Property Ratings at Wallace on Sunset
I was approved and they disappeared for 24 hours the day I made an appointment to sign my lease. They didn’t know what apartment to show me for the showing. I called 4 numbers and waited for hours. And with NO remorse they kept my holding deposit. This was the most bizarre experience. I should’ve known because the place seemed dirty for a new building and after that I read about homeless people using the amenities. Seems like that would happen because the staff is beyond negligent.

There’s so much to be said about this apartment community, but so little time. While I was applying to move here I was in constant contact with the office and had no problems speaking with someone. After I moved in that all went downhill. I moved from the south and to my surprise there was no on-site team as they all worked remotely. This summer someone was robbed and shot in the courtyard of the building. My neighbor began playing his music all day and night to the point I wasn’t getting any sleep. The first time he did it I politely introduced myself to him and asked if he could stop, but it only got worse from there. I had the police called twice but they never came. I called/emailed the office for more than two months and no one ever got back with me. When I finally was able to reach someone they told me to call the police. No! At this point y’all need to do something. This guy even went as far to come knock on my door to confront me as if I had been the only one complaining and at that point I just didn’t feel safe anymore. The people two doors down from him could feel the vibrations from his music through their floor. There are homeless encampments behind the building that the office won’t do anything about because “it’s not on their property. One elevator consistently broke for months at a time while I lived there and was still broken when I moved. The gym has been going through repairs for over a month and still wasn’t finished when I moved. When it would rain the B2 level of the garage would always start filling with water. The carpet was literally just cleaned last week and the trash rooms are always dirty. It always smells like weed all the time and dog pee because people let their pets pee on the elevator, the floor, or wherever they choose to let them. I would NEVER suggest anyone move here. I’m a pretty quiet person and keep to myself so to have to write a review like this says a lot. We would have been better off with a frog running the building. I’m so disappointed in the fact that for months I tried to contact the office and no one would ever respond to me but as soon as I moved out I got a response in less than 5 minutes. To the office please don’t come on these reviews trying to insult the intelligence of those who live/used to live here by saying you’re sorry for our experience or whatever you all always say. If you were sorry you would have changed things and been more available for your residents. Do better.
Nothing about this property is Luxury!! Based on the last few reviews, they are on point and incredibly accurate. I loved this bldg when it completed being built, which is when I moved in. In 2 years (being one of the first few people in the bldg)the building is just awful. Trash chutes are always broken, and trash builds in the trash rooms, homeless encampments in the rear of the building when you drive in is not comforting nor feels safe, carpets in the hallways are heavily stained, and don't even get me started on the management. They should absolutely be reported to the BBB, as they NEVER get back to you, reaching out to them is beyond difficult. I will be submitting my 30 days any day now, and trying to reach out to them to even do that has become difficult. Long story short... save yourself a lot of time and trouble. DONT MOVE HERE!! They cant even give possible new tenants a tour here and make you do it yourself as they can't even assist you in person.
Horrible!!! Do not come here! No on-site management, water gets filled in the basement and elevators don’t won’t for months, neighbors are loud and management does nothing to enforce them. People parked on my assigned parking spot and management won’t tow them right away and expects me to deal with it until they are available the next day which is too late since they parked overnight and left in the morning. The trash shoot is broken a lot so people just dump trash anywhere, it’s disgusting and it smells. I can’t wait to get out of here!!! You have been warned! Again , management sucks, whenever you call you will just get a voicemail answering machine to ask you you leave a massage but they NEVER return your calls. As to emails the auto reply says 48 hours!! Is this a joke? What happens if there is something that requires immediate attention, Well, there is your answer, they don’t care since they don’t respond to calls and email responds are 48 hours. Do NOT consider this place, you will regret it!!!
Whatever you do, do not move here. The building is beautiful and apartments are lovely. HOWEVER, the Area is LOUD. The homeless community has moved in on the back streets and building management can do nothing about it. We saw a homeless mind find shelter in the stairwell by our unit and building management barely flinched when we shared this to them (obviously, this was a common occurrence). The elevator always has Dog relief inside. You pay to park your car, only to find out other tenants follow you into the garage and park their cars for free. Parking on B2 has had issues of flooding since we moved in.This is a “smoke free” buidling that allows tenant's to smoke in the common areas. The pool is heated 1 month out of the year and then ice cold. And Management will NEVER help you through any of these issues. My experience here at Wallace has taught me just how legal it can be for property management to not care about their tenants health, safety or well being. Do not sign a lease contract with Essex property management.
