Property Ratings at Walton on the Chattahoochee
This complex used to be incredible but has gone downhill. No Emergency Maintenance: We’re dealing with a leak in the master bathroom, and there’s no way to contact emergency maintenance. The front desk doesn’t answer, and the maintenance hotline redirects to a call center that says Walton terminated their service on 11/18. This is unacceptable for safety—what if there were a ceiling leak during a storm or an electrical issue? Slow Maintenance Response: Requests have become so delayed that we only submit them for major issues. Some staff are fantastic, but others have caused massive backlogs. For example, it took over a month to fix a cabinet after a metallic bearing fell off. Issues like clogged sinks feel like too much hassle to even bother reporting. Misplaced Priorities & Parking: Walton constantly prioritizes aesthetic updates—restriping parking spots twice in three months, repaving roads and sidewalks—but ignores real issues like adding parking spaces, a common resident complaint. Instead, guests face strict parking policies requiring a lengthy registration process or risk being ticketed, which discourages visitors. Restricted Amenities: Amenities that were once a highlight are now overly regulated. Guests are limited to one per apartment—even in three-bedroom units—and residents are monitored at the riverfront park, making it hard to enjoy the property. These restrictions have destroyed the sense of community that made this place so appealing. I love Walton and hope they turn around, but it is looking increasingly unlikely
I’m been living here since September 2017. My husband was really nervous to move out here because he has never lived outside of midtown before. Well, we love it here and we don’t miss midtown at all. 1) The location can’t be beat. We’re less than five minutes away from the 75 and 285. I can be in Alpharetta, Lake Allatoona, or in any part of the city within 30 mins or less; the Battery Park is right outside the neighborhood; the neighborhood is inside the Chattahoochee National Forrest Preserve; there are walking and bike trails EVERYWHERE. 2) Direct. River. Access. My husband and I kayak, so it’s amazing to be able to get in and out of the river on our doorstep. The view never gets old. It feels pretty cool to be able to host BBQs on the river while watching herons and ducks swimming along. 3)The landscape here is on point no matter which part of Walton you live the in. Every shrub is perfectly trimmed; they power wash the sidewalks constantly; I’ve never had a bug infestation because they take extermination seriously; during the grilling season the grills are cleaned everyday; the trash cans are emptied every other day: the river furniture is reset every single morning. 3) There’s a fully maintained community garden. There are blueberry bushes, crab apple trees, raspberry bushes, and fig trees. Plus tons of vegetables and every kind of fresh herb. Furthermore, every apartment cluster has their own beautifully maintained mini community hub with gazebos and benches and grills. 5) The staff is so responsive. I’ve never waited more than a day for a request. They’ll even change your lightbulbs if you ask them. 6) They really make you feel like more than someone to make money off of. There’s monthly resident socials, free or discounted tickets to shows and museums, carnivals, book fairs. The neighborhood coordinates with a resident to provide complimentary yoga twice a week, and also will recommend fellow residents for pet sitting or walking, maid services, or child care. There’s a also a free monthly book and dog treats available in the lobby. The company is all about community outreach, and I love that my money is going to support all the work Walton does. 7) There is a coffee shop on site and it’s really nice. The coffee shop is not accessible to the public on weekends so it doesn’t get crazy and the river front rarely gets crowded. It’s resident only after 6 on weekdays. I live right next to the coffee shop and it’s never been disruptive.
I'd NEVER recommend this place to anyone for the following reasons: 1- Apartments are super old while rents are as high as renovated apartments in midtown/buckhead area. (They're jacking up the rents on a daily basis) 2- ZERO security because of the coffee shop! You hear lots of break ins, stolen cars, etc. just because anyone can pass thru the gate by calling the coffee shop. 3- Management and staff are nice and friendly until you sign the lease, as soon as you're a resident they simply can't care less about you and your concerns. I called them many times for couple structural problem which were matters of life safety (due to the age of the buildings), they never cared! 4- I moved out because they're dishonest and disrespectful with the residents, no matter how clean you return the apt, you're not going to get your deposit back in full amount. 5- My Kayak got stolen UNDER MANAGEMENT DIRECT WATCH (right under the leasing office), first they took responsibility and less than a week they changed their own words like it never happened! It's been almost 3-4 months that they're supposed to call me back and let me know what happened with that kayak!
