DO NOT LIVE HERE!!!! Live anywhere else. I have lived in several different apartments and this was by far the worst experience I’ve ever had. When we first moved in, our unit was filthy. We spent two days cleaning before we could even start unpacking. The complex is disgusting. There is trash and/or dog poop everywhere. Doors, gates and lights are always broken around the facility. While we were living here a sewer line burst and other residents let us know that some apartments flooded. I thought we were finally done with this apartment on move out day, but was shocked when I received a move out ledger for $830!!!! Even though I thoroughly cleaned my entire apartment…. Management attached pictures of my CLEAN apartment demanding payment. Additionally, they are demanding that we pay for paint even though spackled nail holes are considered normal wear and tear according to Texas state law. Lastly, we vacuumed our carpets (leaving them in much better condition than they were when we moved in) and they looked great! Management literally ripped up our carpets, took pictures of the undersides of the carpet and said we stained the carpets!!!! Are you kidding me?!?! We were so good to that apartment!!!! So beware!!! Even good tenants will get punished here. DO NOT LIVE HERE

It appears that the charge for cleaning is very small because as you said, the unit was well cleaned besides one area of the home which we provided photos of. To address the carpet, underside photos of the carpet are used when there is an odor that needs identifying. The stains underneath show that something has sunken into the carpet and requires deodorizing. Any charges assessed to tenants are based on estimates we receive from vendors for the work needed in the apartment. Please contact us directly if you are looking to dispute charges. I moved in on January 30th 2024, having booked my move-in date two months prior. Upon arrival, I discovered that my unit was not ready. I filed six work orders on the first day for issues including cigarette butts on the balcony, a clogged bathtub, missing blinds, broken light bulbs, among others. The most severe problem is the lingering odor from the carpet, which management admitted was due to the previous residents' pets urinating on it. They promised to replace the carpet last week, but they never showed up, nor did they send an email to update me on when they will address this issue. I am paying rent for a one-bedroom apartment but have been living in the living room on an air mattress due to the smell of cat urine, without any proper furniture, for over 10 days. It's ironic that IRT, a publicly traded REIT company, has a property and asset management team that is so unprofessional and negligent. If any staff member reads this review, could you please provide me with an exact date for the carpet replacement and any compensation for IRT's breach of the lease terms? To any prospective resident looking for an apartment, I recommend looking elsewhere and trying to avoid IRT properties.
VV&M has been truly incredible. From the day we first inquired on an apartment, to our smooth move in process, and even after being settled in - the whole staff has been so helpful throughout the entire process. Jasmine and Ray in the front office are always so kind and understanding. It's so reassuring knowing that if we need anything they are one call away. We really have appreciated working with both of them because of their knowledge and expertise. I have lived in over 8 different apartment complexes in DFW and VV&M has been the best one yet. We really enjoy our neighbors and the awesome pool!

It is a nice complex, in a nice location, with very nice amenities.
I loved the apartment but the staff seemed very rushed when giving me the tour and she did not show me any of the amenities that this complex has. She also did not email me back when I asked a question about a few more apartments.
Everyone has been attentive and the experience in the apartment has been wonderful!
Everything has been great so far! Staff and residents are friendly!
The maintanance team is great and efficient! However, there are several other issues in the community.

The good reviews have to be paid-for-reviews because this place is awful. From management, to the quality, to the smells, it's just overall the worst apartment I've lived in. Management is unresponsive nor do they even act like they care. Trash is constantly overflowing and smells radiate throughout the building. The quality of build is terrible, not to mention when those cheap builds break they'll make sure you pay for it regardless of if it's your fault or not. The allure of the pool (which is disgusting) and the location is not enough to call this place home. Avoid. At. All. Costs.
Maintenance is always performed correctly on the first try.
Close to everything in proximity and stays clean for the most part and quiet.
It' in a great location. A little over priced and the amenities of some of the newer places have more to offer.
The apartment is living the life of a home owner without the worries or burned of Maintence. It is close to all or the unique restaurants and entertainment. The staff are very approachable.

