The trendy neighborhood of Shaw is fast becoming one of Washington, DC’s top neighborhoods. Property Ratings at Washington Apartments
There is so much to say so I will be brief in saying I would never recommend this property to anyone. To name a few things I experienced during my lease; people being maced in the hallway at 4 AM, parties in the building going until 10 AM, gunshots right outside the building, roaches and mice found in the unit, broken windows for months, and unhelpful management when serious issues arise. Please do not move here.

I had the chance to live in the Washington Apartments community from early in 2017 until the end of 2020, when I left Washington, DC. I arrived at this community thanks to other friends who were living there and I really like the location. I witness various management turnovers but the leasing office (Janice and Jesmina) and the maintenance staff stayed the same. Their service and commitment, during those four years, was excellent. Of course, I saw some problems with missing packages (it's not the management's fault if a carrier leaves a package unattended in your front door)or problematic neighbors but this was always taken care of. These are problems that are also present on some of the most luxurious building complexes in DC. If you are looking for a small community in a location within the DC downtown area and well connected to transportation services this is the place to be.

Location, location, location. The apartment was nice and clean to move into. Jesmina was really helpful in our leasing process and even helped move our heavy package personally in her car! Looking forward to the stay.

Had a great time living here! Janice is so amazing and made us feel at home right away. The parking is super inexpensive. They even have a resident referral program where they take $ off your rent when you get someone new to move in. Washington Apartments is walking distance to everything. Great place to live.

If you enjoy sleeping, I would not recommend living in this apartment community. The leasing agent, Janice, is very nice and makes an effort to know each resident personally. Beyond that, though, management of this building is poor enough that it is not worth the discounted rent. Every single night, there is a group of 10-30 people who loiter directly outside the building (including on the steps to the building) and are extremely loud (blasting music, drinking, etc.) well into the night. It goes well beyond what is to be expected just from living in a city. It's not normal for a building that charges this level of rent to have to deal with this nightly disruption when we were not warned about it during the leasing process. The building management's offered solution was for residents to call the police every time it happens, which is a pretty ridiculous thing to have to work into a nightly routine (not to mention the fact that doing so has had little effect). The noise makes it genuinely hard to sleep, and the building's evidently thin walls and poor soundproofing don't help. Management has done nothing that's made a difference after being made aware of the issue (though there is no way they had not been previously aware of it). If you have a car, the parking lot also has several issues. The gate is routinely broken/left open, allowing any person or car to enter the lot. Additionally, enforcement of parking tags is apparently rather lax, as I've been unable to find a spot in the lot on multiple occasions (and, of course, I am paying for a guaranteed spot in this lot). Yes, the rent here is cheap in comparison to other Mt. Vernon Triangle/Shaw apartments, but there's no way it's worth the major issues with the management. I'm not usually one to complain or post negative reviews, but the inability to sleep properly in this property has been jarring. Look elsewhere.

My roommate and I are living here for about 5 months. We are students here at Howard University, so, pretty close to the campus, 15 minutes by walk and just 20 minutes walking away from White House, so you know how much we are close to the downtown! Just one block far from Giant grocery and and Mt Vernon metro station. Quiet neighbors, clean stairs, and nice mechanical and office staff make this place a very good option to live for a long time. The thing which is important for me is that the staff answer the concerns of the residents very fast; I really like it. The thing which we are concerned about is the annual rent increases; hope we can afford it, however we know this price is not too much for this apartment!

