On the north bank of the Columbia River, separating Washington from Oregon, lies Portland’s largest suburb and the fourth largest city in Washington: Vancouver. This riverfront retreat is filled with a rich history, abundance of shopping, outdoor recreation, and a family-friendly atmosphere. With excellent public schools like Hudson Bay High School, families flock to this thriving suburb. There are more than enough community parks to keep outdoor lovers content, including Vancouver Lake Regional Park, LeRoy Haagen Memorial Community Park, Orchards Community Park, Esther Short Park and Playground, and Frenchman’s Bar Regional Park, a fisherman’s oasis.
Interstates 5 and 205 run directly through town, connecting Vancouver to Portland, so commuting is a breeze – not to mention Vancouver is just across the river from the Portland International Airport.

Property Ratings at Walnut Grove Landing
They gave us a one bedroom when we needed two bedrooms. We didn't realize this mistake until move-in day. We had to sign the lease several times because they kept making mistakes on the lease. Parking is awful. There is very little space between you and the other cars. You have to squeeze yourself between your vehicle and the car parked next to you just to get out of your car. Plus, if you come home late, you'll have to park so far away from your apartment. I gave them my new address to forward the final deposit check. It's been three months and I still haven't seen the check. Turns out, they mailed it to the wrong address even though I've given them my new address several times. Honestly, I could keep going with a long list of why this place is one of the worst apartments I ever lived in. It's awful and I'm truly disgusted with how they treat the residents. DO NOT RENT HERE.

Thank you for taking the time to share your feedback. We sincerely apologize for the inconveniences you experienced during your time with us. Your concerns are important, and we take them very seriously. We understand how frustrating it must have been to move in and find the apartment did not meet your needs. We are actively working to improve our communication and ensure that all requests are accurately documented. We are sorry to hear about the issues with the wall paint. This is not the standard we strive for, and we will be addressing this with our maintenance team to ensure it does not happen again. We take safety very seriously and are concerned to hear about your experience near the leasing office. We encourage residents to report any incidents directly to our management team so we can address them promptly. Your safety is our priority, and we appreciate you bringing this to our attention. We apologize for the delay in returning your deposit and for the error in mailing it to the wrong address. We will review our procedures to prevent this from happening in the future. Please reach out to us directly so we can ensure the matter is resolved as soon as possible. We appreciate your feedback, as it helps us improve our services.
Let's start with the good. The current manager, Nikki, is by far the best this property has had in our 4 years of living here; she is polite, courteous, and professional. The maintenance crew is absolutely amazing and handles requests in a timely and proficient manner. The three stars does not reflect the current staff in any way, rather our experience over the past 4 years. Past managers have been rude and dishonest and have gone as far as to falsify statements in our tenant file. Unfortunately, there is no way to turn back time, so we have to live with these untruths as "facts". When touring the property, one of the things that will stand out is the poor siding on the buildings. Though I don't know the reason for this, I can say that the current management is "fighting" to get this taken care of. I suspect the original work was done poorly and the property needs to get it redone. I trust that this will be handled and then new siding will reflect the new management. As with any dwelling, there are good and bad aspects; when we were first looking at these units in 2018, we were promised new flooring because the current was in terrible shape. However, when we moved in, it had only been shampooed and the odor and stains were still present. This, again, reflects the past management and not the present. I have no reason to believe that our unit will have the new flooring it was promised prior to our move in. I can only hope that we will not be charged for it since, in our time here, we have seen all units around us get new flooring when tenants leave. Give this place a chance. If anything, try it for a year.

We've appreciated your residency over the years, and thank you for sharing your thoughts on how we can further improve. If you have any additional suggestions to share, feel free to give the office a call. Our team is always looking for ways to better the resident experience for all who call us home! Thank you.
This place looks nice at first, but after living here awhile, its many issues become apparent. When we moved in we were required to send photos of anything broken we found within a day or two, which was a lot of stuff ( I have found 3x the amount of broken things after) and none of it has been fixed, little nervous they will charge me for all of it when I leave. The "wood" flooring is plastic and in very poor condition, it's falling off and raising up at the edges, the dishwasher is moldy and the door of it is barely hanging on, half of the lights don't work (most of the rooms don't even have lights actually). All of the towel racks and shower rods are bent, broken, or hanging on for dear life, and the windows are extremely stiff and hard to open. We have been battling ants and silverfish and drain flies since we moved in, we've taken care of them but we see one every now and then despite our place being pretty clean. The 24hr gym is nice but after 4pm it fills with preteens and teenagers who scream, throw things, and make a mess. Parking is not an option after 8-9pm, you will have to park somewhere else, don't expect to be able to get a garage or covered parking space either, we have been on the wait list for over a year. HOWEVER. It is cheap compared to most. Management has been very good so far, the repair guy is very sweet and knows his stuff. The carpet makes it hard to hear through walls so I never hear my neighbors or roommates, we will most likely renew my lease due to being a group of broke college kids with no better place to go. Good or bad thing depends on who you are: you can smoke on the patio and property. Even saw the tow truck guy blazing up LOL

