Property Ratings at Waterford Apartments
I lived at Waterford for three years and have no other way to start this review than by saying I do not recommend this complex. I've seen reviews mention how poorly Vesta runs their properties and I would like to attest to those claims. Over the few years that I lived there the quality of the complex went down tremendously. The apartment buildings are outdated and poorly kept. Landscaping was very inconsistent, and they have a really bad wasp problem when the weather gets even slightly warm. Additionally, my and my husband's cars were broken into yet when I called the office I was told there was not much that could be done followed by an email telling tenants to remember to lock their cars, zero accountability. I'd say you get what you pay for but their rates are pretty high given the quality. If you do decide to lease with Waterford, make sure you are always checking your monthly statements because there is always some type of additional fee added. Lastly, I know I'm not the only person that has experienced this but when we were finally able to move out, it took several weeks to get a closing statement which we were later surprised to find out we had all these extra fees. If it weren't for my reaching out, we would have been sent to collections. I think the root of Waterford's problems is that their staff turnover rate is so high that they can't seem to get a grip on all of their administrative needs. We had 3 different property managers and who knows how many leasing agents while there. Things slip through the cracks way more than is acceptable. Save your money and peace of mind.

I moved in the summer of 2018 and everything was great for about 2 hours. That’s when I noticed the apartment wasn’t cooling down despite the A/C unit continuously working. I gave it a day then made my 1st work order. Despite the unit being “looked at” nothing was deemed wrong with it. After my first $200 electric bill for a 500 SQFoot apartment; I called again and this time they just had to clean out the filter in the outside unit and it actually started working! Which leads me to wonder just how bad was that filter? Don’t get me started on the shoddy coverups from their “updates”. I wish I could upload pictures. My front door looked like it had been tampered with and then they put a strip of nails and a black metal strip to reenforce which when my 2nd big problem happened in early November/December (yeah it took two months and 3 work orders/5+ calls to fix) the maintenance man said “wow I don’t like the look of that at all.” My bathroom started flooding from the toilet. The first time I called was urgent because my entire bathroom had an inch plus of water on the floor seeping into my bedroom carpet. The maintenance man shut off the water to my toilet but said to fix it he would have to shut off power to the entire unit which he couldn’t do on a Sunday. He said they would call me the next day about scheduling a time to fix the toilet. Tuesday I called and the front office wasn’t aware of ANYTHING. So they send someone out to look at it and he says he has to order the part custom so give him about a week. Then after 2 weeks of NO communication I went to the front office and was given a maintenance man right then and there that looked at the toilet for 2 seconds and said “oh yeah I can pick that piece up at ACE and I’ll be back in about 20 to fix it. Should take me about 5 minutes to fix.” I WAITED WEEKS ON A WATER LEAK THAT COULD BE FIXED IN 5 MINUTES. After this one experience I decided to leave my apartment early. On December 30th, 2018 I drafted my letter giving up my apartment and was going to submit it that day. The office decided to - without notice close at noon on the 30th to celebrate New Years early. So my official notice was given on the 2nd so I stated I would pay for January and $565 for the second month as the re-letting fee is 2 months. Instead of honoring that or working with me at all I paid January rent and they still wanted to charge me the additional 2 months of rent. I was sent to collections rather than being listened to.

This property is managed inadequately. Repairs take a long time to be completed. While renting here I was without a bathroom sink for six days, without a water heater for three days, and had soaked wet carpet for three days. All the while the management promised repairs would be made each day but did not follow through. Finally after a week repairs were made. Renter beware: the management will make repairs on the company's time frame and expense schedule. No thought is made as to the renter's inconvenience. Other drawbacks to this property include dirty pool and tiny parking spaces. The parking spaces are totally inadequate. It is obvious that management is trying to squeeze in as many parking spaces as possible.
This used to be a nice place to live but now it sucks. We recently got a new management called Vesta Realty and they are HORRIBLE. Do not move to any of their properties. The maintenance crew is horrible. It takes them weeks just to come by and look at your apartment then even longer to fix the problem. You have to constantly stay on them to get anything fixed. The office staff are rude and inconsiderate. Also, the water bill never on time. The office will tell you to pay your last water bill amount because it has not been billed posted yet and then later on charge you the difference of that amount. Last month it took until 25th of June just for the water bill to show up on my account. The gates hardly work and the pool is always dirty because they have a duck pond next to the pool and sometimes the ducks swim in the pool! They don’t have a lock code for the gym anymore and they took the tv out of the gym. It has been months and no one has fixed the weight lifting machine in the gym. We will definitely be moving out. We are even going to break the lease so we can move out early because it is that bad. Don’t move here.

I have lived at Waterford for over 6 months now. My apartment was renovated before I moved in with new cabinets, counters, and flooring. The appliances are dated, but I was satisfied with my apartment. The complex recently went under new management. Since Vesta Realty has taken over I have seen a change for the worse. I have attempted to contact office staff via phone and email without any answer. I have gone into the office and been ignored. There have been issues with processing the rent. The front gate has been malfunctioning and the grounds do not look as well manicured as before. I have yet to see a groundkeeper or have anyone visit my apartment for general maintenance. A neighbor told me they saw a rat near the mailboxes. This apartment used to be a great place to live, but I am definitely moving once my lease is up in May. I am extremely disappointed in the new management's response to issues and how much Waterford has changed. Please do your research before signing a lease.
No longer owned by Case and Associates! We have lived at this apartment complex for 7 years and they recently were sold to a new company. Recently heard they will no longer we offer the education discount so we will be moving when our lease is up. They also haven't cashed our rent check yet, don't fix work orders, and barely keep the grounds up. The lights around the complex sidewalks are no longer on at night so it's a less safe atmosphere. There are roofing materials and other junk in piles on the grounds. They've only been in charge for a month! I can just imagine how bad it's going to be the longer they own this complex.
Waterford recently changed ownership/management to "Vesta Realty" ??? Extremely hard to get a hold of. I had a maintenance emergency and called the number and got the answering service. I told them it was an emergency and they said they would send the urgent message to the office. About half an hour later I called the number again because I still hadn't been contacted. They told me there was nothing they could do. Keep in mind this was in the early afternoon and the office was open. So I went to the office and the sign on the door said "will return at 1:15P" ... this was at 3:30p. Ugh. I waited around until someone finally showed up at around 4. I told the lady I had been calling and she said she would call maintenance for me and sent me home. I waited another 30-45 minutes and went BACK to the office to ask if she had an ETA on maintenance. (The toilet had overflown and there was an inch of water standing in my bathroom and hallway. Kind of an emergency.) She said that he was on his way. FINALLY, the maintenance guy came and said he "fixed it"... it's still having issues. Overall a horrible experience. I've lived here for 2 months and it seems like there is always something going wrong like my A/C going out and it taking WEEKS to fix! I definitely would not recommend this place. Ugh.
I have lived here for almost 2 years and never had any problems. The location is probably my favourite aspect since it is close to 44 and centrally located to most everything in Tulsa. It's also really quiet and the staff are helpful and willing to help
