When Cordova began around 1830, it was a small farming village on the east side of Memphis. Today, it's still on the east side, but much of the town has been annexed by Memphis. Cordova begins on the east side of Shelby Farms Park and follows I-40 east to about Fisherville. The Wolf River runs along the south side. Shelby Farms Park provides a terrific outdoor space, covering 4,500 acres and including bicycle and horseback riding trails, playgrounds, lakes and the river for fishing, the Shelby Farms Dog Park, and the Go Ape adventure center.
Ideally located, Cordova is fast-growing due to its natural beauty and its proximity to Downtown Memphis. Cordova pairs historic sites such as the Walter Granville Allen House and Sangie Cemetery with modern amenities and convenient shops and restaurants. Property Ratings at Walnut Hill Apartments
We’ve lived here for over a year and during this span of time we’ve experienced two car break-ins to our vehicles. It just happened again to our neighbor. Management is very passive and nearly condescending about this when we’ve expressed our concerns. The most that happened was a mass email urging the residents to “remain vigilant” and that there is crime everywhere. Blame is redirected to residents. Security is nonexistent. There was night security here for maybe a couple of weeks and are now nowhere to be found. We were also told there would be a community meeting that never happened. There’s a huge lack of communication here. But mainly, the car break-ins are just out of hand.

After living here for 3 years everything was going well but now since March 2022 I can't even bear to be in my apartment anymore. I have an incredibly rude, aggressive neighbor above me who makes noises all the time. 5am-2am just constantly pacing, a toddler who runs around just to make my life a living hell. Wooden floors on 2nd and 3rd floors is the most idiotic idea for an apartment complex but back to my horrible neighbor. I've confronted him, sent dozens of noise complaints to no resolve. I tap the ceiling and he puts all his weight to stomp on his floor in retaliation, no cares given. The manager is unprofessional and had the gall to ask "how often are you home anyways?!"Very unprofessional. The constant smell of weed when I come home is noxious, my whole place smells as if someone hot boxed it. This affects my job because I'm drug tested by my company and this can end up getting me fired. The place is overpriced, there is always trash overflowing at the compactor, I'm barely home now that I have to take shelter at my parents to get some peace and quiet. Imagine hearing constant loud noise for months on end with no break, it's torture. My cats are always skittish and bolting when the noise occurs and they're usually very calm, care free boys. The manager basically told me to give them more money and time to move me to another unit for $400 on top of another 11 month commitment. No thanks. I'll have to suffer until October till I leave this hellhole forever. I've considered lawyers, the police, anything to fix this with all the recordings I have of the noise. Two police calls to no resolve. Y'all wish me luck for the remaining time, if you're reading this after October 2022 know that I'm free and the happiest I'll ever be.
If you want to live on a property where management ignores you or makes excuses for everything, or like living with roaches and spiders despite management claiming they spray every week and charge you every month for it, a maintenance staff that is incompetent and will tell you “oh yeah that’s normal” or “it’s not mold” even when you’ve pointed out mistakes or things that need to be fixed, and finally if you are okay with a trash compactor that breaks every other week creating a mountain of overflowing trash bags/boxes/and lord knows what else then this the place for you. After living here for 9 months I was fortunate enough to break my lease and get out of there. If you think I’m just being critical or over exaggerating I can get you into contact with numerous other current and past residences that deal with the same or worse issues. Highly encourage you to look at somewhere else to live.
The community is a distinctive community in that the people who live here are mostly professionals. Therefore, not a lot of noise at night outside even if you live in the back of the community. I live close to the back gate. The people who live here are mostly families as well and are of diverse culture and races. Nice folks combined with nice amenities and staff, makes this a great place to consider in apartment homes. The apartments are spacious, lots of windows (natural lighting), include washers & dryers, and a staff eager to please the residents.
I have had the pleasure of staying her for 2 years and i love it! The office staff and Maintenance team are the best. I highly recommend!!
