Property Ratings at Water Tower Flats
Appliances are in poor condition. Pipes leak in the apartments. I’ve already been relocated to another unit due to pipes busting in my ceiling. If you want a functioning gym, do not come here. Both treadmills are out of order and have been for months. The electrical bike doesn’t work. A lot of weights are going missing with being replaced. It’s honestly a dangerous place to workout. I would move out tomorrow if my lease let me.
I like the location of water tower flats and overall, the service has been good.
Water flats is a great community to live in , with every restaurant and store in walking distance.
Where to even start. Don't believe the reviews of this place. The new management company took over and completely botched the turn over. They lost all their resident information and had no clue who was living where. They had to post fliers on doors to survey who was living there. The online payment portal was down for the first payment and they didn't have the amount owed at the time. They are hard to get in contact with. If you call their phone number it almost always goes to a central call center that has no idea what is going on with the property and can not redirect or get you in touch with the actual on site management. When you do go in and talk with people it seems like no one has any idea what is going on. Maintenance is a nightmare. Not only is maintenance slow, but they are rude. I got in a yelling match with one of them because he refused to inform me the status of my emergency maintenence request. He told me to go walk over the office and ask... That's your job man. I've also been fighting with them to get my AC fixed for 2 years...its been actually 3 years but the new management hasn't been in charge the entire 3 years. They refuse to replace the unit even after 3 parts were replaced and two refills of freon. I've been using a window ac unit for 3 years now because the AC overheats and blows hot air half the day. I can't put my total frustration with maintenance into words. I highly recommend avoiding this place.
The location is great but wow the management could not be worse. In the winter, a bird flew into our window and broke the glass, it took them 2+ months to replace the window while it was January in Colorado and through negative temps. It is summer now and 95+ degree days and our AC broke. After over a week of our maintenance request going unanswered, I had to call the office in order to get any sort of attention. Finally the HVAC guy came out and said we needed a whole new unit and are “on the list”. It’s now been 3 weeks without AC while it’s reaching 100 degrees and still no word about when it will be fixed. Homeless people sleep in the open stairwell right outside your door and there are drug dealers that park around and deal out of this complex to the homeless in old town. At a minimum of 4-5 times a day you will have homeless people trying to open/ break into your car and digging through the trash. I’ve found guns and miscellaneous needles in the grass around the community. This is NOT A SAFE PLACE TO LIVE. If you’d like a peaceful community, this is not where you should be! I do not feel safe here and management couldn’t care less about your well being.

The moving process was the easiest I had ever gone through. I did everything online, including signing my lease. The office staff is very friendly. It was a great experience and I love my home.
The management at Water Tower Flats is unresponsive in a way that makes it seem intentional, though their non-existent responsiveness might also be incompetence or negligence (or a combination of all of these plus more factors). Regardless, be warned that this community is very poorly managed and the result is that you, the tenant, will suffer the consequences. Like others have mentioned, this might be in the form of not having access to community amenities you're paying for as a tenant because the amenities are out of service or closed, or can also mean you will be out money you're entitled to with no forthcoming help to remedy from Water Tower Flats management. Awesome location. Terrible management. Can't recommend you live here until management or their practices improve.
Previous staff was always willing to help… new staff is more concerned about getting new residents in at a higher cost and charging current residents more! Was told one thing and weeks later that completely changed
The apartment wasn’t ready when it was supposed to be when we moved in, which was extremely frustrating because the movers timed out so we didn’t have any help unloading save one friend who came to our aid. Other than that this place is fine. The maintenance guys are on point and the apartment itself is nice.

Dead bushes are not replaced. Pool was broken all last summer. Walks are not shoveled in a timely manner. Staff is kind and helpful, but these issues are out of their hands.
Convenience with good location maintenance issues seemed to be solved quickly when needed.
Water Tower Flats is beautifully maintained, quiet, and safe. The staff is quick to respond to my emails and provide clarity or address any concerns. I love the maintenance guys, Daniel and Mike. The quick walk to Olde Town is worth every penny.
Issues are not with maintenance. The pool has been closed for a very long time and side walks never get shoveled in a timely manner.

This is a classic frustrating rental company that has super expensive admin fee's and spreads out costs through a bunch of fee's so they can advertise super cheap rents, don't be fooled!!! Apartments are decent but this company sucks!!

I absolutely would recommend water tower flats to people because it's clean, quite, great location, and every person that works here is so great. Maintenance is quick, fun and reliable. Everyone in the front office is so helpful and nice.

There are a lot of things that we love about the apartment, especially the amenities and the location. For the price that we're paying, it would be nice to have more parking available in front of our building and for the apartment to have been more "move-in ready" than it was.
We had several visits in was home to witness. I appreciated the constant feedback and both techs letting me know what the issue was... they needed to wait for a part and they were able to fix it! We appreciate our ice maker being back!

I think the price is too high for what you get. I am currently paying what I would have paid with much better amenities, larger pool, bigger units, wood floors, better appliances.

We moved in on a Friday and realized that our washer/dryer was unplugged. When we realized we couldn't get behind it to plug it in ourselves I called the leasing office. The person they had on call that day wasn't able to get behind the washer/dryer either, so they gave us a key to an empty unit so we could do laundry in there until they were able to get a longer cord to plug ours in which wasn't going to be until Monday. Everyone was apologetic and so helpful.
The biggest thing I think this apartment lacks is ventilation for the cooktop/range. Its hard to get the smells out of the apartment after cooking or to venitlate the unit if something you cooks creates so smoke. I also feel out patio is always dirty because of debris falling from apartment decks above us. Wish there was something covering the bottom of the decks above so stuff doesn't fall through the boards when I am sitting on my patio. I have to clean off our chairs everytime I want to use the patio because of the stuff falling through from above. Compared to other nearby apartments there could be a few more updates here for the price we pay but we chose this location due to walkability to nearby Olde Town. Bathrooms look a little outdated and lighting in the bathrooms is awful.
Friendly staff, and one of the only communities where there was little to no staff turn over, so I was always able to see familiar faces in the office from the day we moved in until the day we moved out. Nice, comfortable apartments.

We love living here, but are having trouble affording it. We would recommend living here if people have the finances. The location if convenient and the quality of the apartment and its amenities are great.

Very overpriced apartment because of the light rail that isn’t even up and running.
This community is safe and within walking distance to great restaurants! The clubhouse has everything you could ask for, including a hot tub. The leasing office staff (Corey, DJ, Sammie, Liz, and Angel) were awesome and super friendly. I highly recommend living here!
