Property Ratings at Waterford Pines
At the current moment, I would absolutely not recommend Waterford Pines. Theft, garbage throughout the courtyard, and management that won’t give you the time of day. Cops have been called multiple times and issues still not resolved. Go somewhere else to pay the luxury rent price. It’s not at all worth it here when you have to worry about your belongings and, at this point, safety. Stay away.

I have lived here for two years now, and I am so comfortable! The community is great, the neighbors are nice, and I can’t really hear anything through the walls so it’s quiet too. I have never really had a problem here so I would definitely recommend it.

Waterford pines is a great apartment complex to live in, the complex grounds are friendly to people and animals. It’s quiet, the staff are friendly and helpful. Maintenance is quick and responsive for all issue you may run into, all around solid place to live would recommend for anybody

By far my favorite apartment I have lived in. Very clean, spacious and quiet, not to mention the leasing office staff is amazing! Reasonably priced and great amenities.

I have only lived here for about a week now, I do like the 2 bedroom apartments but it’s so extremely frustrating when you have to park BUILDINGS away from where you actually live because you can’t find a single parking space. I have a 2 year old and I absolutely dread getting us out of the car when I get out of work later in the evening. In my opinion there should be assigned parking spaces to residents to ensure everyone can at least park near their home.

Look really closely at EVERYTHING before you move in. The maintenance men go directly to places that they know are damaged from before, and ask to see PREVIOUS inventory sheets before you sign anything!! Do not let them put you in 1-105! That apartment is there just to make you break your lease and run!! We lived here for a week before our apartment was so smokey that we couldn't breathe, our infant daughter was a main reason for trying to find a decent place. We learned quickly, this wasn't it. They put us in unit 1-105, which they didn't keep up to the fire code, the extinguisher had expired in 2016 (we moved in 8/2018) and the smoke alarm was faulty, and had no battery in it. They said they would clean our carpet, which was filthy and damaged before we moved in, but never did, and after we had to move out due to the excessive smoke, inability to run our central heating/cooling systems or fans due to the smoke, and inability to close windows in NOVEMBER due to the smoke, they tried to charge us $60.00 from our deposit to clean the stained, smelly, damaged carpet, that needed to be replaced before we moved in. Don't believe it when they say "we'll fix it" before you move in, they're fixing it is camouflaging the problem until after you move in. For example: smoke, carpet stains, etc.

It's a nice safe neighborhood, the speed bumps that are every 20 feet it seems like are kind of annoying. I don't know if they don't enforce their policies or what but there's a dog that barks next door at all times of the day, we even talked to the office about it but nothing was done. The trash piles up really quickly because the compactor is so small. They don't do a real great job at snow plowing the parking spots, it's a good thing i have a SUV. And my apartment smells like heavy cigarette smoke, i've been living here for almost a year and still haven't been able to completely get rid of it, i think it's the old carpet that needs to be replaced. Overall, i'm not renewing my lease for various reasons (not apartment related), but maybe if i was in a different building i'd consider it.

A co worker and I are relocating to MI from Washington D.C. We originally really liked the layout of a 2 bedroom apartments in Waterford, we worked with Marjon as a leasing consultant. They only had one 2 bedroom layout available now. We aren’t moving till the first week of April. So Marjon offered a 3 bedroom (not what we wanted) for the same price as the 2. So we appreciated the gesture, decided we would submit an application and hold fee. (Sounds perfect right?!)Then we submitted an online application and hold fee. First thing that made me uneasy is the online contract didn’t reflect the lower monthly rate promised. (Ok let’s take a leap of faith) A few days later our application is accepted. And are told to go ahead and submit the security deposit and first months rent, my coworker wanted to come out a couple days early mar. 30-31. Marjon says no problem we can just pro-rate those 2 days. (Perfect solution). Now where it gets weird. We are told to submit a security deposit higher then the monthly rate, ( typically this matches your rent amount, and are told because they gave a better monthly rate they require retail amount for a deposit, given the brake on the monthly rate ok we can swallow this oddity) The deal breaker for this, is after preparing a check to send for the security deposit and monthly rate, what we were told is required to move on. We then are told “company policy” is that once your application is fully approved the hold fee for the unit is only 7 days. ( never explained to us anywhere by anyone) so now instead of 2 prorated days they want an additional $500 for over 2 weeks of time no one is able to live in that unit. My take away from this experience is if there are this many pre contract issues and discrepancies, what are residents experiencing during the lease and at lease end. Please do your due diligence when considering this property.
This is a very unique apartment residence within the metro area, as there are not many others like it. There are washer-dryers in unit, private entries, and the units are large enough to house a new family. The rooms are most definitely spacious, and you have your own bathroom along with a fabulous walk-in closet. There's a very clean 24-hour fitness center located in the clubhouse, which is just a hop, skip and a jump away from your apartment-home. And I almost forgot to mention the sparkling blue pool near said clubhouse. This really is a nice location for children as well, because there is a playscape located at the center of the apartment-home complex. I've never heard any little one complain! My family has lived here for the last 3 years, and it is so quiet, we can't hear our neighbors! This is a nice, safe and quiet family location, to be sure.
