Property Ratings at Wasatch Commons
This complex seems good at first site, however there are multiple issues here. First off, the apartment was not ready to be moved into, it was dirty, door handles were loose, door stops were missing, the carpet was disgusting, there were stains on the wall, scratches on the vanity, scratches along with holes in the walls, and most of our lightbulbs were burnt out. I made the property manager aware of the issues, only some of them were taken care of. The roaches are disgusting, it's truly awful and I am simply waiting for my lease to be over, save yourself the hassle, time, and money.

I lived there for almost 11 months and I couldn't wait to move out. I never paid the same amount for rent every months. The utilities they add every month to your rent are outrages. BE CAREFUL, READ THE CONTRACT! when moving out, they will change you for everything, even a nail on the wall. They are thieves!!!!
Property Manager at Wasatch Commons, Responded To This Review
While we understand your frustration, we can assure you that rental rates do stay the same from month to month; however, utility prices are subject to change as they are based upon usage rather than being a flat fee. As far as move out fees, these are not a set, standard charge, but are instead based on the condition of items in the home; if you feel that these were calculated unfairly, please give our office a call. Thank you.
These apartments put money way before they do the tenant, the same can be said about maintenance and other things. On one occasion we paid our rent late by one day due to the fact that they close early on Saturday. We paid a whooping $205.00 in late fees. We where notified by a paper they attach on our door saying that we would be evicted in 3 days and they list all the things we would have to pay to cancel the eviction. When we talked to management they kept telling us that we should have been there by 3pm to pay. They seemed not care when I told them they lost me as a customer. My recommendation to you is don't be late or else be prepared to pay the consequences. I won't be renewing my lease.

Thanks for the positive review! We are happy you have enjoyed living here.
I've lived in apartments my whole life and the Wasatch Commons are by far the best. First of all, the appearance of the apartments themselves are well maintained. I absolutely love the pool and gym and the fact that it is strictly for residents only, so it requires key access. We have the option to rent a garage which is fantastic, as well as the unlimited parking spaces. My apartment itself looks brand new and I cannot be happier with my huge bathroom and two closets that give me plenty of space and create great convenience for my spouse and I. I also love the view of the mountains and small town that my balcony provides, as well as all the storage spaces. The new washer and dryer in my apartment also make my life 100 times easier. Lastly, I am very grateful for our 24/7 maintenance services. It is a great feeling to know that there is an operator (including maintenance staff) available 24/7 to help address AND resolve my needs. All of the great services that the Wasatch Commons provide for me creates the best living experience and I could not be more satisfied.

Well constructed and great management. I have lived at Wasatch Commons for 2 1/2 years and have literally have had zero problems. The maintenance team is great and respond to issues in a very timely manner. The office managers are great as well. If you are looking for a very convenient location near Park City, this is the place!

I moved to Utah for work and it was tough to find a place to live that accepted dogs. For about 2 weeks I worked with Olivia and she was able to help me get the process of moving from California to Utah. I was unable to come and check the place out first so my decision was made based on the website and by what Olivia told me. This is a great place, with peaceful neighbors and close to park city and Salt Lake City. Very happy here!

Wasatch Commons, is quiet, friendly, clean, family orientated and run by people that truely care about you. The pool is always maintained with a clean patio full of friendly family oriented people. As well as the apartment being clean and equipped with updated and well cared for appliances. The staff responds very quickly to any needs that I have ever had, they made it there personal priority to make me happy. My neighbors are respectful and quiet, and consists mostly of families. It has been a very relaxing atmosphere. I would highly recommend this apartment complex it is in a great location, well kept and I have enjoyed living here. Darlene

Thank you for the wonderful review. We are so happy you have enjoyed living here.
Wasatch Commons has wonderful apartments available. The floor plans and size are reasonable for what they advertise. Unfortunately, the contract is riddled with many 'gotchas'. Some of the fees are reasonable, others are just plain crooked. Either way, as long as you stay on your toes, read their contract, and get everything in writing, you shouldn't run into any unexpected expenses. The building itself has easy access to highway 40 and is just a few minutes from grocery stores and dining. If you've never been to Heber, it's about 30 minutes from Provo, and Park City. about an hour to Salt Lake City. I've enjoyed living at Wasatch Commons, but am not sure I would recommend it to others. There are other, cheaper apartments in the area with similar / better amenities closer to town.

