Location and size of apartment is great however… dumpster areas are deplorable! Trash/debris regularly all around dumpsters, even after trash pick up day, and there have been a couple of doors and other debris just laying behind the dumpsters on my street for months! Streetlight has been out for months as well. I have emailed the leasing office and the management company however no replies from either. I have also inquired twice over the past few years about getting the ducts cleaned. There is literally black soot on the ceilings at my vents. Sounds healthy doesn’t it?!!
Only giving two stars because the community is safe and quiet, and affordable based on my experience. I’ll give them that. Read the reviews about excessive charges after the lease ends, they are legit! I received a bill for over $600 with outrageous expenses included. I was charged for rent due to unclear and vague communication about key drop off, something completely out of my control. There was nothing in writing about “lockbox” drop off of your keys and I believe that is intentional. They gave me more bogus charges that I was able to argue with photographic evidence. I spoke with Rosemond and Kacie about this matter and Rosemond mentioned the drop off once more after that rent charge was removed, which I find rude and unnecessary. I still feel there are charges that need to be removed as I received an additional invoice that I find questionable. I rarely write negative reviews because I work with businesses and know how impactful reviews are but this is necessary. Make sure you take pictures and keep record during your time here because you will get charged after move out. Regardless if charges are legitimate or not. During my time here there was a maintenance request that was never finished, another time my shower water was left running after a shower repair, also muddy boot stains left in my shower once the service request was done. I got a toilet replaced without a lid that properly fit the toilet and the toilet was dirty. Appliances in units that are not renovated are old and break down easily if they’re not already broken when you move in. Because my unit was so affordable and I felt safe living here, I let some things go. Regardless of what their response to my review is, my review is legitimate and truthful and I left nothing out. I was a good tenant and never had issues with management/office staff before. It’s a shame that they do this to tenants after moving out. Make sure you know your rights as a tenant.
I’ve lived here for 4 years. Over the last 2 it’s gotten so terrible. No communication and hidden fees over everything. A random $65 fee every other month for something new “lease renewal fee, insurance lapse fee” etc etc) lots of empty apartments but price keeps increasing. Finally moving because I’m tired of them not communicating without saying I owe some new fee without notice. Beware.
This is a quiet neighborhood with good groundskeeping and nice units. The office staff was very helpful and accommodating in getting us transferred to a new unit when we needed more space. Plus, almost everything you need is very close by.

This is the worst place I have ever lived. The office staff is terrible and NEVER does their job, the turn around for the staff is so fast, they have no idea what they are doing. All they want is your money. The apartments walls are paper thin, the people behind me smoke and my bathroom always smells like it. We DON'T smoke. The appliance's are old and dirty, they break and don't get fixed properly. The office staff never follow through with getting your concerns taken care of, they avoid it then make up excuses and NEVER get anything done. The office is lazy and rude. The amenities you pay for are never available. You and your family deserve better! Take your money and RUN.

Office Staff - They need to be replaced. They will go out of their way NOT to help you. Immediately speak over you rather than listen to your request. Will straight up call you a liar. They need training in customer service. If it sounds like work they try to steer clear. Maintenance- In two year I’ve but in two request. I have had to figure the issue out myself. “We don’t have replacement parts for that.” The Property- My car has been broken into. Cars parked for months never moving. Parking can be tricky if you want to park close to your apartment. They don’t replace anything, and may charge you for EVERYTHING upon move out. (Demand itemize list as well as age of items, and previous conditions of itemized list. Document everything upon move in and move out. Fight back!) Affordable but not comparable to other complexes in the area.