This place is allowing people into our mail rooms to loot and steal our packages. They have cameras but do nothing to help the residents. My car has been broken into in the garage parking. The management says the pool is closed due to permit issues?!?! The gym is closed!!! It sucks, terrible place to live!
all the doors are broken and all amenities are closed. And the hallways are dirty and stinky a lot of the time.
Inoperable elevators , broken gates and doors , roaches and break ins. Do not live here.

I am a former resident.This complex was build recently and located at stone's throw distance from Whole Foods, multiple big restaurants. The appliances i.e. washer,drier etc are modern. They have a relatively big well maintained swimming pool. I miss the free coffee available for residents in the common area near the leasing office.

be cautious about moving here, I have had nothing but issues here to the point that I don't even want to step out of my apartment. It started out with a great tour of the facility and we decided to move in, but that is where the pleasantness stopped. the first apartment I lived in the person above me stomped around all hours day and night. we complained to management and nothing changed. the person told management that it was not him and that he hears people outside all the time that is must be them. after three weeks of not being able to sleep thru the nite I asked to exercise my 30 clause to leave. the assistant manager offered a new apartment away from the person which did help out a lot. so the next issue is I have two really old dog, 10 and 12 that cannot walk up an down stairs. so we were walking to the pet area thru the top parking garage which is open to the outside. the dogs wouldn't always make it and wet in the top of the parking lot. there was a tenant that was not liking this and started to post notes on the door going in and out of the building threatening us with eviction if we didn't stop walking our dogs outside. after the 5th letter I took them all down to management and asked to stop the bullying from continuing. at that time the assistant manager told me that we were fine we were not in any violation of the policies or lease. then a month later I have a lease violation fine on my door. I was forced to stop walking my dogs that way and now have to carry them up and down stairs to pee, one 87 pounds other is 42. meanwhile others continue to pee and poo and leave it in the same parking lot, when I complained about it I was told that we will take care of it, its still happening to this day. all that in the first two months. i have been asked to not walk my dogs in other places that people walk their dogs. and recently i was called and talked to like a 2 year child and told that the box and bag of garbage i put outside my door while i was getting ready to leave needed to be in the garbage not outside the door, and i quote with a condescending tone " I sure would hate to have to fine you". there is so so much more i could write about this place i wouldn't move back here if it was the only available place in town, i would live in my car i hate it hear worse place i have ever lived and i have lived in barracks.

My wife and I just moved in a month ago and already they have shown concern for our safety and well being. Security is number one for my wife and thats what we get here at VV&M. It takes 3 security steps to get to our apartment. I like the walk-close proximity to AMC theater, Whole foods, flying saucer, and Lazy Dog restaurant. I constantly see cleaning personnel cleaning nooks and grannies and polishing table stands...crazy but cool. We ordered a lot of Amazon packages online which the office is happy to hold and email us a package is available. I drive a lifted truck and it fits in the garage with no problem. (garage is 8'2"). After we moved in, we found vomit outside and it was cleaned up within 4 hours. The place feels brand new. We live close to the garbage shoot, which includes a garbage and a recycle shoot. The whole complex splits the garbage and recycle is free so it makes a difference to recycle. Overall I love the location and the facities (gym,lounge,pool), It would be nice to have a hot tube and some of the wood decor in the apartment doesn't match (light wood floors, dark wood cabinets, medium color wood flooring in the bathroom. I recommend living here.
A nice place to live only think I would change is how far the elevators are from the apartment and how far away the car garage is I wouldn't recommend shopping for too much stuff in one session it's a gasp to bring up grocerys in 3-4 trips also the halls don't have AC so it can get very hot inside the buildings
My complex offer unparalleled customer service. The office staff is always eager to go the extra mile to satisfy their residents. Grounds and building are always properly maintained. I could not have chosen a better place to call home. I feel very confident in recommending anyone new to the area to make VV&M home.
I love living here. Super nice and very safe. There's always a security guard. He walks around at night. I have two dogs and a yard. They love it there. There's also a lot of dog parks near by. Very walkable location. I'm in the middle of everything and I love it.
If you like the Addison nightlife this is the place for you, everybody here is friendly and upbeat, lots of pretty people here!!
