Property Ratings at Washington House
I had a 1BR on the 5th floor. Apartment was well laid out with a large bedroom. Lots of windows and good heating/water. Some of the faster elevators you'll see for an older building. The management was incredibly professional--great response times and the staff made sure to meet your needs. It does get a little loud with ambulances going past 16th St and Florida, but the walls between the apartments are thick and I never had issues with neighbors. Would recommend living here.
Would absolutely recommend this property! The Washington House is in a great location, walking distance to Dupont Circle (red line) and U St (green line) metro stops, multiple grocery stores, Adams Morgan, and 14th St. Beautiful view from the rooftop. Up-to-date appliances in the units and a laundry room on every floor. All of the staff are very friendly, and the front desk is staffed 7 days a week. Building is kept extremely clean (didn't see a pest once the entire time I lived there), and maintenance is responsive to requests. The only cons I can think of are that there are no real amenities (other than a very small in gym the basement with dated equipment), and that moving in/out was a hassle, as residents are required move furniture into/out of the building through a narrow staircase out back on Florida Ave, rather than through the front door.
Immediately fell in love with the heartwarming experience, from the apartments and the picturesque location to the welcoming people who keep the place up and running. These are some of the perks of living at The Washington House: - breathtaking rooftop view - nice architecture - well-kept apartments - a ton of commodities (dishwasher, bath tub, washing machines, dryers, and even a gym) - vibrant neighborhood - accessibility to relevant places (park, metro and supermarkets) - near 14th street food corridor in case you want to eat out - near Adams Morgan in case you want a fun night out - within a walking distance of the White House - staff is SUPER nice
-The building is kept very clean and well-maintained. -Of all the interactions I have had with the staff, almost every single one has been positive. Similarly, the management is scrupulously fair and even a little bit generous. This is a HUGE difference from other landlords that I have dealt with in DC and makes everyday life much more pleasant. -Malcolm X/Meridian Hill Park is a wonderful green space with a great history. -You are within 5 minutes walking of Adams Morgan and U St, 10 minutes of Dupont and Columbia Heights, 15 minutes of Shaw and Mt. Pleasant. Harris Teeter is a little less than a 10 minute walk a way and Trader Joe's just a little more than 10 minutes. Hana Market is less than 5. Tons of amenities close by as well. If you work downtown, there is an S1/S2/S4 bus stop literally right in front of the apartment and an S9 stop 2 minutes away. Unlike certain other streets in DC that are basically parking lots during rush hour, traffic does move on 16th St, so these are great commute options. A couple of issues -The apartment is located at a busy intersection and close to a police/fire station, so there is a lot of noise. -Many of the floor plans are fairly small compared to what you can get nearby(e.g. 1BRs of around 600 sq ft). -The fixtures in the apartments are somewhat on the cheaper side, but fortunately maintenance is extremely responsive whenever you have an issue. I would also note that the management owns two other buildings (Hightowers and Park Square), which have different attributes that might fit what you are looking for better. I looked at units in those buildings and highly recommend those as well! If you want to be in Dupont and/or live super, super close to a grocery store, Hightowers has Safeway and Whole Foods both less than 5 minutes away. Park Square is on a significantly quieter street and Park Square has notably larger floor plans available.
I lived in Washington House for over a year and it was such a pleasurable experience. Not only is the location SO GOOD, but the staff is so helpful and friendly. Whether it's printing requests or maintenance requests they will do it for you. And maintenance comes SO fast! I've never had any issues living here and honestly I am sad to leave.
Washington House was my home for two years, and if I didn't have to move away to be closer to work I think I may well have stayed still longer. The property was homey and comfortable to live in of course, but above all I think it was the genuine attention of the management staff that made Washington House what it was. They were friendly and responsive to my needs and questions, and I felt they truly cared about the quality of the living space. I found the building's location just right for living with both comfort and good recreation. All the high-quality and many personality-filled shops and restaurants of Adams Morgan were within walking distance, as was my favorite spot for quiet time and greenery, Meridian Hill Park. Public transportation was readily available nearby, with a bus stop right outside, Capital Bikes stations within two blocks, and a Metro station a little farther down.
I had the absolute best living experience while living at Washington House for three years! My 1 bedroom apartment was super spacious and had a great layout. The common areas are great - including the rooftop with phenomenal views of DC. The best part of living at Washington House was their staff and management! Everyone there is kind, helpful, understanding and their goal is to keep their residents safe and happy. Which they did! I truly loved every moment of living at Washington House and will miss living there.
I've loved living in this apartment for the past two years. My studio was very spacious with lots of east-facing windows with views of the Washington Monument and downtown. One of the bigger/more usable kitchens for a studio that I've seen. Plenty of storage. Would recommend.
