Property Ratings at Waltham Overlook
The new ownership is invested in improvements and upgrades. Excellent buildings and grounds staff, central office is responsive. Pet friendly, rent is fair.
This property was pretty decent with the old owners, but to be honest I never needed to interact with them. There were things that I didn't even think about that could have been improved until the new owners came in. They are responsive and hit the ground running with improvements to landscaping, parking, laundry, etc.. Rent is pricey, but honestly, I'm from New York so it is what it is, and I only had a 5 minute commute to work. The neighborhood is quiet, there is a mix of young families, couples, college kids. But sometimes I feel like I'm the loudest person in the development. Overall, if you think this is a great location and price for you, I highly recommend!
My husband and I recently sold our house and we’re apprehensive to say the least about renting an apartment, as we haven’t done so in over 30 years. Our leasing agent Todd not only answered all of our questions, but made us feel comfortable about signing a 12 month lease here. It only got better from there. We got our keys from the maintenance man and he showed us to our unit and made us feel right at home. Couldn’t have asked for a better introduction. I’ve been here almost a year now and won’t be leaving anytime soon!
I've been here for a little over a year and I've loved it. The maintenance is great, and my kids and I have LOVED having the pool. Duncan is the best superintendent I've ever had. I rented the unit without seeing it first and the leasing person Todd did a great job taking pictures for me and showing me the different directions they had to offer. I would 100% recommend this property!
Mice / Rats everywhere (not kidding), bugs, and now, the heater. Heater turns on when outside 100 , cannot be shut off. Heater shut off when outside below 30, cannot be turned on. Called service: "may or may not show up in few days". STAY AWAY from this place !!! So many people moved out in few weeks. Me too !!! This is ABSOLUTE the WORST !!! It is a little cheaper, but for all the frustration you will have. Please don't do this to yourself.
This complex was gorgeous when we signed our lease July 2016. Soon after we moved in (September) the ownership changed hands, the office emptied out, and residents were forgotten. The maintenance team is still great, but it is IMPOSSIBLE to get ahold of anyone with questions. They shut down the online portal so we could no longer pay rent online which is super inconvenient when we go away over the week when it is due. We are trying to give 60 days notice to move out an no one is answering calls or getting back to us. The leasing agent, Todd, is not helpful at all and just tries passing us off to someone else who doesn't answer calls. We have no email to use to contact anyone. Other than that, there is no AC unit in the bedroom so the summer is unbearable and the winters extra dry. There is no air flow so the living room unit does not make the bedroom cold at all and we are slowly dying in there. Overall it has been an ok space to live in and is convenient location to my job, but if you want a "community" this is not the place to be.
I've had the most amazing experience in this complex. From the beautifully renovated kitchen, to the spacious bedrooms, the well maintained grounds and the pool for that crazy summer heat. Waltham Overlook has everything a tenant can ask for. Unassigned extra parking, you'll never have to worry about finding a spot. This place truly has it all.
