Valihi Way.
Most Montecito Park residents visit downtown Glendale or other neighborhoods when they go out. However, this quiet, suburban neighborhood has its fair share of amenities, mostly near Verdugo Road. During my recent visit to Vue at Montrose apartments, I was incredibly impressed. The property is truly remarkable, being both visually stunning and meticulously maintained. The apartments themselves are spacious and boast exquisite designs. I'm eagerly looking forward to the possibility of moving in soon. I also appreciated the warm and inviting ambiance, as well as the exceptional professionalism displayed by the leasing office staff.
When we moved here, we were told that the unit itself was entirely new--all new appliances, new paint, and new AC units. Upon arrival, we immediately realized this was not true. Appliances: The appliances were dirty, stained, and dented. The oven had bits of food on the bottom of it, the top of the stove had permanent stains on it from previous users, and the grates on the burners were covered in rust. The Dishwasher also had permanent stains all down the front. The refrigerator had a sticker on it from a previous user, that nobody even bothered to take off. Paint and general care: The paint job on the walls was incredibly lazy. There are spills and drops on the floor that were never cleaned up, and there are random streaks of paint on the side of the toilet for some strange reason. Who doesn't clean up paint spills on a white toilet? Management: I'm sure they are trying their best, but the management can't seem to keep up with everything that goes wrong. The hot water broke for two full days before being repaired, and the walkways are rarely clean--management kind of just pushes dirt around with a mop and leaves it at that. Furthermore, the tenants here leave their dog poop everywhere, and the management threatens to impose fines, which has done nothing to stop the problem. Units: The walls are paper thin. I hear full conversations, parties, children, and pets at all hours of the day and night. The property apparently has a weight limit for pets, but there are two Great Danes that live on this property, so, I guess that's also not enforced. Overall, it's not the best place to live. Sure, the neighborhood is nice, but I don't think it's really worth dealing with constant issues, horrible appliances and paint jobs, and just generally "meh" management. If issues were actually followed through on, and the management took a proactive approach to creating a good living environment, this would be a much better place to live. Real talk--find another property, you'll be happier.
Lots of partying, and joyful screaming well passed 11 pm. I was attracted to a good location, and proximity to freeway 2. This community is not for working professionals. If you can afford to pay more, go somewhere else. I made an avoidable mistake.
My family and I lived at the VUE in Montrose for about 10 months. The unit itself was in ok condition when we moved in but it appeared dated(cabinets appeared old,the plastic wall bases in the bathrooms were dirty and had old paint stains,the air conditioning unit was a joke as it was an old wall mounted one placed in the living room,windows also needed upgrading as some appeared like someone could easily break in).The toilets had rust around the bottom of them, one had a main screw missing. Also, I don't understand why almost every door in the apartment complex could be heard when someone opened or closed theirs. Living in the lower unit had its issues,like the neighbor above could always be heard walking around,as well as some inconsiderate neighbors would not pick up after their dog and leave their pets stool in front or near our apartment unit. The other hassle of this place is that it only came with one parking spot,so many times I would have to park at or near the bottom of the hill. My biggest complaint is with the owner of the complex which I believe is owned by RCMI. When we moved out, I expected to have most of my deposit back but they ended up taking over $500 of my $700 deposit, returning only about $189 of it. I was extremely upset about this as my family and I only lived there for a short time,we had no pets and we left the unit in pretty good shape.I can understand maybe a slight cleaning fee but to take almost all of my deposit did not seem fair.When I asked why I was being charged, they said they had to repaint the whole unit.I don't see why they are charging for a full repaint if the unit was just repainted 10 months ago.We did not hang anything extravagant on the walls either.Also, since I had to break the lease a bit early, I payed until someone else moved in, which I thought was fair when offered.We officially moved out on October 6, 2019 but I payed for the days up to October 17, 2019 as the new tenant would not be able to move in until the 18th due to RCMI taking 10 days to upgrade the unit. I understand the needed upgrades to the unit but do not understand why I had to pay for the 10 days while they were working on the unit. I ended up paying $1,217 as a prorated amount to cover from October 1st thru October 17th,with also them taking the majority of my deposit.So yeah, I was pretty upset about this. Despite my issues with upper management, Gerry and the maintenance crew were great, they always helped my family and I when needed.
I wish I would have toured the place during the summer - I would have turned right around not given the complex a second thought. Pros: - Dogs allowed. - Location. It is very close to a park and walking distance to the main street, which is cool on the weekends. - Quiet. Because it's on a cul-de-sac the place is pretty quiet. - View. Most of the upper level units have a nice view of the mountains. Cons: - HEAT. When it is 90 deg outside (on the low end of summer temperatures in Montrose), the apartment gets up to 110deg inside. There is one wall AC unit in the living room and it might as well not be there at all for the amount of cooling it provides. The windows are all single pane and there is no weather stripping around them. So they may as well not be there either for the amount of insulation they provide. There is NO, I repeat, absolutely NO INSULATION in the attic. The sun heats up the attic like an oven and since there is no insulation to separate the attic space from my apartment, the attic dumps all that heat right in to my place, all night long. I made the mistake of leaving the crappy AC unit on during the day to try and keep the living room below 85 (I have a border collie/Shepherd mix and I'm legitimately concerned about her health in the apartment). Not only did it barely manage to keep the temp at 85, but it ran up my electric bill to $250/month. Yes that's right, $250/month to run one awful AC unit, a couple table lights, and the kitchen appliances. So long story short, even with an insane electric bill there is not much hope of keeping the apartment at a habitable temperature. - Renovations. Because they are upgrading the units as they become unoccupied, they are having to do significant upgrades to the entire complex to support the new loads on the utilities. So if you are unlucky enough to live here while they undergo such renovations then you are in for random (and sometimes lengthy) power outages, loud generators outside your windows, and the loss of access to your parking space for days at a time. So generally I would stay clear of this place. It is definitely not worth the money and I'm counting the days until I can get a new place.
