First they advertise things they don't have ie...Free Google Internet Service, handrails in the bathrooms, FENCED Lot, Planned Social Activities, Pantry, Eat-In-Kitchens, & last Dinning Rooms!!!???? I've been here going on 4yrs & they have yet to fix the gate to keep homeless people from squatng in our buildings also the doors to our buildings are not locked!!! Our safety is at risk every day!!! They go up on our rent every year, but they do nothing about the Property / My Apartment to show for it!!!???? They move in anybody & the Property Manager doesn't do walk throughs to even see how people are living!!???? Those of us who are clean has to be subject to roaches & mice!!?????? It's ridiculous how nasty & dirty this complex really is!!!?????????? What are they really doing with the money they get from us & the Federal Government-( wouldn't they like to know?)????
The main reason I'm moving after two years is because the landlord broke the lease. In the lease, it says water, sewer, and trash covered. Now they're making us pay it before the lease is even over. On top of that, instead of fixing said mice holes (I have a lot) they just stuff them with the gray scratchers. Worst Apartments ever. The list is too long to list. Don't believe me? Move in and find out yourself. But you have been warned.

I’ve lived here for two years and am about to move due to my job. I absolutely loved the property manager Pepper she is awesome! She’s been friendly since the day she moved me in. Maintenance is AMAZING! Same day repairs , they always get the job done! I’ve always been scared when renting having issues and scared it’d take months but not here this was #2 reason why I loved this place. I did experience a bug problem my 2nd year living here and have had to call because the bug people were skipping my apartment. Which sucked because I have a cooking show on Snapchat but had to stop because it was making me to paranoid with bugs and cooking yuck. I still see 1 at least once a week to a week in a half two tops. My first year I had a mouse but the building is old and it was winter it’s Kansas City nothing new. They caught it the same day I was so glad I didn’t have to sleep over night with it. Overall I will miss this place. I think it’s perfect roommate or starter place , college kid friendly . Neighbors in my building were pretty cool I got to know two of them.

I lived on the third floor so i figured when winter came along i would be okay....NO. There were mice everywhere in my apartment. Mind you, i am a very clean person. When i was moving out in may i found dead mice in closets, everywhere. there were even dead mice just laying in the middle of the hallway!!! This is not a place to raise any kids. This is for people who just need a year ti get back on their feet.
Yes, I was lulled in by the prestige of the "Waldo" in the name, but this place is FAR from the "HEIGHTS" of anything. The allure of FREE Google Fiber was also a draw, but since I work TWO jobs from home that require secure online connections, I upgraded to a more secure access level, which was NOT free. There are: 1. As of Labor Day weekend 2016, MICE running around in the buildings, (I asked for mice traps Saturday 10 am and was told maintenance would bring some over. It's now Thursday morning 226am--I'm STILL waiting!) and, at night I've seen a couple of RATS in the courtyards. 2. NO LOCKS on ANY of the complex entrance doors. 3. NO security access fences. You just drive in and out at your own pleasure, and no security cameras. 4. Homeless bums coming in late at night and sleeping in the stairwells (or even if they're bold enough, in the lobbies!) making sure they are out before being detected sunrise. I know because I recognize them from their panhandling gigs downtown. 5. Babies screaming ALL DAY AND ALL NIGHT and the BABYMAMA'S screaming AT them. 6. There is allegedly a 25lb limit on dogs, but I have one across the hall that could pull a sled in the Iditarod. So the advertised rules & regulations and features are all LIES! They always say if you live WEST of Troost, it's a nice neighborhood. Well the back fence of this complex is ON Troost, so I guess the EAST of Troost mentality still permeates this side of the street. I'm looking at legal ways to break my lease so I can get away from these hood rats! Oh and just for the record, there IS NO credit card program for rent payment, the property was sold on July 1st and the tenants, in violation of Missouri State Law, have NOT, in large, been told. Maybe they should rename this place Waldo DEPTHS!!
I've lived in Waldo Heights for 5 years and have had to adjust to apartment living somewhat. I have a good relationship with the office staff and whenever I have an issue it is addressed in a timely manner. There have been some issues outside and/or off property but that is to be expected anywhere. I feel safe and love my spacious and cozy apartment.
I made a mistake renting this place thought I was saving money. This place is a dump; if you really want to know drive by and walk into the hall ways. Smells really bad! And the carpets are extremely dirty. The management aren't helpful I am pretty sure the 2nd post was by a staff don't get fooled!! Drive by and see for yourself. I have seen rats, bed bugs, roaches at this place. On the other hand yes it is close to a bus stop and a lot of crime around the area. Good luck!
The perfect building if you WANT A QUICK walk to the metro, great restaurants and outdoor space. the common areas are well maintained and staff incredibly helpful. its like having a touch of country right in the middle of the city.
I rated my apartment 1 star due to the following problems I've listed below! 1. They have fencened in the whole property" -people have to climb fence to walk in or out" cars are being stolen and broken Into! cause there aren't ant security cameras! 2.The elevator breaks down alot people let their dogs urinate on the elevator" and throw trash on it! and also" no camera" 3.Management" refuses to shampoo the carpet in the hallways! when ask to do so by tenate! 4,The building is infested with bed bugs! Which has been told to management" nothing has been done about it" "note: The kcmo health dept. has been notified! and has documented this. 5.Management put up cameras on the complex that aren't working ! my all over review is that we need to establish some kind of Unity" amongst the tenants and management" schedule tenant meetings! so we can voice our opinions about what should be done to resolve these problems" and agree to abide by management's lease agreement" PS: I appreciate you letting me write my review of waldo heights Thank You Ms. Joyce Baynham
I have been here for three years and all of that time it has been flooding in my apartment the whole time (3 years) and until I started getting the city government, and news channel did they finally move me, but have not corrected the problem.
