This place is the worst. They have gone through several management companies in the time I’ve been here. I’ve counted the days to move out. They tow your vehicle even when your car is on the lease, the pool hasn’t worked, ever, the hot water randomly goes out and it takes them days to fix it. They never answer the phone and they don’t ever call you back. There is gun violence and even a whole police event but all they did was hire “better” security. They aren’t helpful at all and tell you it is what it is.
There is not an available pool and hasn't been available in years. You pay for trash service but it doesn't exist. You pay for a monthly parking fee but gates are always broken. You pay for a remote but never get one. Your repair requests get deleted to look like they were never requested. Mgr uses threat of eviction to not report higher level

The gang violence and gun violence has dramatically escalated with newer management. There’s now gang graffiti on the exterior units, ambulances and cops daily almost, drive by shootings, families are leaving now. Playground is taped off because it’s dangerous. Pool or other amenities are never open or accessible. Your maintenance repairs will be marked as complete and they never once tried to fix it. It’s becoming spring branch areas highest criminal activity for heroine. You can literally smell heroine just walking through the complex. It’s smoked so much here it’s seeping out to sidewalks in many areas. The drive bys generally happen at the Children’s bus stop. I could go on and on. This is a terrible place to consider. The manger now is turning it worse. This needs to be declared a nuisance property for the safety of our community honestly.

Many, many, many reasons. My top FEW (lots) reasons: 1) Plumbing has issues weekly from the entire complex having no hot water for days, even during Covid. My apartment has been flooded SEVERAL times by nasty toilet water that I was responsible for cleaning up sometimes without the hot water working. Finally, I have given up on my half bathroom and only use my master bathroom but still pay for a 2 bathroom apartment. 2) Trash collection is never picked up as scheduled sometimes they won't if the bag is a little heavy. But dumpster is over filled with food everywhere and flies everywhere and the smell is horrible. 3) The awesome looking pool hasn't been operating in over two summers. 4) My electric circuits pop easy and have no access to fuse box it takes maintenance days to just flip the fuse back so you lose power in certain areas until breaker fuse/switch is turned back on. There's many more issues but these are the most inconvenient. I'm not trying to cause problems but I'm trying to prevent other future tenants from living in this nightmare!

This place is actual trash. Like really. Seriously. I just moved in and literally every week I have to put in a work order because something is always broken! You can only have two appliances running in the kitchen at a time or you will have every outlet in the apartment go off including your fridge. There is trash EVERY WHERE! They have valet trash. But the residents just put their bags of trash where they want wherever they want. On grass, on the side walks, all over the parking lot. It’s a literal mess. We’ve had the place sprayed for roaches every week and we still have roaches! Management is a joke. I’ve complained to them. They’ve scheduled meetings, and call backs. But never contact me back. They are the worse. Taking everything up to the mother company in hopes they get me the heck out.

There should be an options for 0 stars. I moved out of Waterford Grove Apartments on 11/26/2020, my bill with all my related move out charges and final utilities ($919.80) were billed on 12/6/2020, according to my invoice. On 12/15/2020 (less than 10 days later), my account was sent to collections!!! I receive a notice from the debt collector before I received my invoice. I made the payment in full on 12/24/2020. I called the debt collector who said that management needs to let them know that I paid all amounts owed (which makes sense). Management at Waterford Grove said it is my responsibility to call the debt collector to report that they have already received my payment. I advised that I did and now I'm paying ping-pong when this matter should have never gone to collections in the first place. I have all invoices and receipts and management also confirmed that I don't owe a balance, but refused to help rectify this matter. This is not right and this is typical of the treatment you experience when dealing with the management staff. Now I have to fight to keep this off of mine and my son's credit report. Potential renters... RUN!!!

I moved in Nov 2020 No hot water 2x in one month and had to wait on maintenance for 24 hours each time and this was during COVID so couldn't clean properly wash dishes was clothes or shower. Parking stalls were painted incorrectly management new they had been painted but didn't check the work and stalls were moved which could have resulted in towing. Electrical outlet in my living room still doesn't work and I put that on my move in detail when i moved in. Being charged valet trash $25.00 and I have not had my trash emptied since I moved in, in Nov. The trash over flows in to the parking lot on a day to day basis and there are big rodents wandering in it. The parking lots have security gates which are always broke so they stay open so people exit out the entrance and enter the exit gate. The parking lot is full of potholes. The utility is included in rent but you are given that price after the first of the month so when you go on the site to pay what's there you pay it then you get a message stating you owe something else which is the utility after the fact. You get upset at all there flaws go to the office and advise your frustrations and are told to calm down no screw Waterford and this dump of a place they call apt complex. This property sucks and is trashy as hell.