Stay away - you've been warned. They'll be nice until you sign then you're just rent to them. You'll notice the office people change constantly because they don't even want to work there. They charged me incorrectly and I've been waiting over a week for the Regional Director to call me back with not even as much as an update to tell me it's gonna take who knows how long. The views from every apartment is essentially trash containers. Whether you're looking at their trash or Target's, you'll be looking at trash.
I applied 2/16 paid a $150 admin fee the same day only to get denied today 2 days before I have to move. My current apartment screwed me and reported my late payments. I still live with them, been with them for 9 years I had an understanding and relationship with them until I complained about my air going out and reported the fact that they refused to fix it. My arrangements with them were with them, my first ever apartment. I was 20 when I moved in no one is perfect everyone has been late paying rent before, and I deserve a chance to do things differently this time around. They never had any intentions on approving me and I believe the $150 admin fee is a scam to get more money out of people. I regret the day I ever walked into the villages of waggoner and gave them a dime of my time or money. HEARTLESS PEOPLE, no remorse, no understanding what so ever. I WILL be blessed with a great place, because God knows my heart and intentions and this place was not the place for me. God bless!!!
Searching for an apartment to move into, and these are one of my favorites by far. Mary has made the application process very easy and she is very pleasant. The apartments are very spacious and reasonably priced. Hopefully it will be my future home
You can't ask for a better place to live. The staff is always friendly and the grounds are well kept. There is shopping and banking all within walking distance. The place keeps getting better!
Moved here in May and let’s first start with Mary she has done an amazing job since I first came and applied almost 6 months prior before moving in. She was outstanding and continued to impress me every time I called with a question or concern. I love the dog park when my doggy niece visits and the grounds are kept really neat. If your looking for a new home I would recommend. Plus we had a rad pool party thrown by the Managament themselves. Thanks again guys keep it up
After a miscommunication with my last apartment complex, I was left without a unit with 2 weeks remaining until my lease expired. I took a chance and stopped by Villages at Waggoner Park and talked with Mary, I'm glad I did. I explained my situation and she presented a few units she would have available around the time I needed to move. Mary made the entire process very easy and fast in the limited time I had to work with. A couple weeks have past and I am so happy I came in to see if they had anything available. The unit I settled for is better than I imagined and is perfect for my needs. However, the appliances are a little outdated but don't take away from the cozy feeling of the apartment. The community is quiet and people take pride in their apartments. Not to mention the location is so close to everything I need in my everyday life. I can really see myself settling down in this community for the next few years.
I moved in a couple of months back and it was so worth it. The area is always kept clean. The gym is completely remodeled with new equipment. The apartments are also really close to a lot of shopping centers (target is my favorite). The staff is very professional and nice, they are always greeting you as you walk by. I had to call maintenance once and they were extremely quick in helping me.

I have lived here for 2 years and I highly recommend the quality of service they provide. Fast service for maintenance and they contact you when its completed. When you call the office for questions and assistance, they waste no time to respond to you in timely manner. Great Staff!!! also they associate with the residence and offers community party, games and free breakfast quarterly. They surely keep the landscaping beautifully and always clean, and winter is no problem because they have maintenance staff shoveling your walkway for everyone's safety. This is a MUST place to live and very safe neighborhood and great staff.
The villages at Waggoner park leasing agents are amazing. Very good customer service and care to put my families best interest first. The apartments themselves are very up to date and are very clean. I appreciate the fact that they like to get the community involved by having seasonal parties/treats.
I just moved to Ohio from California and love my little town home it's just perfect for me. The location is great by target and Starbucks a grocery store, gas, and so many food places! Not to far from downtown and close to Easton town center which has shopping and movies!
After 4-years of living here, we're moving out in June, as we're buying a house. Overall, our experience has been positive in this fairly quiet and calm community. The office staff are pleasant, having recently been taken over by Dietz Property Management. The grounds are maintained well, and the complex has a decent amenities. With wooded backdrops, you feel somewhat far away from big city life, while being close to it, and with a variety of stores within walking distance. Maintenance of apartments is fairly constant/ongoing, as due to age, things are starting to break down. Longer term residents receive no extra value/benefits. Instead, rent increases are consistent at each renewal, providing little to no reason to remain. Cabinetry, carpets, and counter-tops are of basic grade materials that increase the wear. If you are going to live here for 1 year, you'll probably be fine. After that, it might be time to consider moving.