Not a bad spot to call home, although it really is the only show in town, and sometimes it shows. The apartments are nice, although overpriced (no competition). The new manager is great, but the other gal is grumpy and unapproachable. Maintenance is fine, although the pool is unavailable more than most would prefer. All in all its a nice place, I've extended my lease twice now.

Thank you for the kind review. We have a new leasing agent this year that is exceptional. We have also made some changes that help us in not closing the pool as often. We are happy you have been overall satisfied with Wasatch Commons and hope to continue to improve our community.
Found our apartment online before moving to Utah from florida. Great find, no major issues except for residences not picking up after their animals and cigarette buds. Spacious 1 bedroom though and affordable rent.

Thank you for the kind review. We are happy you have been overall satisfied at Wasatch Commons. We take pride in keeping the community clean and hope you have seen less of an issue in this department. If not, please reach out to our office staff.
The cons- VERY expensive for what you pay for, and advertised rent prices are not what your going to pay with the addition of a mandatory data package ($90), parking fee, renters insurance (mandatory), all utilities, pet rent (deposit) and (monthly) per pet. Example= advertised rent $680 a month (special) actual costs out the door= $900-1000 for a small 1 bedroom and 1 bath. -Your on an island. town is a couple miles away, If you choose to walk its a long walk down a busy road and during the summer temperatures average 90-95 F this isn't the apartments fault -DO NOT pay rent late. There will be an additional fee daily, and you will receive a pay or vacate notice the following day. Three day notice. -Strict rules on balcony clutter. and no personal grills. Public use grills are provided. -Summer of 2015 the pool has been closed roughly five times for a period of one to five days without explanation. You may not sell your contract, lease rates are 12 months, 6 months, or month to month (most expensive). You must provide notice of your departure one month prior at minimum. High fee to break lease. Pros- While the apartments are small, they are very nice an in excellent condition, with new carpets and kitchen appliances. Washer and dryer (side by side) included. Despite being on an island you are a short drive to excellent locations - Salt Lake 35-40 mins Airport 40-45 mins -Park City- 10-15 mins Provo/Orem- 30-40 mins Heber City- 3-5 mins UVU Wasatch campus- Next door. -Air conditioning -Balcony/Patio -Covered parking -Garages fees apply Maintenance- very fast and very helpful. very nice guys. Neighbors- generally quite and friendly with wide verity of people and age groups. Office staff- friendly and try to be helpful, but are limited in the amount of help they can provide. Gym- 2 treadmills, stationary bike, stair stepper, weight machine. Never excessively busy. Pool/Hot tub Overall it is a good place to live if your going to be in the area for a period of one or two years, but beyond that I would seek out something else. If you do choose to live here make sure you get in on a deal, never pay full price. Make sure you ask to "see" your apartment before signing, make sure its what you want and what kind of view you get (a view of beautiful Mt. timpanogus or a view of a brown hill and parking lot.)
As a military veteran I can honestly say these are some of the nicest apartments I have lived in. The management is professional and great to work with. They have so many community activities and make us feel so welcome. They are also pet friendly (a BIG plus) . I also appreciate how fast they respond to problems or maintenence. The sorrounding mountain backdrop is breath taking!! Don't listen to the previous post about fees. If you are responsible with the property as if it was your own there will be no problems. The floor plan has great flow and is a very spacious layout. Being far away from home can be tough, but this place sure makes home feel a lot closer
Wasatch Commons Apartments have been an excellent place to call home. I have lived here since it opened October 4, 2011. I have the most awesome view from my balcony. In the 3 years I've lived here I have had minimal issues requiring maintenance. The have replaced my microwave (it did take some time). They also called sears to fix my washing machine. The hired crew are out quickly for snow removal. They also do excellent work maintaining the beautiful landscaping. The money I pay for my lease is well spent for how well my home is cared for here.
Best put - Shady management! If you're not smart & move here - BE PREPARED to pay fees that get "added on after the fact" and pay a laughable amt for utilities ALONG w/rent, and that don't even work 3/4THS THE TIME and only in one room! Mind you now, these are "new". Poorly new I'd state. The noise is a constant here with the kids who run around the parking lot yelling & screaming unsupervised. When their gym equipment doesn't work, you're lucky if it gets fixed or at all! Was there for 13 mos (which is another issue all on its own) & they had yet to fix the machine. I can go on and on! Can't express any more than DON'T MOVE HERE NO MATTER HOW CONVENIENT!
