Property Ratings at Waterchase Apartments
Please don’t live here! For your own sanity…. My roommates and I had a 1 year lease & here’s my laundry list of issues we experienced: 1. When we moved in the apartment smelled like a smoker had lived there. When we contacted the office about it they said if we wanted them to fix it they would have to delay our move in. No offer to pay for somewhere for us to stay, as we were coming from out of state & had no one to stay with so we just took care of it ourselves. 2. Cockroaches. 10 out of the 12 months we lived there we had cockroaches in our building. They tried to treat them but it never worked - probably because they were treating our apartment not the whole building or the attic above us. 3. My car was broken into & bike was stolen OUT OF A LOCKED GARAGE. This is not a safe area. 4. Packages were also stolen if you didn’t grab them RIGHT when they delivered. 5. The pot holes & terrible roads. I hit one of these pot holes once and the force made my coolant line break, so had to get that fixed. 6. Goose poop everywhere!!! 7. Last but not least, they only gave us 1/4 of our security deposit back for things that were not even there. We left the apartment better than we got it. Do not live here unless you want to spend tons of extra time & money picking up managements slack just to be able to feel somewhat safe living in this environment. This place is far from a home.

I’m paying waaaay to much money for my heat to not be working and have multiple issue with this apartment!

Thanks so much for taking the time to leave this review about your experience living at Waterchase! We are glad you found us, too! Have a great day!
Been living here for about a year and a half and have no reason to look for another home. The maintenance staff and leasing consultants are so professional and kind and help me with whatever I need. They appreciate their residents with little gifts here and there and that means the world to me. Beyond the quality of the apartments and the amenities, what's really kept me here is the people.

Happy Holidays! We really appreciate your feedback, and we thank you for making Waterchase your home! Have a wonderful day!
My fiancé and I signed a lease for an apartment here about a month ago and we just moved in. Our initial impression was very pleasant and we were sold. We specifically requested a renovated apartment with wood flooring and stainless steel appliances, because we figured it would be easier to maintain. We were promised by our leasing agent that we would get a renovated apartment, and our contract shows that that is what we are paying for. Since signing our lease our leasing agent has either quit or was fired. When we moved in, we realized we were moved into a standard apartment. Our move in was delayed two hours because a cleaning crew was finishing up, but the apartment was filthy when we entered. The carpets smell like smoke and urine, the bathtub is stained a bright orange from hard water, the ventilation in the bathroom is broken, there was so much mold growing under the sink that I had to take care of, and our washer leaked everywhere on its first cycle. I don’t mind living in a standard apartment, but I am being charged rent for a renovated apartment that I did not receive. I have contacted the leasing office nonstop about these grievances, but so far it has gotten nowhere. Despite showing written proof of my contract they insist I am paying the standard rent. They are severely understaffed and are overloaded with complaints very similar to mine. I doubt I will see a solution to any of this soon. I really wish my experience at Waterchase was better, but so far this is really disappointing and misleading. If you are considering leasing an apartment here, please be very thorough with your leasing agent to ensure you get exactly what you are promised, and please be thorough with your move in inspection.

They never get back to you unless they want something from you. Impossible to reach them through the phone OR email. They don’t fix things right away. THEY DONT DO THEIR JOB. don’t live here. Save your money and don’t make the mistake I made. The workers are just terrible. They need new people at the office please.
We had a mold issue within the first month of moving in, long story short we had to clean up the mold ourself, along with no reimbursement on damaged personal items. Water continually leaked in our windows and no solution was found. They never offered to pro-rate our rent nor move our apartment on there expense.

