National publications constantly place Pittsburgh near the top of the list for most livable cities in America, and it’s easy to see why. The city has a rich history as an industrial and economic hub, which led to the construction of many grand buildings and public sculptures which still stand today. Downtown in particular is rich with beautifully preserved buildings and lush public parks dating back well over a century, giving the entire community a timeless atmosphere.
Pittsburgh is split into three sections by the rivers passing through the city: Downtown (a.k.a. “The Golden Triangle), the North Side, and the South Side. Each has its fair share of attractions and landmarks: the North Side is home to Acrisure Stadium and PNC Park (making it a perfect area for sports fans), the South Side features big, beautiful greenways and refurbished steel mills, and Downtown is where you’ll find the most variety in dining, nightlife, and entertainment.

Property Ratings at Washington Gardens
I'm happy with my apartment. I'm at work a lot but when I am home I have a very enjoyable experience. I've been to the pool last summer and had a great time. It's nice that I have a fitness center here too. Saves me on fitness center fees. So far so good and the staff has been nothing but great to me. I would recommend.
I moved into the complex in 2021 and on move-in day, I realized the carpets were not cleaned and the entire apartment was dirty. After a couple months of living here, my roommate and I started to see roaches. Then we started to see A LOT of them. Pest control was called and 'tried' to deal with the situation, but the source apartment was not dealt with and the roaches kept multiplying. The apartment became unlivable and we had to move out. This was one of many issues experienced at this apartment building. Stay away.
BEWARE! COCKROACH PARADISE at this apartment complex. Not just bugs but the office staff too. We had a spotless apartment and still had a bug problem, absolutely disgusting to deal with. They spayed like twice to prevent bugs but because so many other apartments were dirty and not well taken care of it kept the bugs coming back. Management doesn't care about your issues and they dismiss everything as if they are going to handle it, nope. They try to get every nickel and dime from you when moving out. They changed property management part way through our contract and it was obvious it was a bad transition, they couldn't even tell whose storage locker was whose. Apartment was a mess when I moved in on a late Friday afternoon, office was closed for the weekend so I had to handle cleaning it myself before moving in fully. Reported the current condition of the apartment at move in to the manager, that must have got lost when the new management took over cause they tried to blame us for damages and cleaning fees. We left the place cleaner than we got it. Pretty sure there was mold growing in the pantry too, make sure you check underneath the shelves in your unit if you are brave enough to move in here.
Moved in last month- so far so good! Our apartment is big and beautiful with tons of windows and natural light, we have a dishwasher, garbage disposal AND ice machine. Walk-in pantry AND walk-in closet. The area is beautiful and there's a lot of restaurants and grocery stores in a mile radius. Maintenance helps with our requests in a timely manner. The community is made up of older people and young families with children (there is an elementary school across the street) Only grievance is our bedroom windows overlook the apt playground and we constantly hear the kids screaming as they play and the swing set squeaking- weather is getting colder though so this'll lessen at least. Very happy so far!

I lived there for more than 5 years and recently moved out. This apartment is in a perfect location where you have elementary school just opposite to this apartment, convenient location to travel to downtown, all the groceries, supermarkets, hospitals are close by, all the aparments have gas ranges, they don't charge for gas, maintenance requests are addressed on time which is a positive side. On the negative side, the water charge is very high. They don't have individual meters for each apartment. For a four-member family, we got $110-140+ every month. Management doesn't care about this. Cockroaches problems are there in many apartments. They treat them for free but the treatment seems ineffective. The property managers are changed every year. The new manager is not responsive, we had few issues and those were not appropriately addressed on time. Overall, this property is ok. Think about the positive and negative sides before you move in.

I lived here for few years and moved out recently. The water bill are very high. The new property manager does not care about this even after so many complaints. Every year they do some kind of upgrade to parking lots or some painting which is unnecessary, instead, they can some useful upgrade for residents or inside the apartment. Also, many of the apartment has roaches. Gave complaints many times and the pest control company treatment is not effective. They should change the name to ROCHINGTON GARDENS. The previous property manager Matt was very good. He will listen to people and most of the concerns were addressed now it's not like that. I see many people are moving out of this apartment. I would definitely not recommend this to anyone.