Bad service in every way maintaining there is no and when a claim is made they get angry they take up to 3 months for some maintenance to be done
This is the most disgusting, worst managed place I have ever lived. The management is never on the same page or know what is going on. You will pay for a trash valet that will not pick up the trash, leaving maggots crawling everywhere. We did not have hot water for two weeks and had to call the city health department out twice to get it fixed. Trash mountains pile up by the only dumpster they have. I would never recommend this place to anyone. Ever.

Leasing is Great! Emmy has a 5 star. It's the maintenance not getting done. My a/c still has issues since I moved in Sept 2019, restroom ceiling has mold not treated and getting worse, my fridge was replaced but not completely it wobbles and doors on wrong way. Maintenance manager has gave me his work multiple times and failed to complete. U can call, go in person, email, or text and nothing gets done. They will tell u what u want to hear to fail maintenance wise. I do not recommend this place only because of maintenance. Owners should be ashamed how this place is managed maintenance wise.
Went into the office to inquire about an 3 bedroom. I was greeted by the office staff and waited for someone to help me . Once I spoke with the leasing agent he was very helpful and knowledgeable about the property . He took my family on a tour of the apartment community as well as showed us the model of the apt we wanted . I loved that there are many floor plans to choose from . Will update after the get approved. Also the grounds are well kept and beautiful on the inside and out .
This is the WORST APARTMENT I’ve come across from yet. PLEASE CONSIDER OTHER APARTMENTS BEFORE THIS PLEASE! I’ve barely been staying here for a week and my ceiling leaks, toilet FLOODS THE ENTIRE APARTMENT, and the STAFF IS HORRIBLE!! There are SOOO MANY ROACHES ITS RIDICULOUS
I live here for 2 years. always have problem in my aparmet . I don't recommend this apartment
Since I lived here for almost 4 and a half to 5 years the place has been horrible. Parking covers need repairs badly, leaks and debree fall and damage vehicles. Trash is charged 30 dollars a month for pick up and don't pick up your garbage you can not waive this. Next, they charge 25 dollars for each parking spot regardless how many vehicles you have. They favor Mexican people over other tenants for repairs. Example neighbor and I complained about a stove, mine was one week before and complained multiple times. My neighbor complained once and got a new stove, my stove needs replacement after 6 months. My neighbor got the new stove after one complaint and 2 days wait. My other neighbor has bed bugs, after numerous complaints by his neighbors the staff refuse to acknowledge. Now my apartment for over 24 hours has no power, electrician is not on property and getting run around from staff about a fix that is not progressing. Next, the staff promised 4 hr fix, 8 hr fix and when the electrician was on property said 2 weeks. No hot water, ac, or anything. Now we get notice the repairs will raise rent upwards of 100. This place also charges 100 dollars to give you a gate key or code. To get a pool key its 25 dollars a month. They don't accept any mail that does not fit in the mailbox and if delivery is rejected they charge 75 per incident. Holes in parking lot destroy cars. People park where they want on grass and curbs and no reprimand. Guy took a dump on sidewalk in front of his apartment, poo from kids and animals plague the grounds. They only will show cleaned areas. Avoid!
The property constantly floods even with the slightest rain. Gates don't work, complex is filthy. The apartment you will get looks nothing like the model either. They don't clean/repair your apartment before you move in. Do not waste your money moving here you will regret it.
If you want to be cheated and lied to continually while being threatened from the office is what you’ll get worst place I have ever lived the most unprofessional individuals who are no better than these crappy apartments they manage. Trash will be ever where no where to park so tickets everyday literally sometimes multiple in one day but no other choice because there is no where to park and when you pay for a extra spot you’ll still get you car towed by the apartments because they forgot it was your spot and gave it to someone else there is sewage coming up all the time and they won’t do anything for days smelling and just unsanitary trash cans are always overflowing they mess up your rent every other month and stll want to charge you late fees for they mess up and wait to tell you so they can rack up fees run far far away it’s not worth the stress or headache
FIRST REVIEW EVER BECAUSE EXPERIENCE WAS SO HORRIBLE. BEWARE STAY AWAY. First off only one of my calls EVER in about 15 diff interactions with various office members was ever returned after being told everytime we will contact you and let you know asap. One time Emelio even said he would call me right back and you think he did, nooo. Now even though they wasn't working to complete my apartment due to the hurricane in which they did not flood bad ( I went over there every day to check but one) why did they constantly keep changing my move in date even after I moved out my old apartment. 2 days turned into 7 etc. went to look at apt I was supposed to move in and the grounds and neighbors was soo sloppy and messy I almost didn't move there but the price, location, and renovations made me think to stay. Was told they couldn't give me corporate number and after searching hard I couldn't even find a number to report this horrible experience.
