We've been living in this apartment complex since 2020. The area is nice and the maintenance is quick when called but the management needs to do a better job. Every time when it's time to renew our lease there is alway an issue. Every year we signed the lease to renew but we always received a letter one or two month later telling us we did not sign .It's happened every year. So last year they did the same thing. After We signed to renew we received a letter telling us we have to renew or go on month to month. I printed my online signed contract to show them as proof. But they still cannot find it in their system. I got fed up every year so I decided to go month to month this time. Many times we had been charge fee and I had to call them to get this mistake taking care.Two weeks ago , I received a letter from the community Manager telling me about having our apartment inspected for pest control. When we came back from work with the kids, we found white powder all over the apartment, on the water bottle, kid toys, food, kid jus, appliances, floor, cutting board, on our coffee machine etc.. I got video and pictures and brought them to the leasing office for explanation. told me they hired an outside company to inspect , but they were not supposed to treat that day. She told me she will get back to me after talking to the company. She did not. We threw all the food because we did not want to take any risk. One week later We received another letter telling us to prepare the apartment for treatment on Thursday which we did again and move out things from the kitchen and closet. We did not want to be charged fees for not being prepared. No one showed up . I went to the office Thursday and they told me the community Manager is not there, Saturday again she was not in the office. No one else is able to give me any explanation. We empty our kitchen , moving clothes out from the closet for them to treat .The management does not care about tenants. I have never written a complaint but these people are pushing me to the limit. We have 3 young kids that can be exposed to this white chemical powder they pure all over the house.The management needs to do a better job.

Awful management, really concerning security issue. Please consult the locals before moving in. Old property, Old HVAC unit located in the bedroom.
Let me start from the positive comment_ emergency maintenance they are very quick. This apartment has been poorly maintained, poorly managed since sold to 'the Solomon.org' This apartment is very old. It looks nice and attractive from outside, but you might have to deal with mold and poor air flow system. As you can see from the' floor plan' the mechanic room is inside the bedroom (for every single unit), so the noise is so disturbing during the night and every time they need to change filter or do some kind of maintenance work they have to come to your bedroom. The Internet café and the gym automatic door keylock system has been broken since 2020 and no one bothered to get it fixed, very serious security issue. Basically, anyone from the street can walk in and use the gym and the Internet café. Instead of getting the door lock system fixed they placed time restriction on those facilities. recently there were multiple reports of theft, shooting and hit & run. Six cars were broken into in one night. The sidewalks _ do not be surprised if you see Dog Waste almost everywhere, full of trash. Management - The Solomon.org, the most inadequate management. The management was OKAY before the apartment was sold to the solomon.org. some of the new people are improperly fit to the position they held.
This place is awesome. We always fell safe here. Also if we ever need help the management is great. Would recommend to anyone!!!!

I moved in here with my wife and daughter. we were young signed a six month lease and never had an issue. this was 2015 but and the place looked different but no problems really.

The service maintenance team is the best! They always take my requests seriously and fix any issues promptly. In fact, they go above and beyond. An example is they did a kitchen rehab and a brand new bathroom vanity without me even having to ask. The onsite management team has always treated me in high regard. The grounds are also well manicured, year round. There are full grown trees everywhere and green grass that gives a park-like environment. Pool, tennis courts, gym, and internet cafe are a great bonus. I have never had any problems with parking right outside my unit. Therefore, I highly recommend living here and would move in again.

I have been living in Walden Pond for over a year now (since June 2016) and have experienced a lot of issues with the property and its managers, particularly now that I am trying to move out. Lets start with the property itself. In the past year the water heater has failed no less than 5 times, my HVAC unit leaked to the point of dripping through to the floor below, and my toilet exploded and drenched half of the apartment. There have been numerous other issues with appliances and the like, and its likely because these apartments haven't been renovated since the 90's. All of this was forgivable, however, because their service team was decently quick about fixing the issues and were very courteous. What is totally unforgivable is how they treat their residents that are trying to leave. I turned in my lease renewal papers THE DAY before I started hearing back from companies about interviews. I tried to retract my lease renewal (totally within their 60 day notice period, and within 24 hours of submitting it) and they told me no, I couldn't change it to a shorter lease period. So now I am stuck paying 2k to buy out my lease. If you are a student and know exactly when you will be leaving the area then this may be an ok choice for you, but if you are working and may end up moving before your lease ends make sure you won't have to buy out your lease from these money grubbers, avoid the mistake that I made.

I have lived in my new apartment at Walden Pond for several months. It is really great. The number one thing that really stands out to me about this place compared to other places I looked at is that it is beautiful. The outdoor environment is really great here. Also, my apartment is beautiful. I have lots of windows and good views. (I am on the third floor.) I am very happy with the condition of the apartment--finishes and appliances are new and up to date. It's very quiet here. Great location, convenient. I couldn't be more pleased.

