- No hot water sometimes. - Clogged toilets, bathtubs, etc. - Leaks that interfere with other units. - Some water shut-offs for maintenance. Staff has been helpful and doing what they can. It’s clearly the owner not wanting to spend the money to update the very old pipes. Not sure how bad they want it to be before doing something about it. And this is besides all the other crazy stuff that happens in and around the building, like car breaks-ins, and the homeless dumpster diving. Even residents have done some crazy things.
I have just experienced my 4th vehicle break-in while living at Walnut Tower. For each occurrence, it has taken multiple phone calls & voicemails just to speak with a live person from their office. When I do finally get ahold of a live person, I am given little more than a half-hearted “sorry this happened.” There is no effort to remedy the vandalism. If you value your personal property, never rent from this apartment!

A few times in the past I have visited a friend who lives in these apartments. I was very impressed with the amenities and the staff. The location was amazing. I can’t wait to stay there again.
I have nothing but great things to say about my time living at Walnut Towers. Management is attentive and quick to respond, the grounds/property are well kept, and the location is prime downtown. It's centrally located with the Tram stop right around the corner with plenty of markets and dining options within walking distance. Best bang for your buck in the city!
I have loved living here the last year and management has always been super responsive but especially now under the new Ownership. The location is incredible and my friends love coming to visit because I’m so centrally located. Highly recommend!
I’ve lived at walnut tower on and off for two years & also worked here for several months. The building just got bought by Orion Property Group and they are terrible. They switched over to a new payment system where they have to verify your bank account by putting a couple cents into your account taking 3 days to complete. Everyone received a note on their door on the 3rd of this month explaining this and I did that process that day. The new property manager Adriana said no and refused buerty management for 4 years now and every company I worked for will waive the late fee if it’s your first time. I also emailed and left two voicemails to corporate on the 6th and still haven’t heard back. Here are also more reasons for my review: 2. Most of the windows are broke and don’t open. They won’t spend the money to fix them. 3. The walls are very thin. 4. The lobby floods when it rains. 5. Homeless people break in every night and break into the bathrooms, laundry room and other amenities and sleep here. 6. Packages are constantly stolen. 7. They hardly answer the phones. 8. There are two elevators and one of them is a freight elevator for moving, so there is only one working elevator if someone is moving. Also, they break every few months. 9. The garage ceiling is falling off and chipping paint off peoples cars

I’ve had such a great experience living here so far. The management team is new and has really changed things around for the better. Always available, excellent communication and are accommodating. the building has clean amenities and the location is perfect.
I have lived here for the past two years and am loving it so far! My unit is really nice and cozy and the location pretty awesome. A new management team just took over and they seem to be very responsive, which I'm excited about. This is the first apartment building I actually enjoy living in. Highly recommend it!
DO NOT LIVE HERE! I've only been living less than two months and when I tell you everything that has gone wrong, has gone wrong: When I applied, no one called me back and I had to reach out to them multiple times to just communicate or process my application, when speaking to the manager, she kept giving me wrong information and different information from their website, especially their prices and fees. They said my place was renovated upon move in but during my walk through with the manager, the toilet was stained yellow and didn't flush, there was no blinds and when they brought "new" blinds, there was stains and dirt on them. The AC unit is rusted, stained, and there was dirt/dust in the unit, they said they just painted but there's missing paint through the apartment, elevator is slow and was kept getting stuck a couple weeks ago and then it finally dies, tenants leave trashes in hallways even though we have trash valet and a dumpster in the back, only 4-6 of the washers and dryers work out of 15+ machines and they even increased prices recently, dogs pisses in elevators for you to step in because no one cleans up after themselves, they shut off water for 2-3 hours last week and now the water spits out from all my faucets, paid reserved parking is NOT reserved because other cars will park in your spot and management will not do anything about it. That's the problem, management WILL NOT do anything about these problems. This is what I've experienced since moving in and still currently dealing with issues, PLEASE SPEND YOUR RENT MONEY SOMEWHERE ELSE. Other tenants here will tell you the same thing.
I really enjoyed most aspects of living here - the roof is amazing and we got to watch the air show, fourth of July, and the Chiefs parade from the roof, all of which were amazing! Having an underground parking spot is also fantastic, and something that will be missed. I was very satisfied with what I paid for how convenient everything is, and the staff is incredibly friendly and quick to respond. HOWEVER - I will add that there were a plethora of maintenance issues, ALL of which I had to submit 2-3 requests before they were 'resolved', and I actually don't think any request I submitted in my 2+ years of living there was effectively, efficiently, or permanently resolved. They are also short-sighted, frequently texting at the last minute that they need to enter the apartment for something, or water is going to be shut off, or you need to have your vehicle moved, or the front door will be inaccessible. Now I understand emergencies happen, but there seems to be an excess of 'emergencies' and a lack of anything preventative or giving people more than a few hours heads up. Also, almost all my issues were plumbing related, and while it is an old building so that's not unexpected, it did seem excessive - having to submit a plumbing-related maintenance request approximately every 1-2 months just gets tedious.
The apartment managers have been switched over 3 times in the past year and the new managers have no idea what they're doing. My parking spot was double booked to another resident so my car was almost towed for being in my own parking spot. They have sent my lease papers for RENEWING my apartment two times with my name spelled wrong and incorrect information on all the papers. Their online payment system is awful and changes constantly. Something is always broken. The only people who do their job correctly are the maintenance staff (Robert you are awesome!). There are no windows or air vents in the bathrooms. There was a flood during the winter that caused damage to cars in the garage and displaced several residents (including me). We were not offered ANY compensation for the inconvenience. If you like to get horrible service for an overpriced apartment with several emotional and physical risks, be sure to pick this place.
Walnut Tower now has a new property manager! I have lived here for almost 2 years and have no complaints. As with any apartment community - this place has had maintenance issues BUT management and staff is always great about repairing anything that comes up asap. They care for their residents and do their best to ensure we have a great living community. The amenities are awesome (rooftop deck, lounge, laundry room facilities on the first floor, workout room, fitness center, parking garage, etc) and you can't beat the location - literally walking distance to the River Market and Power and Light. You are in the center of Kansas City with lots of shopping and local amenities as well. I would definitely recommend checking the place out - I plan to stay for quite a long time.

Like most apartments in downtown KC, this place has breed restrictions. However, we just adopted a dog that has a little bit of pit in her, so little it isn't even on his paperwork, but you can see it in her face. The management was very understanding, we just had to show them a picture a describe her background and they were more than happy to let us bring home our rescue. Before, we were thinking of adopting a dog that had rottweiler on his papers, but we sent a picture of her and explained all about her behavior and once again they were happy to oblige. They are not strict on the breed restrictions, it is more of a case by case basis and they are friendly and fast at getting back to you.
