The staff is always friendly and willing to help me get answers. The property is quiet and secluded and always well maintained. The property manager really goes above and beyond. I have lived here for going on 2 years now and I would not want to live anywhere else. I love this community and highly recommend it to anyone, especially pet owners. There is a lot of walking space/nature to enjoy nice sunny days! Waterford is my home and I am here to stay!

Terrible manager and maintenance. Maintenance techs leave constantly, 5 grounds guys & 3 techs in the year I've been here. Area is very nice, however everything on property is falling apart. Those reviews about no amenities are 100% right. There are over a dozen better places within a mile. Look elsewhere, I move in June.

IF you are considering moving here, park your car, get out and walk the property. You will find no tennis court, no volleyball, no basketball no gym, no maintained cook out area no clubhouse, no storage within townhomes nor apartments, 35 year old a/c units-so old replacement parts are not available -, weeds versus grass, you'll live in a flood plain with annual flooding-NOT from Indian Creek-, flooding is such a concern people move their cars if heavy rain is forecasted, there is an empty lot because a buildings burned to the ground-a recurring event, 5 fires in our time here-and insurance could not be secured due to the flooding, plus roofs/buildings are not maintained beyond cosmetics. Every building has water damage resulting in textured ceilings that crack and loosen. Who knows what is growing within the "attic space". Check the ceilings, you will see the repairs. We've had two repaired events and currently have 5 stains/loose texture. Each of the 8 townhomes in our building have current water damage. NO, was the answer when request for a new roof was voiced. Every building/unit was inspected for furnace gas leaks-in 2019-after a couple was forced from their townhome due to a poisonous gas leak-they moved. Over two dozen furnaces were found faulty-like the a/c they're 35 years old, also with no parts available. Bugs-crickets and spiders-are so plentiful mandatory exterminator service began this year. Still excited?? Poor manager, incompetent lead maintenance and zero $$$ put into maintaining-forget improving-property. The GOOD side??? It is a quite, park like property with a walking/biking path-thanks City of OP-, close to 435/69/35, JCCC, shopping, employers etc. Townhomes are also quite. Through traffic is nonexistent. There is little to no interaction between residents. It is dog friendly and surrounded by a nice neighborhood. HOWEVER, there are a number of similar properties with much better amenities within 1-2 miles. They offer the same highway access, shopping, employer, JCCC closeness without Waterford's numerous diwnsides. Ridiculously, Waterford is priced as though a gym, clubhouse, tennis/basketball/volleyball court, storage etc was part of what you get. Every person in our building is moving when their current lease ends. Just imagine the mold growing in the ductwork/attic??. YOU could be moving in??, look elsewhere.

As a mommy to be, you already have enough stresses going on so the last thing you want is to have to stress over your environment. This place is not one in which you can live a blissful life. Since March when we moved in, we have dealt with a NUMBER of issues. These issues range from flooding to mice. I have found myself even more stressed in my pregnancy dealing with this place than with the pregnancy itself. As soon as we can move, we are absolutely out of here. Sad to say this but unless you are equipped to handle these type things, you are better off looking elsewhere. This one star is wayyyy too generous of you ask me.
In the summer of 2017 many residents (including myself) complained about the air conditioning not functioning properly. It would get up to as high as 80 degrees (and if you have a townhome the upstairs would be around 85 degrees). They typed up a written response and put it on everyone's doors. To sum it up it read, "Air Conditioners are only designed to cool down up to 20 degrees from the outside temperature". So to sum that part up if its 100 degrees outside you will be lucky to have it below 80 degrees inside. If you do choose to live here DO NOT rent the townhome. The vaulted ceilings make it impossible for the AC to cool down the upstairs. Just yesterday it was 83 degrees up there! The buildings are old. Get ready for 300.00 dollar electric bills during the summer and winter months.
When I found this place, I thought it was too good to be true... I was right!!! My electric bill is over $300 in the summer and in the winter, the poorly insulated fireplace let's all of the cold air inside. In November, I found 3 mice in my unit in 2 days. The management's idea of fixing the problem was to give me sticky traps. Not find the source of the problem and fix it. The walls are paper thin. I can hear rodents scratching and or walking. I have asked a few neighbors if they have experienced similar problems and they have all agreed to seeing at least 2 mice. INFESTATION!!!! This place has been nothing but a nightmare and if I would have read before, I would have never moved me and my family into this dump.
The office staff are great. They are very friendly and helpful. The maintenance staff is fantastic. They get your problems address quickly. They are very helpful and friendly. They are updating the outside of all the buildings. So the community is looking great. It is quite here. I love this complex.
I am a new rental person and can not say enough about my place. The apartment is just like a little home for me. My place has all a home would offer, a washer and dryer, fireplace, with plenty of storage. Waterford apartments are a very good place to live for someone who is going to school, (especially Johnson County Community College because of the proximity to the school), and can pay your bills on time. I have never had any problems with anyone in the facility, everyone who works for Waterford has been friendly and efficient with their service and it overall has been one of the best places I have lived. My only complaint which would usually turn this to a four star rating, would be all the construction that has gone on since I have loved here. However, after all the construction has been done the apartments have been vastly improved and I truly love the look and feel to them now.
Waterford Place is a nice retreat away from the hustle and bustle, but it's right in the thick of it too. The beautiful trail and creek that runs along the property, with invigorating green woods all around, make you forget that you are just blocks away from so many great places. Within 10 minutes you can find yourself enjoying fine dining and shopping at Town Center, or enjoying some of the best BBQ in the world at Joe's, followed by a sweet treat at Cold Stone or Sally and Mae's on Strang Line and 119th. If you're looking for a comfortable, peaceful place to live, with great surroundings, a safe neighborhood, and spacious floor plans, with all the great weekend destinations you could want, you should definitely check out Waterford Place!