Avoid this property!! This property is as bad as it gets. It’s old and staff is very unprofessional. The maintenance is slow and appliances are very very old. I had the most horrible experience with this property. My apartment caught fire on 10/20/2015. Although the Fire Marshal ruled it as an accident without a known cause, the HH Hunt management tried to evict me from the property, did not provide me with accommodation during transition period and also gave me hard time in retrieving my property. I had to call my lawyer who told me that they can't do any of that. It was not worth the cost to go after them for few hundred bucks of accommodation but their behavior towards a 3 year tenant within 24 hours of fire, where I lost everything i owned including my cards and bank information, was amazingly disappointing. I was left out of the street, thank gully stayed with a friend with clothes from a nice gentleman who gave those to me in a cold dark night. Walden Pond was more interested in pinning this to me so they can charge me for it. I am not an irresponsible guy who burned down his apartment. I lived right above the office. I never had issues or any complaints while there. I am a very safety conscious and well educated person. The Fire Marshal did not blame the fire on me, yet the Walden Pond Management put me through my worst misery within 24 hours of the fire. I was more troubled by them than the fire itself. Avoid this property!!
My wife and I lived at Walden Pond and we loved it, but unfortunately, we had to move. After two years of being away, we moved back. The moment you turn into the complex, you immediately get that resort feel. There's a pond that you can fish in, tennis court, gym, pool, and internet cafe. Great place to raise a child.
This property back when first built was the nicest in the Lynchburg, VA. area. The grounds have been kept in very good condition. The apartments are dated, however HHHunt is slowly starting to upgrade appliances in the kitchens. They have not upgraded the HVAC systems which is badly needed. HHHunt is also starting to put vinyl siding on the exterior to reduce maintenance costs, things are looking up for this property
From the first moment of securing a rental until this minute, which has been almost three years, the hospitality and service has been O U T S T A N D I N G. Get the picture. This should be your first choice.
The location is great for us. Not near the busier side of town. It's like its own separate community away from the noise, yet there are many conveniences close by. The office staff was very helpful from the start, always polite, always prompt, and willing to help the moment I walk in the door. DeAshley was wonderful at getting us a nice place immediately and still offers her help the moment I see her. When she isn't available, someone else is quick to help. Maintenance has responded very quickly to our needs, even the day of in some instances. The pool is a life-saver as a mom, the tennis courts and sand volleyball net are nice (although, a basketball court would be a great addition!) I use the walking paths everyday, as well as the larger playground. I'm not too fond of the play equipment. Some of it is old, rusted and outdated, yet my child doesn't mind in the least. The fitness room is great. I haven't been bothered by any noise, tenants, maintenance or staff.
Moved in recently and so far living here has been great! Other tenants are very friendly and office staff has been helpful and upfront with explaining any fees and rules listed in the lease. The outdoor space around the apartments is beautiful, and I haven't experienced any issues with noise or parking as mentioned in some other reviews I've read. One concern I have is the noise from other tenants coming and going (the front doors seem to automatically slam shut, which is VERY noisy if you aren't careful to catch the door before it slams). However, I think this is pretty normal for many apartment communities. My main issue with this community is the "up to the minute fitness center" advertised on their website. Many of the machines are outdated or in a state of disrepair. The dumbbell set is extremely rusty - one even has a hole eaten through it due to rust. Overall, this is a great community! Convenient location, friendly staff and tenants, beautiful grounds. If a fitness center is not important to you, I would say don't hesitate to move here.
My family and I lived at Walden Pond for 3 years and we were happy about how helpful the office staff was with any documents that needed our attention. They treated us like we were a family member that they genuinely wanted to help. The Maintenance staff was always very prompt and courteous of our time restrictions. We loved every second of our stay here. We would definitely recommend this apartment community to anyone who is looking for a place to call home and a friendly staff that will treat you like family.

Walden Pond is my first apartment I have lived in with my husband and we are both very happy with what we have here. Their leasing staff is very helpful and understanding. This apartment customer service is terrible. We paid twice for fees because of lack of communication on their part. There are some crazy rules here so READ THE FINE PRINT. The grounds are nice but it's not worth the hassle you will go through. If you decide to rent here please be prepared to deal with some crazy situations and have a lot of patience with them.

This is my second time living here and the community is good. Location is not but 5-10 mins away from all the major areas i need to be and the office staff is great! I love the space the 3 bdrm apartment gives me for the price over renting a house that fits me and a shoe box in it for much more.
Walden Pond is a great community. The staff is wonderful and the apartments are very cozy. I would definitely recommend this place!
Everything from the tour, to the application process, to the approval to the move in was 100% easy. The apartments don't have the wow factor that the new and very expensive apartments offer but they are functional, the amentitites are awesome, and the peacefulness of the nature is wonderful
Resident since August. The office staff was so helpful in assisting me and answering all of my questions prior to my selecting this apartment complex. When we went to pick up the key and sign the lease, I was impressed with their professionalism and friendliness. We are new to Lynchburg so we were not sure about the location; however, the location is perfect - private and almost secluded, but not far from all of the shopping necessities and schools, etc. Everyone has been so helpful when I have needed assistance. The manager, has been outstanding about returning my calls and helping me out with any questions I have had. Highly recommend this complex!
Office staff was helpful and ready to help! Took my request immediately. Our apartment was perfect we like the trail and closeness to school! Internet cafe is nice with extra computers to use. Being able to meet new neighbors and have a place to call home is great!
I had a difficult first experience getting the apartment because one of the staff signed someone else to the apartment I had already reserved. That was a nightmare. But, the leasing manager found me a more accommodating move in date with a more expensive apartment, and almost $200 was knocked off of my monthly rent. It was not the most ideal situation, but I can safely say that I am pleased with the outcome and the fact that I wasn't just thrown to the curb due to their mistakes. Also, I got to the apartment and there were multiple stains on the carpet. I alerted the office and it was recleaned within a few hours. Some kitchens have updated appliances. I wish mine did...they are very old, but as long as it doesn't affect my bill, I don't mind. Beautiful location, quiet, lots of restaurants, and always a scenic drive wherever you're headed.
If you are looking for a place that boasts immaculate landscaping yet offers 27 yr old inefficient appliances that make the electric meter spin like a top, then this is the place for you! We were told light bill would be " Around $100." Not realizing she meant per week rather than month. Our bills are $250-300/month for electricity! I regularly use a drying rack to dry jeans, towels etc and hang up what I can to air dry and our light bill is $300???? We have 6 fans running to circulate air and are still uncomfortable. The smallest air vent in the entire apt. is in the largest bedroom. The list of problems is quite long and I would avoid this place at all costs.
