Property Ratings at Water View Village
The management is horrible- absolutely no effort in customer service, refuses to address issues and blatant lease/policy violations, and always leaving early even though the office is supposed to be open for assistance. Living here is not what is advertised. Water View Village is advertised as smoke-free buildings and all residents received this communication in several emails. But I can’t sit on my balcony or even open my windows because of the constant stream of cigarette smoke from the apartment below. Reported to management several times, including pictures of the tenants smoking on their balcony (with an ashtray) and management refuses to do anything, just saying “it’s complicated.” There is nothing complicated about doing your job. This is only one example of many issues. Do yourself a favor and choose a different company. Water View Village will only continue to raise your rent while ignoring any issue that comes up.

Apartment is beautiful and building is quite. But buyer beware as this is what they don’t tell you. The central air can not be controlled in the unit. The tenant can only operate the fan from high to low. In the summer it’s 76 degrees in my unit. They shut off the AC compressor September 29th and the air coming out of the vent is 82 degrees. The humidity in my apartment is 73% no matter what the temperature is outside. They offer package acceptance but send emails that they’re getting to many so please ship them to you office. They will only give a visitor parking pass for 2 days so if your laid up and need someone to help you for more than that you’re out of luck.
I lived at Water View Village for a little over 3 years and have absolutely no complaints over my time there. The only reason I moved out was to move in with my girlfriend and be closer to Boston. From the day I moved in they were helpful. I came from New York with my belongings on a Saturday hoping to find an apartment that would let me move in that same day as I had to start a job on Monday; the first apartment complex I looked at that day did not allow me to do so, but Water View had no issue. The leasing staff was always useful and prompt when answering questions. The property management staff was also great, any time a work order was placed action was taken within 24-48 hours. Even as I was getting ready to move out the staff was great and flexible. I needed two more weeks as the apartment I was about to move into would not be ready on the initial date I was told and Water View allowed me the short extension. I ended up not needing the two weeks and moving to a different apartment and they were still flexible when I gave them that update. Overall, a great experience and I would recommend Water View Village to anyone looking for an apartment in Framingham, MA.
This apartment complex is fantastic. I have lived here for 2 years now. As a busy graduate student, it's been helpful to have a convenient, inexpensive, all-amenities included place to live. I plan to continue living here even after I graduate. I'm able to keep stay in shape with a fitness center that is open 24/7. If you're looking for flexibility, come check this apartment out and start working out!
My wife and I have lived in a few different housing complexes and this is by far our favorite. Management is only around if there is an issue, it isn't that lame dorm feeling where you are constantly being bothered or asked to participate in things or even talk to anybody! There is a great fitness center, they are opening a movie theater in the basement, and an outdoor pool. Still not sure if animals are welcome or not, but I have not heard any barking. The only downside to the place is the white carpeting which can get dirty quick or maybe we are just slobs. Tl;dr- mgmt stays out of your hair, clean, amenities, cheap, great parking.
