DO NOT RENT HERE. After I moved out they charged me for things (new paint, carpet cleaning, the normal move out things) that totaled over $1000. When I tried to fight it they said they would just send me to collections. After paying it with my deposit I thought the matter was settled. I then get a call from collections a year later about another $145 that I was never told I owed. While living here they charge you for everything. Even force you to use their valet trash service that did not run for 2 MONTHS when i was there and we still had to pay. We were told that there was nothing management could do since they use a 3rd party valet trash service and they cant control if they stop picking up or trash for 2 months. But as residents, you dont have a contract or pay the 3rd party, you pay the apartment management.

My roommates and I lived in this complex for 3 years. Things started out alright — it was a fairly good location with a decent amount of amenities and a big apartment, so we were happy when we moved in. But the longer we stayed, the worse things got. We were contacted a couple times by the staff and threatened to be charged for things they claimed “violated the rules” but was written no where in the lease. Only when we brought up the fact that the lease didn’t state these things did they back down, which I can only assume means that other renters who didn’t check their lease probably paid them for these made up rules. When our microwave broke, they gave us one that had been sitting in storage and contained cockroach eggs (this proved to be true when the microwave was taken back, literal cockroach eggs fell from the back of it!!!). This lead to a 2 month cockroach infestation during which we could not use our kitchen AT ALL, and yet the staff seemed more annoyed than apologetic and didn’t care that half of our apartment was unusable due to bugs that THEY brought into our home. The hallways always smelled of weed and cigarettes despite being a no smoking complex. The weed smell got so bad that the smell drifted from our upstairs neighbors and my clothes began to stink. Still, the complex did nothing. Even attempting to contact the office is a nightmare. There were many times when I called and received no answer, and when I left a message I was never called back. Once, during opening hours, I went into the office to talk to someone and there was no one there. The maitanance men once dropped something and dented the kitchen floor, to which the complex merely shrugged. And don’t even get me started about the lack of parking, the obnoxious parking lot you have to drive through to get to the apartment, or the gate that never works (they shouldn’t be allowed to call themselves a gated community because the gate remained open nearly every night). Upon move-out, they added a $500 fee of a dumpster violation that never happened. This place sucks your money up and does less than the bare minimum in response. They try to come across as luxurious, but it’s a facade. Don’t rent here.
This property has been amazing! The staff has been one of the best I've experienced.
Cockroaches, dog poop, no parking, you name it and this complex has it. Wanna take a dip into a cold hot tub, they’ve got you taken care of, wanna hear your upstairs neighbors every Saturday morning being disgusting, this is 100% the place for you! They wanna label as “luxury” but it’s trash. There is only one entrance and it’s shared with the worst Italian restaurant customers in existence!
Everything is so outdated - either ugly or broken!! Nobody seems to care if you’re paying rent for amenities that don’t exist. I would not recommend this complex. No parking, halls stink bc of people’s trash, and workers are so rude.
We have tried to be so patient with them but there is absolutely no AC in our apartment and they don’t seem concerned at all about fixing it. We were just told “possibly another week” when it has already been 2 months and it is 85 degrees in the apt already.
We've lived here for 2 years and the first year or so was amazing!... then they were bought out. We came here because the original staff in the leasing office was amazing and the apartments were nice. Once IMT Lone Tree was bought out and changed to Waterford it all went down hill. We are moving out 100% due to the incompetent, rude staff that works here now. If you move in here, prepare to receive eviction notices after you paid your rent, in full, on time. Prepare to not have any issues resolved with only one interaction and when you do call or walk in with an issue or to simply ask a question... be prepared to be met with sarcastic, rude employees. I've never been more excited to get out and give my money to anyone else!
I've never been this happy with an apartment complex. They really do a lot to make sure the residents are happy here. They are very reasonable and accommodating with requests. Everyone from the office staff to the maintenance staff (especially Kim) are really helpful. Definitely glad I found this place :)
I've been here for a couple of months and I'm very pleased! From the leasing agents to the manager who personally introduced herself! Their maintenance team is awesome and super fast! The surrounding areas are super clean and well maintained! I'm looking forward to renewing my lease!
Lived here for a year and its horrible. This place has a revenue sharing agreement with the local tow company that prays on residents by going above what is required by local law, constant "inspections" for lease violations, rude office staff, dogs off the leash like it’s a dog park with no clean up, and maintenance crews that can't follow simple instructions like call or even knock before entering. There are plenty of other options out there so I highly suggest looking elsewhere before this place robs you ever so politely.

Hello Derek, Thank you for taking the time to provide feedback. IMT values our residents and strives to provide a positive experience for all. For that reason, we work to uphold the terms agreed to in the lease agreement. While we do not purposely have our residents towed, we do ask that all vehicles parked on property have proper permitting, current license/registration, are in operable condition, and are parked in a proper fashion. In order to ensure that there is enough parking for all of our residents, we do allow a 3rd party tow company access to the community and remove vehicles in violation. I want to be clear that IMT does not profit in any way from vehicles being towed. We have also recently completed a preventative maintenance visit in many of the apartments in the community. These visits were planned, and a 24 hour notice of entry was provided to each apartment. During these preventative maintenance visits, we changed the air filters, checked the operation of hot water heaters, the furnace, appliances, fireplaces, smoke/carbon monoxide detectors, and checked the overall condition of the home. While inside the home, we also noted any lease violations. As stated previously, IMT works to ensure that the lease agreement is upheld and will ensure violations are addressed. Should you ever witness any violations including dogs of leash and/or not being picked up after, please do not hesitate to report them to the office. I have lived in these apartments for about 3 years. Over the last year, I have seen a lot of improvements. The new staff is very friendly and makes you feel like a valued customer. It can be hard to find parking right by my apartment if I come home late, but I would rather walk a bit then have to pay for reserved parking. When you have free parking, its hard to be too picky.
Location-location-location is not everything in an apartment here in the Denver area. The rental market may be tight right now, but most great locations have a clump of buildings. So what makes for the best apartment within a location group? My answer: 1-The pricing, 2- the floorplan, 3-the cleanliness of the property, 4-office response to issues. I have been a resident for two years, and I would renew again except that my job requires me to relocate. IMT Lonetree is walking distance to Lincoln Station, well-located in Lone Tree along with four other complexes along Park Meadows Drive. The pricing is fair for the area, and my floorplan is wonderful for our needs. So why not five stars? The complex is struggling with the residents who do not clean up after their dogs and who drop cigarette debris on residents below them and on the grounds. General notices have gone out, but the situation is not improving. Maintenance requests are handled very well. The maintenance crew is outstanding. However, my packages have been mishandled by the office lately and the parking is atrocious.
it's a nice 3 bedroom apt fairly big for 3 bedrooms. A bit dated needs a face lift.
This is a great complex that is closed to the light rail to make it easy to get anywhere between home and Downtown Denver. There is a great family owned Italian restaurant right in the complex. It is a pet friendly community for all types of breeds and sizes. The common areas are well kept and the maintenance staff is friendly and efficient. I have lived in multiple different floor plans, all are great size, and include almost all the amenities you would want in an apartment. I have been very satisfied with my residency here and with the management company.
This is our first time moving out together for me and my boyfriend and it has been a great experience so far. We are now 3 months into our lease and although parking can be a pain after about 7-8 at night, for the most part we are satisfied with our decision to move into IMT apartments. Friendly atmosphere and very busy area but really close to our jobs which makes it very convenient and having the highway close by as well.
They tow your card at will. The management is rude and never listen to your concerns. The other apartments near by is much better.
Apartment is nice. Staff is ok. But, it is over crowded, lots of traffic and there is never any place to park.