I've been living here over a year and it's been fantastic so far. Walton seems to really care about their residents, as they often hold resident events and have a free book of the month that you can grab. It's located just by 285 and 75, so access to the city is painless. There's tons of strip malls and grocery stores around, and the vet I use is just a minute away, which is handy for pet owners like me! The complex is right on the river, so it feels like an escape from the city every day. There are grills everywhere on the property, so you can have a cookout by your building or right by the river. It's also next to a great BBQ place that was featured on Travel channel right next door if you want to grab a bite. Maintenance always comes a day after I submit the work order, they even came on a Sunday to repair my power when something went wrong. Neighbors are friendly, there's tons of dogs around, so there's a dog park in the complex. There's also a coffee shop too. My only complaint is that the apartments themselves are a little outdated for the price of the rent. The cabinets are ugly and the kitchen is quite small (I have a 1bd apt). There's also not much natural light due to the very few windows. But other than that, I would highly recommend this place!
It has a fantastic view of the Chattahoochee River and is overall a fantastic community. It's filled with a lot of nice and outdoorsy people. Everyone I've met around the complex is awesome and the whole atmosphere is really welcoming. I feel incredibly safe being there. There are a lot of great places near by to eat and shop. Plus, it's only a 15 minute drive to get downtown if you'd rather spend some time there during your week. If you're lazy and don't want to go too far there is even a coffee shop on the property that has a patio with a beautiful view of the river. The only downside I have is that the further you live from the water the more charm it loses. Walking out of your apartment and seeing 285 just isn't the same as seeing the river. Besides that, I only ever have one real problem with the apartment itself and that is the AC. It tends to go out a weird amount, but thankfully maintenance is usually really on top of it. I also wish the floor plans were different, but that's just a personal preference. If you find a good deal for rent, live here. It's definitely one of the better complexes in the area.
This is a very laid back environment with the Chattahoochee River Park to enjoy any day you want. There is a ton of trees that provide shade throughout the entire apartment complex, as well as well kept landscaping. The apartment complex is loaded with amenities such as: two swimming pools, gym, river park, dog park (which is huge considering it to be an apartment complex), public gardens, hiking trails(these trails lead to other parks), two tennis courts, a coffee shop with free wifi and a pond stock full of bass for any fisherman out there. Along with the amenities, the life outside at these apartment complex is awesome. I have never walked my dog without talking to someone i knew or someone completely new. Although this apartment complex has all the great amenities, there are some downfalls about the housing itself. The apartments were build in the 70s and aren't very well insulated. The top floors have high ceilings in the living room. This can be nice but cause the living room to be really hot during the summer and really cold during the winter. The walls are also paper thin, making it really easy to hear what your neighbors are up to. Other than these two things this apartment complex is amazing.
The grounds here are very nice and well kept. The inside of the apartments are a little dated but the outdoor amenities make up for it. The management has been diligent in trying to cut down on non-residents using the facilities other than the coffee shop. Fruit flies are a problem in the spring and summer, but other than that I have no complaints.
The complex itself and all the amenities are absolutely beautiful. Complex is extremely dog friendly with a dog park and access to the river. The apartments themselves could use some updating, but that also makes these affordable for the area.
I've been living here at Walton on the Chattahoochee for over 5 years and I don't plan on leaving anytime soon! I really enjoy living here. There is a beautiful river park (small but very popular amongst residence and visitors) with gorgeous views of the Chattahoochee river and the beautiful natural landscape that surrounds it. Grab a snack or a coffee at the quaint little coffee house attached to the leasing lodge right there on the riverfront. Play tennis with the Chattahoochee river in the background. Swim in one of 2 outdoor pools. Take your dog to the dog park and make new friends. Walk for over a mile around the entire community with nature trails and side walks along the way. Stop by the pond and see what kind of fish are lurking below the surface. Top that all off with a great mix of friendly residents, a fast, friendly and courteous maintenance and office staff and you got a wonderful place to live that's hard to beat.