Looks are deceiving. I lived at this apartment for 4 yrs and within that time frame it changed ownership twice and management team 3.5 times. It took a year before I got my inoperable dishwasher change. I had to replace wall light switch and outlets in the living room and kitchen out of my own dime. management never returned any calls made to them and that was very much the norm with the second and last management team there. Paid for a special parking space for 6 months unwillingly. The second month into having rights to the parking space I asked management to cancel it because I was never able to park there because every time someone else would be parked in the spot even with the large painted Reserve Parking sign painted on the ground. Within the first month and a half of having the space, I had 15 vehicles towed from my parking spot by Classic Towing which is the towing company hired by the apartment complex to do their dirty work, yet management was slow or reluctant to do anything about it and still kept on charging me for the space I wasn't using. In my last few months of living there I had mold in the guess bathroom and their remedy to the problem, "Paint Right Over It". After months of trying to resolve the issues stemming from the parking spot issue, i made them aware of the fact I would take management offer to leave without an eviction charge on my record. Well lets just say that management words is worth crop in weight for during the moving process they block every attempt at another apartment complex trying to verify my stay at their complex and eventually filed Eviction Notice on me few days after I had left the property. So like I said before, "Looks Are Deceiving".
I lived here 3 years and #1 problem the light bill it is split with your neighbors that are in your building section. It can run up to 250 a month (even if you dont have washer dryer connection). The parking you have to pay 25$ and if you park on the side of the street the city gives you a ticket. The apartments are under new management so they are making sure the out side looks good before the inside. The pool is under construction for this summer. The laundry mats in the apartments are open only during 8-5. Good luck with getting your AC fix under 3 days
We have new management who are friendly, maintance is fast. Apartments are spacious, walking distance to schools. Assigned parking is very convenient. Community events are fantastic and very family friendly
You can remodel all you want but the truth is this property is like 50 years old. There are so many different generations of roaches in these walls you'd have to tear the whole place down to even THINK it could possibly be nice. I just moved in and am counting down to my lease being up! Not to mention the new office people are rude and disrespectful.
very bad , and maintenance takes forever to come .. and if you don't pay in time they cut your light out .. there's a lot of robbery .. and the bill is really high
Greatest location of you want to be around everything you need! Clean apartments, clean complex! Management is very helpful and the people who work/live here are very friendly. It's a beautiful and quiet place!
I really don't care for my apartments because nothing ever get fixed I been staying in my apartment for almost a years and my work orders has not been done yet. yet when its time to pay your rent they harass so bad.
Despite what u see, these apartments need lots of work. Office workers or very nice, but like all people they do have their times. The gates is always broken which is a safety hazard. When it rains it floods the whole apartment complex. When someone's toilet gets stopped up it comes out the ground leaving the worst sewage smell ever. The maintenance men never fix things properly in one month it'll break again; & it take months until the fix anything. It's a shame there is never anywhere to park my car unless I pay for a reserve spot. So, why will i pay to park when i pay rent there should be available parking. Smh, looks are deceiving. Since we are under new management she's trying to fix everything one day at a time ; I'll give an A for effort. One thing i can say is when you need a apt quickly & have bad credit or is a 1st time renter, this is your place.
This building is located in a up and thriving community. It is close to the free way and downtown. There a a lot of great restaurants and it is only about 10 minutes from the mall. The residents are of all ethnics groups, very friendly and culturally diverse. It is close to schools , have a large courtyard with a pool, lots of a amenities.Management is great and always on top of any issues you may incur. Elizabeth R, Houston, TX
1] Moved into this dump in Feb 2014. Problems started from the beginning. We drove 5 hours from Baton Rouge, LA to find that our apartment was not even close to being ready for us. There was no A/C UNIT [!!!], carpets were wet, laminate floors were coated in mystery white substance, NO STOVE, no bedroom door to kids room and an overwhelming wet paint smell. There was water damage in the kitchen ceiling that was merely painted over, our friend was tall enough to touch the ceiling and her finger went through. The leasing agent [Jose] that showed us around was less than helpful, he refused to call management and got an attitude with us because we were upset about the condition of our apartment. Old stove was brought in from another apartment that day but we didn't have an A/C unit for 3 days [we moved in on a Saturday]. 