Hello User, Thank you for your review. We want to sincerely apologize for your recent experiences. We are making several upgrades to the community that also include apartment renovations. In regard to pests, we actively work with our residents to eliminate any pests in their homes. However, they must comply with our instructions and prepare their apartment home before pest control’s arrival. If those conditions are not met, unfortunately, pest control will not be as effective. We ask that you contact our corporate office directly so that we may continue to discuss your review and work with you to improve your experience in any way possible. Our phone number is 412-242-5390
I've been living here for many years and the water/sewer bill is outrageous. The bad thing is they have a single meter for water is calculated for the entire building split based on how many people in the lease in each apartment. There is no separate meter for each apartment. Even if you are on a vacation for a month and don't stay in the apartment you will still need to pay your part that. Recently we are getting $150-$180 that super expensive. The management is not doing anything. I would not recommend this apartment to anyone.

We are disappointed to read your review. The concerns you describe sound frustrating and for that, we apologize. We have conducted a maintenance inspection and believe to have found the issue here. Please remember it is important to report any plumbing issues you are experiencing so we can correct leaks or running toilets prior to you getting a heavy bill. We are always happy to hear resident feedback to learn how we can improve our services. We want to assure you that our team is always here to help, so please reach out to our management office with any more concerns that you may have.
All the nice property management people won't be nice when you leave or there would be no courtesy whatsoever regardless of your stay duration. I complained about the situation of the carpet in 2017 when Shaleigha was the property manager (now she's the regional manager), she said the carpet was only 2 years old (it could have been 2 years old I'm not debating that but the previous resident left in a state that made it look like it's 5 years old or more, dirty and black), they refused to replace the carpet and offered to just wash the carpet, the carpet for a 2 bedroom apartment was steam washed in 20 minutes, you can tell the quality of that wash based on the time the cleaning professional or company spent, so it was just for namesake. I didn't have much options so I left it at that and continued living in the carpet that still looked old, dirty and bad. Now fast forward two years from that situation, I had to move out of the apartment due to a work transfer. During the move out, Matt the new manager (Shaleigha was a good manager I will give her that, Matt doesn't even care so you would be lucky if you get any good service). He slapped a 600$ charge as move-out settlement for two things: - Crayon scribbles on the walls (if you have kids, please look elsewhere or watch your kids 24*7 so they don't scribble anything on the walls or even better paint the whole apartment when you leave) - My son spilled turmeric milk in the dining area, it left a spot on the carpet. I agree that the carpet doesn't look good with that spot, I have to remind you about the bad carpet e-mail I wrote when I moved into this apartment, it's not like we spoiled a spanking new carpet, this was bad and dirty to begin with and this is the carpet the apartment refused to replace in the first place, now they are charging me a portion of the carpet replacement charge because of that stain, yeah apparently that particular spot requires a full apartment carpet replacement. The carpet was supposed to be replaced years back anyway, guess who's expected to bear the charges, the resident - YOU!! After reading about my experience moving out of this place, if you still decide to pick this place for your family - Good luck with that, hopefully it works out for you though it was a bitter move-out experience for me. They have been harassing me to pay those charges now. I don't agree to these unfair charges, I'm not sure why they cannot be fair here.

Shaleigha, prop mgr does an excellent job at creating a "home" community, well-cared for property, quick response to any apt. concerns, Mark is the great bldg maintenence eng. Great place to live!
The neighbors are friendly, the area is safe and located extremely close to a lot of shopping centers. The property is maintained very well and maintenance is taken care of quickly. They offer garage parking at a low cost.
Good maintenance. Interiors are good. Nice amenities. Accessible to all highways, public transportation and stores. Good security system. Cellar parking available at minimal price. I would recommend this community.