Washington House is absolutely the best building in the neighborhood, hands down. I was in a hurry to move in and the entire team was so helpful getting the unit ready essentially overnight and answering all of my questions. I lived there for almost four years and every interaction I had with the team was phenomenal. It's a small enough building that you you really get to know the staff and can feel comfortable asking questions, and they're always ready to help even on evenings and weekends. The move out process was a breeze, and unlike lots of places you don't feel like you're being financially penalized for every little thing. It really feels like a family owned company that cares about its tenants.
I had a wonderful two years at the Washington House. The management team is personable, responsive, accommodating, and acted with integrity. Truly, every experience I had with WH staff was helpful and pleasant. Great apartment layouts, big soaking tubs and walk-in closets, very clean common spaces, beautiful roof deck, pet-friendly, excellent location, good value for the market. If I hadn't had to move out of town, I'd still be there!
I cannot say enough good things about my experience living in The Washington House for the last four years. I'll begin with the people who work there. The management is the best I've ever had, but the bar for apartment management companies is so low that saying TWH's management is the best doesn't do it justice. So I'll say this - the managers and staff at The Washington House provide the best customer service I've ever had from ANY business, ANYWHERE. If you need pointers on how to decorate your space, Tony can help. If you need something fixed, maintenance will be there the same day, often within minutes of you sending an email. If you need help hanging shelves or pictures (well beyond what's expected of maintenance staff), they'll be there, too. I spent several months on crutches, and without ever asking them to, staff would bring my mail and packages directly to my apartment, knowing it was hard for me to carry things up from the lobby. The people who work at TWH know all their tenants by name and go out of their way to be helpful and make your life easier and your experience in the building more enjoyable. And, when I got a new job in another state and had to pack up and move seemingly overnight, TWH helped me find homes for my furniture, plants, and everything else I couldn't take with me. Again, well above and beyond what's expected. The people who work in the building keep it impeccably clean, open the doors in the lobby for you, collect and send out your packages, and keep the building running smoothly, but they do so while feeling like they're your friends. It's clear that they enjoy their jobs and their tenants. The staff, quite simply, are extraordinary. Further, the apartments are gorgeous. They're clean and well laid out and have incredible closets and big windows, and even the studios have a big kitchen area (bigger and better than other studios). The walls and floors are also thick enough that I almost never heard any of my neighbors, and they're located in the best part of the city - two blocks from AdMo, two blocks from the 14th Street strip and U Street, across the street from a big beautiful park, and an easy and quick (and very pretty) walk downtown (or bus ride - several buses pick up from outside the building). I absolutely loved everything about living here, and if I hadn't had to move out of DC, I'd live in The Washington House forever. Great apartments, great company, great people.
Pros - Great location for the price, nice rooftop (view of the Monument), Brian (front desk manager) was a nice guy and went out of his way to accommodate your needs/requests, maintenance was responsive within 24 hours. They allowed me to change apartments since the first one I was in was terribly noisy on the street side. Cons - Homeless people sleeping in the lobby (and instead of hiring late night attendants they asked that we be mindful of who we open the door for). If we have to be security then our rent should be reduced. Roaches, trash isn't always taken out so the hallway smells sometimes, the weekday evening shift lobby attendant has the personality of a wet blanket, the weekend day lobby attendant likes to sing loudly around 9am so you can't sleep in if you live on the lobby floor. Extremely noisy neighbors and thin walls. Neighbors above me smoke cigarettes in their apartment so I can smell it at random hours of the day. The building is strict on leaving an umbrella in the middle of the hallway but not strict on noisy neighbors at all. The building showed my apartment without notifying me while my dog was out and about in the apartment. They said they'd take my apartment off the market until I move out. I go on this site and see my apartment is still listed. The staff who work inside the leasing office never speak and I mean NEVER.
I can not say enough positive things about The Washington House Apartments and the WONDERFUL staff that manages this property. I lived in the building for over 8 years during my time in the DC area. Throughout the years, transitioning from a studio apartment in the basement that looked into the private courtyard, to gorgeous one-bedroom on the 9th floor that overlooked the park, and even a two-bedroom on the 4th floor which was an ideal setup for living with a roommate. I can honestly say that I know just how amazing each of the layouts are - and how rare it is to find an apartment that truly feels like a home. Thick walls, reliable front door staff, safe community feel, and an extremely helpful maintenance crew (for the rare times when a repair is needed). Imagine having the best rooftop to watch Fourth of July fireworks from in all of DC. Imagine the unbeatable proximity to the Drum Circle held at Meridian Hill Park on Sunday night. Imagine a central location to all of the hip neighborhoods making it easily to venture to Adams Morgan, DuPont Circle, Logan Circle, 14th Street restaurants and more. You're a part of all of the action, while being nestled on a scenic street. As for life in the building, there's a reason why tenants typically stay for years, and years, and years! Management is very invested in making sure that residents love their home, feel valued and stay. In fact, one of my neighbors had lived in the building for over 20 years! Let me tell you one thing, this is the place to be!