Recently received new management at Waterchase - since then, everything has been going downhill. When you take into consideration gas, electricity, water, pet fees, garage fees, garbage fees, plus whatever else they can find, it can add around $500/month to your costs. They are "smoke-free", but people still smoke on their porches. They are very strict about what is allowed on your balcony, and they are not flexible when it comes to getting out of a lease. There is not central air, so the bed rooms get very hot during the summer if you close the door because the air conditioning unit is in the living room. Carpet has been removed from the first floor stairs entrance to the building, so now people and pets slip on the plastic flooring when you come inside from the rain or if you have snow on your shoes. The buildings constantly smell of weed. There are rent increases every year, and they have been tacking on more and more monthly fees as time goes on. The parking lot is full of pot holes, and if you leave your garage open, you'll have items stolen pretty quickly. The neighbors are constantly blasting music, and every now and then there is a dog in someone's apartment across the lake that is barking constantly from 10 PM - 1 AM.
Old apartments/appliances, paper thin walls, poor security and lighting of parking lots, horrible and unprofessional office staff. The list could go on.
Moving into Waterchase Apartments has been a disaster since day one. We were told our building is smoke-free (which we specifically requested), but Waterchase chooses to loosely enforce that rule, like all their others, because we were treated like idiots for even reporting the person smoking on the balcony above us. I guess that all the cigarette butts on the ground below us and on our patio should have been a clear indicator that they don't enforce their own rules nor care about their tenants. This isn't the reason for the one-star review though. We moved in Aug. 2017 and have had non-stop problems with the disrespectful neighbors above us. From their cigarette butts & trash being thrown down on our patio (which we took pictures and presented to the office as documented proof), to their obnoxious foot stomping that goes on all day and often goes on well into the night passed quiet hours. We have provided documented video/audio dating all the way back to Sept., to show what was going on. We were told this what not enough, even after the office stated that they had given our upstairs neighbor numerous warnings. As nothing was being resolved, we resorted to calling security when they were being disruptive after quiet hours. Obviously calling security didn't resolve the problem and it only made us more frustrated to find out that they weren't even documenting our complaints properly for the office. As of now, their solution isn't to even fix the problem and remove the troublesome neighbor. They would rather transfer us to a different unit, so that the next unfortunate person that takes this apartment will have to deal with what we have been putting up with for months. I truly feel sorry for the people that move into our vacant apartment, because there is nothing you can say or do to get the front office to do their job. Don't bother reporting any problems to the office staff, because you will be made out to be the bad guy, while the person being disruptive becomes the victim. If you are looking for an apartment complex where you can be as loud, disrespectful, and obnoxious as you want, then Waterchase is your place. **I will gladly edit my review when the office staff feel like doing their job**
Simply stated. Overpriced and management is useless
If you ever want to sleep again, don't live here. You can hear every single thing everyone around you is doing. Dogs barking next door, and barking round the clock, people upstairs walking around all day and all night and heariing every step they take. The neighbors tv, the person above vacuuming. I don't lie when I say you can hear everything. It's basically like you're living with your whole building by how much you can hear. I don't consider myself a light sleeper but the fact that I can hear everything is awful. I moved in about 2 months ago and haven't had a good night's sleep yet. However, that is my only complaint. If you don't think you'd struggle with that it's really not a bad place to live. I don't believe it's worth the money for how thin the walls are. I've lived in places a lot cheaper where I didn't hear a single thing the people around me were doing. Just something to consider.

Dear Resident, I am so sorry to read about this. I am happy to read you are happy here, besides the noise. We do offer non-dog friendly buildings. This could help if you don't want to live by any dogs. Your satisfaction is important to us. Please contact us at 616.532.3100 or waterchase@ipaliving.com. We would love to help you. Sincerely, Jessica, Property Manager
I've been at Waterchase for a year now and absolutely love my apartment, the complex, the amenities and the staff. The grounds are kept neat and clean, the exteriors are continually being updated and now the Clubhouse and fitness center are getting a fabulous make-over. The complex itself is quiet and relaxing and the city noise fades to the background under the sound of the fountains in the ponds. Maintenance is the speediest I've ever encountered and they are helpful with any questions we may have along the way. AND all units have an enclosed garage which many other complexes lack. You wouldn't be sorry choosing Waterchase as your next home – we will be renewing our lease!