I moved out of my apartment on 8.27.16, four days before my lease expired, and I'm still fighting with Washington Apartments to get my security deposit back. This is all despite the fact that they claim there was no damage done to the unit.The management company here lacks communication and customer service skills. If you want anything done you have to stay on top of them. I had a mouse for the last 4 months that I lived there and no one would answer my requests to get rid of it. They would NEVER warn you that people would be entering your unit in advance. You always come home to a notice on your door saying someone was in there. If you value being treated like a valued resident, don't live here.
I moved here because after living up by Van Ness I really wanted something better location wise and closer downtown. The location is good and it is probably as cheap as it gets for this location, but the community/management is terrible. I've had a mouse problem for weeks and have called numerous times to have the gap between the floor and wall fixed and it took weeks for them to finally come fix it. The stairwells always smell like weed and are filthy and drunk/high neighbors are always loitering in the building entrances. My roommate had a package stolen after it was delivered in the building. They have no real package system to collect them for you. Sometimes I get an email several weeks after something has been delivered that they have it at the front desk, sometimes it is left in front of my mailbox, sometimes it is left in front of my door. Gym equipment and laundry machines are always out of service.
Have been a resident here for nearly three years. This place is a great value for the rent compared to most places in the area. On all major fronts (size, location, safety, lack of mice/roaches) this place is great, but there are various small grievances that prevent it from earning five stars. Overall I am very happy living here and have no plans to leave until I can afford something well above this price range. The pros: - Location: Within 20 minutes walking of every metro line, less than 10 min walk to two grocery stores, convenient to Chinatown & Metro Center, U Street, and Dupont. Safety-wise the area is still improving, but neither my roommate nor I have ever felt threatened. - Cleanliness: The floors and stairwells are typically very clean, aside from the occasional food or other type of mess on the weekend that is due to other residents' parties - Size - while the square footage doesn't sound impressive, I have yet to encounter a building that uses it so efficiently. Our apt is 800 sq ft, and we toured several places over 1000 sq ft that were more cramped. The biggest plus is storage space. Cons: - The leasing office could be a little more responsive. They've improved since I've moved in - better hours on Saturdays and have quicker turnaround with maintenance calls - but, in my experience everyone in there has been very cordial. The website indicates you can pay rent online but I have never gotten it to actually work for me so we do have to pay in person via check. - No fancy amenities: there is a small gym, but no pool, grills, rooftop decks, etc. No 24-hr concierge or anything so getting packages can be a bit of a hassle. - No elevators: Each building is only four floors (I live on the top), so all are walk-ups. Day to day this is honestly not a hassle, but it is somewhat cumbersome to move in. - Noise:Average noise level for downtown. There aren't any bars in the immediate area so no thumping music or tons of noisy drunks, but there is a certain level of constant activity. The only time it is truly awful is when the marching band is practicing during the summer on nearby streets.
I really love my apartment. Gorgeous wood floors, mirrored closets throughout most of the hallway, carpeted bedrooms, central air, and relatively new fixtures in the bathroom and kitchen. The building's not much to look at from the outside but the apartments I've seen inside are beautiful. Laundry room on the second floor, which unfortunately you have to pay for, and a storage room accessible to residents. The leasing office also has a lounge available to residents, though I've yet to see it be used (I've only been here a month), and a small fitness center with two treadmills, two ellipticals, a bike, some weight machines, free weights, exercise balls, mats, etc. The leasing office can be a bit slow but is very helpful if you visit in person. Great location: one block from the Mt Vernon Square metro, a block from Giant, bus stop right outside our door, and a 10-15 min walk to Chinatown, Gallery Place, and Logan Circle. 7th Street itself has a good amount of restaurants and shops. The building is quiet and the other occupants are friendly and courteous. Sometimes there are some questionable characters hanging around the park behind the building, but they generally keep to themselves. The area is pretty safe, though as you go towards Shaw it gets a little less safe-feeling. Overall a great area and a great setup here.
I have lived at Washington Apartments for about eight years. Staff and maintenance are very friendly and helpful. Parking is free for residents and guests. Although there have been some loitering and noise problems on the property over the years, they have definitely taken measures to deal with the problems and improve things. My apartment is pretty much bug free, and was renovated about four years ago. I was pleased with what was done. Rent increases are minimal, about 50-70 dollars per year. One thing I do not like is the absence of other rental options besides a 12 month lease. There needs to be the option of 6 month, and 18 month at least. It really is a peaceful place to live accept for the sirens heard on 6th and 7th Street. Hospitals are just up the street so there is a lot of ambulance and rescue vehicle activity. My apartment is only 1 block from the metro and for this price it is a good deal. I have no problem recommending Washington Apartments.
I've been living in the Washington Apartment on 7th and M for a little over a month. So far I have been very happy. It is a great location, right across from the Mt. Vernon Metro (green and yellow line), only 1 stop from China Town and two stop from U Street. They have done a lot of renovations and are currently working on more. My only complaint would be that there are no elevators in these small four story buildings so I would recommend living on the first floor if stairs might be an issue for you. There is a gym and a nice lobby space. If looking for a cheap, clean, well located space in DC this is definitely for you!