Lived here for only a year but loved it. Lots of light, nice layout, great location, friendly staff and maintenance crew is very responsive. Beautiful hard wood parquet floors, one of the best roof decks in all of DC with amazing panoramic views! Family atmosphere. Great value for rent, which is reasonable/market rate. Gas oven! Could use an update to the gym. Moving in and out is a bit of an inconvenience, have to deal with stairs and there's no loading dock or parking.
I lived in the Washington House for almost five years. The building is professionally managed with top notch staff. Annual rent increases are reasonable and apartment rates are great. Each unit has individually controlled heating and cooling. Water and Natural Gas are included in the rent. Our Pepco bill was typically $30 to $65. This is a great building that was hard to leave!
Agree with everything in the other reviews. We lived in the building for almost 5 years and loved it. Staff are super responsive and friendly, packages are easy, building is clean, lobby recently renovated and they're doing some other renovations between tenants as well. Super reasonable rent. No pest problems and we lived close to ground levels. Friendly dogs. :) Gorgeous rooftop and garden patio that are underutilized by other residents. Great location -- no, it's not right on top of the metro, but you have easy walking access to three different lines (red, green, yellow). Bus stop right out front is better than metro on weekends anyway. Building has RCN which is cheaper and better than Comcast. We were in a corner unit and our power bill was never over $60 -- usually lower. Neighborhood is awesome; close to a bunch of supermarkets and bars/shops, but 16th St is zoned for residential so you don't get the same noise as a commercial area. Police station around the corner so very safe, and they're good about not using sirens at night. If we weren't leaving DC, we wouldn't have left!
I lived in a studio here for about 20 months. Awesome staff. Awesome location. Will be hard to find a better price for everything you have access to. Would have loved to stay but I'm moving overseas. Highly recommend living here.
I lived in the Washington House for only a year - had to move away for school :( - would have stayed for a long time! I lived in DC for 7 years and this was my favorite apartment building. The staff is EXCEPTIONAL. I loved being greeted every day by smiling faces. The actual building was well-taken care of. If I ever had a maintenance request (which was rare) someone would be there immediately. The PT Management company is family-owned, and they are always making improvements. (They even throw a cute holiday party for the tenants!) This year we got a new package system! I love having the security of a doorman during prime hours. I had look at A LOT of apartments before this one. You cannot beat the layout for the studios. They are very sizeable!! HUGE CLOSETS, full appliances, and bathtubs fit for Mariah Carey haha. The location is AWESOME! I loved being close to U Street bars / Meridian Hill Park. The building was a quiet building which I liked! I also liked that the structure of the building was very strong - i.e. thick walls so you don't hear your neighbors. I enjoyed the rooftop too! Although the units did not have a washer / dryer...it was literally down the hallway and easy to do. I never had to wait to put in a load. I also liked that the w/d were industrial size so I could knock out a lot of clothes at once. I mainly interacted with Brian and Cornell - but the rest of the staff Rannie, Tony, etc were super friendly! Paying your rent online was also easy! The move-in / out process was very professional & transparent! I really miss this building!
I lived at the Washington House for a year and half and, after being in D.C. for over eight years, this was by far the best apartment I lived in. All apartments are spacious with like new appliances and those on the front of the building have beautiful views of Meridian Hill Park. Management staff are very responsive (some even live in the building themselves!), and the location is terrific - the building is a five minute walk to 14th street or 18th street, and has a beautiful roof deck and garden for residents. The rent includes all utilities except power. Highly recommend this property!
I've lived in The Washington House for about 6 years now and I am still very happy to call it home. it is an elevator building that consists of 9 floors, with many of its residents long term renters...which is a testament to its condition and management. The cleaning staff and monthly visit from the exterminator keep any pest concerns at a bare minimum, which is such a score for city living. Whenever I have a maintenance need, it is addressed and resolved immediately. The front desk staff is on duty until midnight Monday - Saturday, and until 6:00p on Sundays. You never have to worry about the safety of your packages, which is great. The people who work there are always friendly and helpful. As for the location...it really doesn't get much better. Just a stone's throw from Meridian Hill park (which is beautiful, so convenient for the dog owners in the building, and a gorgeous view from the lovely finished rooftop) you are a short walk to the U Street, Dupont Circle and Adams Morgan neighborhoods, which are chock full of restaurants, bars, and shops. And yet with all this at your fingertips, the building is just tucked back enough from the chaos of urban life. The 16th Street bus lines run frequently and the metro is a 10 minute walk away. There is a Harris Teeter a few blocks up, and lots of little local markets. Just a few blocks down U Street there is a seasonal farmers market that opens on Saturday mornings. Now, nothing is without its faults - there is some noise from the hallway and the neighbors entering and exiting their apartments (the doors are super heavy) - but being someone who has been renting for almost 20 years, this is a pretty minor complaint in the grand scheme of things. A final note - the management company is superior to any other I have ever encountered. They are real people who care about their tenants. THAT is worth its weight in gold. I would definitely recommend checking out The Washington House if you are planning to move to, or within, DC. Good luck in your search!
