Property Ratings at Walnut Lake Apartments
After my first couple of months it was quiet then roach after roach appeared when i asked the office they got someone to come out but it never helped i would see them in the hallways and constantly in my apartment DO NOT MOVE HERE
I would never recommend these apartments to anyone solely based on horrible management team. Unfortunately I forgot to document damage to my front door when I moved in, that happened before move in, and I just continued to live with the damage to avoid conflict as it didn't affect my living conditions at all. Management knew about the damages through the entirety of my stay because the door would creek while opening, but they never fixed it or bothered to ask me, and I get charged $200+ from my deposit for a new front door. The carpet was never cleaned before my move in, and it was matted down. I expressed my concern and dislike with this to them, and they refused to do anything. Another concern I have is when I moved in, the vinyl floors in the kitchen had a big scrape, and after multiple requests, they were fixed, but it makes me wonder if the resident before me was charged for the damaged floors, and they weren't fixed until I said something. I kept exceptional care of my living space, but was still charged out of my deposit for minor holes in the wall from decorations, which is annoying and something i've never been charged for in the past, but relatively understandable. I ignored bad reviews online because I was so excited to live there, and it turns out every single one of them was accurate. Don't make the same mistake as me and reside elsewhere.

From the day I moved in I felt very welcomed by the staff. The few issues that needed to be fixed were all taken care of in a timely matter. The office and matainence staff seem to go above and beyond to take care of the property and residents. I am loving it here.
Walnut lake is a place where someone would like to stay am staying here and i enjoy the environment. I would recommend anyone who is looking a place to stay come and be part of this comunity.