2] We've been fighting a roaches since we moved in here. NOTHING HELPS. The pesticide company they use might as well be spritzing water. It took several months of me calling on a weekly basis for them to have pesticide come out. 3] Had to call constantly because water was coming in through the DRYER HOSE!! It took months for them to line someone up to come clean out the hose in the wall. Ever try to dry close for a family of 6 and the dryer stops every 10 minutes because the sensor is saying the line is clogged. Absolute nightmare. They finally got someone to come out when I told them that if my dryer [that was still being paid for!] gets damaged because of this, they would be buying me a new one. 4] Took weeks for someone to come out and fix the A/C and clean out the ducts. When the A/C company finally came they discovered the back of the vents were literally caked with mold. It was against their policy to put those vents back on so I had to drop them off at the office. Took 2 weeks to get new vent covers. A/C unit is located above bathtub in 2nd bathroom, the drain line clogs easily so it often leaks dirty a/c water into the tub and onto the floor rendering the 2nd bathtub useless. 5] Big packages are normally left in the office... just this past week they dumped a package of mine on the back patio. I'm a stay at home mom.. no one knocked on the door. 6] Been having problems with junk stove for past 2 months. They refuse to replace it. The two front burners are taking turns going out. Stove only has 1 big burner and that's the one I'm having problems with. Maintenance has come out 3 times. First guy jiggled wires, 2nd guy did nothing, 3rd guy replaced the burner.. not the wires. I'm constantly telling them there is a short in the wires which is highly dangerous. New leasing agent [Sonja] offered no help, only directed me to corporate office. Again.. cooking big meals for 6 people on small burners? NIGHTMARE! Apparently electrical shortages aren't considered an emergency. 7] Grounds are in horrible condition. Tenants are trashy, children are unruly and out at all hours of the night screaming, graffiti EVERYWHERE. 8] Gates are ALWAYS broken. Leasing Office side has 1 functioning gate, 2 are chained closed and 1 remains open at all times. Apartments across from leasing office have mostly 1 functioning gate [the entry one], exit gate is usually broken and left open, other 2 gates are chained and/or welded shut. Same goes for the gates with number pad that you walk through.. a number of them are welded shut or just don't work. 9] Maintenance fixes nothing... they paint over EVERYTHING. Your tub will be painted and it will peel regardless of what you clean it with. Broken light switch? Also painted over. Water damage? Painted over. 10] Been here 8 months.. kids still don't have a bedroom door, still can't use half cabinet over kitchen sink because water damage was painted over instead of being repaired, still have drawers in kitchen that are broken. All in all this is a TERRIBLE place to live, I wouldn't send my worst enemy to this dump. Husband wants to hold out until we are ready to buy a house.. I don't know if I can hang on that long. Every aspect of these apartments are beyond poor.. the staff, the management [who you can NEVER talk to], the grounds.. everything. It's horrible. You have to threaten legal action to get them to do anything. Don't do it. Ignore the pictures. Run and don't look back.
My ac had been out for 3 days already they keep telling me 15 min their on their way and at this point it's very very frustrating. This is not the first issue I have with them. They are the worse. I would never ever recommend anyone to move here. I plan on moving real soon. All of my neighbors have said the same I can say at least 10 of them. It's ridiculous last time I had a leak it took them 2 months to come and fix the problem and they always say they don't have the parts. It's beyond frustrating they have no integrity what so ever it's sad.! The apartments have even came on the news for poor maintenance. They leave early and have no care in the world about the renters here. Their needs to be something done because these apartments are the worse. I have kids and it is literally hotter in here than outside! I cried out of frustration cause I called them all day during business hours and they lied that they were on their way they left early and no one came to fix the problem. And they never come even if it's an emergency after hours.
I currently live in these apartments. We left our old apartments because our rent was going to go up about $300. It was a big difference. Anyways, so we moved into these apartments thinking we would go into something better. WRONG! It is our 3rd month here, and we wish we would have stayed in our old apartments. They show you a model before you rent. They did not let us see the apartment we were getting until we paid everthing. Horrible. NEVER MOVE HERE.
I have been a tenant here for over 4 years and I am so disappointed. The maintenance will only come after you have called several times, when and if they show up, they either act as if they don't speak English, or they will give you excuses as to why they can't complete or for that matter even start the work order. The grounds are very trashy tenants are growing small gardens in front of their units and building make shift canopies with wood and blue tarps over their patios. There is mold growing in AC vents.
I lived here for a whole year. I move out due to the poor and lack of professionalism from the management. Other than that I love the place compared with other places I have lived in the area and even the one I live now. In the beginning the staff was friendly, the literately kissed my but to get me to sign the 14 month contract.
These apartments made me wait two months to come spray for bed bugs, we had mold in our vents they didnt do anything about it. Our stove has only on burner working and i have a full house of people how did they expect me to feed my family with one burner. My dishwasher is broken and my refrigerator has been replaced twice. I wouldnt recommend anyone , not even my worst enemy to live in these stupid apartments. The staff is super horrible.
They don't let you to see your actual apartment until the day you have to move. You'll find roach infestation, bad apliances, old cabinets and everything nasty. They charge you if you want to park your car in front of your door.