While we appreciate your feedback, we’re sorry to see that you have some concerns which have hindered your enjoyment of your home here. We understand that first impressions are important when moving into a new home and we are sorry that your home did not live up to your expectations. We would greatly appreciate an opportunity to work with you to get your stay with us back on track. Please reach out to us as soon as possible so we can discuss resolutions for this issue.
Please look elsewhere for your next apartment. The move-in specials are enticing, but once you are under lease the staff is rude, unpleasant, and unprofessional. We will not be renewing a lease and are actually considering breaking our lease and moving out, regardless of the cost of doing so. The managers, Destiny and Jayden, are the worst two individuals one the property. Both will lie and manipulate to get their desired outcomes. This property was once known as Camden Place, but changed the name after a very poor reputation.

Gary, the content of your review is troubling, as we do our best to make all of our residents feel right at home. We are dedicated to following the terms of the agreed lease, where all residents are subject to equal fines and/or fees should a payment fail to be made on time. We greatly value all the members of our team, and we sincerely apologize if our efforts have ever failed to meet your expectations. Please allow us the opportunity to improve your sentiments toward our team moving forward, and pay us a visit here at the office so we may address your concerns and resolve any issues you may have. Thank you.
I’m going to move out but next month I was leaving here for more than 3 years but since the new management start walnut grove it’s horrible...people are rude..they don’t care what your saying...they don’t care if you been living here for manny years..parking is a new proble now..they give permit for car..but for visitor they only have 4 spot..and you can’t barely see it for more than 100 apartments..I can continue..I hope you guys can have an idea
This place is disgusting. Mold in the walls, the parking is a joke, the maintenance men don't fix anything they just make it worse. The managers are NEVER in the office. IF you get the rare chance to speak to them they are completely rude and disrespectful. The parking enforcement will ticket your friends and family for parking for even just 5 minutes. Oh and they don't tell new renters about how bad the parking is and new tenants have been towed. Seriously! Don't move there, you will regret it. Oh and you'll be paying a arm and a leg to be treated like crap.
Terrible management, rip off, shady, and untrustworthy are the first things that come to mind when I think of this apartment complex. by far the worst living experience I've ever had. I would go into details if the review allowed the space. DONT GIVE THESE GUYS YOUR MONEY. GO ELSEWHERE. More and more people have been moving out if that gives you any clue.

Though we welcome all resident feedback, we're disappointed to see that your time at our community was such an unpleasant experience. Our team members work diligently to provide all with a lovely place to call home and we sincerely apologize for having faltered in this regard. We'd appreciate the opportunity to improve upon your impression of our team members, please stop by our office at your earliest convenience.
This is an OKAY apartment if you're really looking for a place and literally can not wait any longer. They don't have anything included in rent, just vague abbreviations for extras, as well as this advertises that there is 1 assigned parking spot, but there has never been assigned parking, or really any parking for that matter. I have literally circled the complex over and over probably about 15 minutes almost a night trying to find a spot, and you get to the point where you're realllllly considering parking in a handicapped spot as there isn't anything close to the apartment aside from street parking. which is another thing. since there is no parking and most people park on the street, it turns the front gate into a blind corner, where you now have to go almost out into the lane just to see if its clear. in addition there is only 1 gate that opens at night and sometimes that gate goes out and there isn't anything you can do. you would have to back your car way up, get out, punch your code in, and then hope you're body doesn't interfere with the sensor otherwise the gate wont open (if its having issues already.)What else what else. Its not a smoke free place, its not enforced either, that just about sums it up.
Never trust any word of this property management here are the reasons why; There are so many hidden monthly fees which should be included in the rent but we keep receiving monthly bills for them! There is no assigned parking and they tow the car without any prior notice! The community is not in a safe place which restricts the parking our car outside the community! The employee of property management are not responsive and they just say we are working on it but never ending! The gate does not work and always open so any stranger is free to come in! Everyone smokes and the whole community smokes cigarette! not a good place for a good family!
These apartments are a great place to live! Everyone is so friendly, you really feel at home. The apartments are so spacious and have plenty of storage. The crown molding and granite countertops sold me! The only downside is that the parking can get a little tricky at times. Other than that I love living here!
The staff is friendly, helpful, passionate about their jobs. The parking situation leaves something to be desired so it's best to get home and tuck in before nightfall. The pool is an amazing asset in the Summer as a mostly empty gym with new equipment all year round! Pet friendly, in unit washers/dryers, immidiate maintenance. What a great place to live in the heart of Vancouver.