Great location! Really spacious apartment. Walls a bit thin, especially in 1st and 2nd floors. You'll hear every step. Great value and nice community.
Walnut Lake is a great place to call home, high-end apartments with a very affordable price tag. Office/maintenance keep up with all requests is an exceptional time frame. If you move in you will NOT be disappointed!
1. Dog poop EVERYWHERE 2. Paper thin walls you can hear your neighbors talk 3. Aggressive dogs allowed 4. Management doesn’t seem to care about making better changes just waste money on making things pretty. 5. Very drafty so expect a hefty electric bill 6. Not built correctly at all. 7. No extra closets to speak of 8. Not private garages Just not worth the money. Go live somewhere else seriously.
The apartment looks nice enough and the new bark park looks pretty slick, however do not let them fool you with the inaccuracies posted on this site. 1. There are not "private, heated garages" as the bottom floor of the building is an indoor parking lot, which is fine (and market value-ish is charged), but not as advertised. 2. Water is NOT included. You will be charged for this separate to rent. Expect to pay 30 to 40 dollars a month extra for water and sewer. On a personal note: Hallway climate control is not very good and the apartment entry doors are really drafty. Expect a lot of hallway air/noise to come in through the front door. The internet has had quality/connection issues. Also, be prepared to pay for internet, they keep warning us it will probably be removed from services that are included soon, but hopefully not. Large cracks on the walls from new building settling will be seen and not all windows and sliding door fit perfectly anymore due to this. You many need to do a bit of personal weatherizing or expect to pay more on your energy bill. They will crucify you if they catch you smoking a cigarette on your porch or balcony (it says in your lease these are not designated smoking spaces), but there are a lot of illegal grills on patios that are forbidden as well... interesting that they pick and choose what to enforce while requiring renters insurance. I am a bit more worried that the place will burn down from a griller than a smoker, but as I said, personal note. The staff is young and I believe they try their best. The ownership has changed several times over the last couple years and I believe this was sold to the current company as some sort of "cash cow" and I am not sure how much those above the local staff care at all. Be ready to at least be frustrated with the administration as this place is NOT worth the cost.
The staff is really great! I had an issue that I brought to them and they took care of it quickly. I love the open layout of my apartment. I don't know why they are getting so many bad reviews. I had a great experience.
Really great apartment! Lovely floor plans with tons of perks (washer and dryer in apartment!) since the new management company the staff has been nothing but great. Apartment is in new area and it's waukee school district! Love love love.
Management has changed ownership 4 times in less than a year. There seems to be a real issue with securing competent stable management. Responses to questions / maintenance requests are slow and spotty. Construction is new ,but low quality, hardly "luxury". Internet and cable lack support, and a very specif century link rep has to be reached in order to receive any help. The location is rather out of the way.
We moved here July 2016, and it's been the worst place I've lived. We are on the second floor. The tenant above and below both have dogs that constantly bark. The place is paper thin and you can hear everything everyone does. Do not move here if you're looking for noiseless place.
This place is terrible. I regret moving here. They have high staff turn over, since I've been here (only a month and a half) there been 3 new people. Everything was built cheaply. Yeah, they are newer apartments, but everything is already broke upon move in. Good luck getting them to fix anything. Upon move in I sent them a list of everything that needed fixed. It's been a month and a half, I've sent them the same list 3 times, and they still haven't fixed it. The worst part is the balcony. The railing is falling off, and it's unsafe. They told me they've been dealing with the property owners for the last month and a half to try to get them to fix it. Certainly hope no one falls off. The apartment was dirty when I moved in. I spent two days cleaning it myself prior to moving in. The blinds in the living room are nasty with stains, I've been promised they will get cleaned many times, but still haven't seen anything done. The fridge doesn't work right. The apartments look nice, but as a previous review stated, looks are deceiving. Don't move here, save yourself time, money, and stress by going elsewhere. I'm stuck for 14 months due to the lease.
The apartment itself looks beautiful and is rather spacious, however, looks can be deceiving. The upkeep on the building/units are not good at all. The hallways and interior or the apartment unit has chips, there is paint left on the moldings, the outdoor trees are knocked over, the rock bed has large openings where you can see the black tarp underneath. You can hear the upstairs neighbor walking around clear as day (especially if they have dogs.) The wifi is included in the price of rent, however, it works when it wants to and you are responsible for contacting the provider when it isn't working, as the office doesn't help you out with that. Like the wifi, the office management also work when they want to. A number of times I have gone in during normal office hours and no one is there. They read text messages but choose whether or not they'd like to get back to you and calls are never returned. I'd say for how much you pay a month in rent, you would get much better quality of living, as well as service. The look of the apartment is not worth the trouble you go through living there. I am beyond unhappy with my experience with Walnut Lake and I would NOT recommend this apartment or company to anyone.
Love this place! My husband and I moved here from Omaha back in July 2015. It was the first apartment I saw and I fell in love with it. The apartment was brand new and very well done. We haven't any issues with the apartment itself or neighbors, it is a very quiet area. Sure neighbors can be loud and you can hear them walking heavily, but that is what happens when most of the flooring is wood floors! The 3 bedroom is very spacious and there is plenty of storage and room to have people over. We are currently building a house and will eventually leave this place which saddens us since we really like the community! I haven't dealt with Carrie the new PM on site as we haven't had any issues to report but she was kind enough to let me know that we would have to pay our rent on Rent Cafe now not Paylease and seemed really nice. Per other comments about dogs being loud, well that is kind of what happens when pets are allowed in the units. It is as simple as that. We personally feel like the community is quiet, clean and a great place to live. Our appliances work great and we haven't had any issues with "unfinished" work in our unit. As for the Clubhouse, we knew there wouldn't be one right away as they are still finishing up the last building. They are currently putting in a clubhouse next to the pond and was told it would be up soon by one of the Maintenance Assistants. If you have ever lived in a "New Construction" apartment community before then you would know it takes time to have the grounds all ready. Only drawback is I am not sure if they will put in a pool, it would be nice but space seemed limited! All in all I would totally recommend this place to any of my friends. May be a little pricey, but for what you get it is worth it.
If you prefer a quiet community with zero worry then you may want to look elsewhere. The new buildings are poorly constructed and are not "move-in ready" when they are supposed to be. For being the first residents in the new buildings you expect things to be clean and functioning. The construction crews leave paint everywhere, lots of holes, scratches in the trims, and many headaches when things aren't installed properly. Expect washers to leak water, dishwashers to not work at first, and permanent damage from the builders. These apartments come with free internet and you can get cable but are only allowed to go through Direct TV plus work with only one person at Direct TV. This person is lacking customer service skills all together. The internet is your only amenity. No pool. No clubhouse. No idea how to see your property manager at all since there is no actual office. Now to get into the unfortunate neighbors... most people do not put their dogs on leashes or clean up after them. Sometimes the "presents" are even in the hallway for almost 24 full hours. Management is hard to get into contact with about issues and does not seem to care about resolving issues. There are also many college-aged residents who enjoy partying EVERY night. They also have friends in the same building who throw joint parties. This means you will most likely run into stumbling, drunk people attempting to bounce from one party to another. When they aren't partying in the comforts of their home, they are coming in loudly at all hours of the night/early morning. This is not just on weekends. You are not allowed to approach neighbors for being too loud and are supposed to go through management. This means that you will not get any sleep most of the time since you are never sure if management has received your complaint. The hallway, entry, and garages are typically filthy. Yes, there is a cleaning crew who comes every week, but, the lovely young residents are slobs and have no respect for their home. There is scattered food wrappers, garbage, and dirt almost immediately after the building was cleaned. This spills out into the parking lot even. These are all expected when living in an apartment but there are usually breaks from the noise and filth... Here, there is not. Expect this EVERY day. Also expect that you may not have a parking spot if you come home too late. When parking is full people choose to park where there are not any spots. This is a constant struggle.

The staff works with you so well on helping you be able to move in and work with you well. Upon moving in I was so excited! These are beautiful apartments with gorgeous floors and cabinets a huge bathroom and the one bedroom apartment is the perfect size for me and my boyfriend. Lots of room to decorate and add things that you want to make it your own. The wifi they come with is efficient and not slow! They are kept clean and there is never signs of dogs unless you see one. The only down fall of these apartments I feel would be they tend to echo and the less stuff you have the worse it is. The walls are very thin so you can hear neighbors and they can hear you which doesn't leave much room for a surround sound movie night or listening to music more then just off of your phone while your home. If a neighbor has a dog you can hear them as well.
