After getting my keys, I went to the unit & entered the bathroom, I saw what appeared to be a unfinished, renovated bathroom. There was no shower rod in the bathroom, along with old appliances. The only thing that was new was the tissue holder and counter top. There was also a strong, soil-like smell coming from the water. I assumed that if I ran the water long enough the smell would go away. It didn’t. The air also does not work. It is 80 degrees in my unit and I work from home. I did send all of my concerns to the Property manager via email and told her about the horrible experience I was having on 5/9/2022. I didn’t receive a response, so I had to book an Air B n B and travel with all of my work from home equipment because my nose began to bleed due to it being so hot in my unit. When I came back from the air bnb after 2 weeks I went into the bathroom and there was water dripping from the tub. The water residue was brown, red and black, hence the smell of the water I previously mentioned. After no response, I sent ANOTHER email to the property manager on 6/16/2022 letting her know I returned to the unit and had to book an AIR BNB for 2 weeks, to make additional accommodations because as a woman you have to handle personal hygiene to another extent forced by nature. I attached pictures of everything I had previously mentioned to her. I also told her I would be glad to pay my rent if the issues in the unit could be rectified. She finally responded on 6/16/2022 and said she didn’t understand my concern with the water but would have a maintenance supervisor to come out. 2 days later…. Maintenance came out twice…the first time to simply add a shower rod and brought a washer and dryer. They told me they would be back soon to install the power cord that they needed to order for the washer/ dryer. Haha, Well that never happened. So I’ve spent additional money to wash my clothes at the nearest wash house. The second time they came out to fix the air….It only stayed cool for less than 24 hours and it’s back to 80 degrees in the unit. I then sent another email with a picture attached of the thermostat that pictured 80 degrees when the AC is set to 69 degrees.I received no response. I decided to place a note on my door that stated I was without A/C again because I knew it would draw attention since I did not receive another email reply. Still NO AIR as of 7/11/22. Make sure you tour before signing! Don’t move here!

Waterford Place is a Beautiful place to live, One of the cleanest property in Stockbridge! I simply love the staff here! Everyone is very professional. I absolutely love Juanita the property managers energy she's the best! I recommend Waterford Place to anyone!

Terrible, Terrible, Terrible place to stay if you're looking for safety. The gates have been broken since February 2016. People property has been damaged, on July 4th people who don't stay here was out here smoking marijuana and shooting firecrackers which I seen with my own eyes hit some people cars directly. I've seen people cars get broken into and sitting on blocks with all tires and rims missing due to the gate being broken and now everybody items are free game to the public. There is also no enough lightning around the apartment buildings. You can be mugged at anytime and not even see the person approaching you due to the darkness at night. If you chose to live here, you will be making a very bad decision.
I originally applied for an apartment here thinking that it would be a smooth transition. The application fee is extremely high (but I thought it was worth it), the website doesn't give you the option to opt out once you've submitted the application if you change your mind, the gates are broken and open, there's never anyone free to answer the phone when you call, and the assistant manager is completely unprofessional. The apartment I originally applied for was not ready in the time frame I was promised and upon my tour of alternates there were roaches in the apartments, terrible lighting, and paint all over the countertops. After my tour I went home and re-evaluated everything and decided that these were not a good fit for me and called to speak with someone regarding a refund of my application fees. I was told that I won't get the money back because I decided not to take the option they gave me and I was approved not denied. I feel like that is completely wrong and unprofessional seeing as it was not my fault that I was unconvienenced twice. I truly don't recommend going here. Maybe when the new company takes over in a few months but definitely not now. I lost money but Luckily I didn't move here
This apartment community is by far the worst one I've lived in. At first, things seemed great. I was coming out of a really bad living arrangement, and I was initially glad this place was able to accommodate me. But the rose colored goggles soon came off when I saw this place for what it is: an over-priced hood. The cops are here more often than they should, responding to one incident or another. There are many of "the element" that walk about the community and the complex. My car, and a number of others, was broken into February 2017. The gates have been broken for the last 7 months. The fitness center has had the same broken equipment in it since I moved in in 2015. Each time I've brought this up to management, they simply state they have to get approval from corporate to replace it. Does it really take 15 months to get approval for something? Stop your lies.
I put in 3 orders for repairs it be 3 weeks now and still not fixed. The girls at the desk only write my apartment number down and never follow thru with my issues being fixed. We had a fire inspection and my apartment never made the list to be checked( I wish they would have came and seen my ac filter and how much junk is left from years of previous residents) I even called the front desk to see what date they were coming out and could not get an answer. front gate doesn't keep anyone out. I don't know why we even had a key card. and 3/8 machines work in the gym. the back pool finally open 1st week in August. I read the comments left and they seem to like to apologies and improve but I wont wait around or recommend this place to anyone. On the pleasant side of things the neighborhood is quite I REALLY HOPE COTTONWOOD CORP. READS THIS TOO
I hate this place there's bugs so many trees the gates stay broken and neighbors are not considerate they take up all the parking spots by parking there cars in more than two spots.
This apartment is okay I wouldn't recommend it though. The gates are constantly broken and at the moment they've been open for weeks now. One of the pools were closed most of the summer, The club house door for the gym is broken so anyone can easily get access to it. Neighbors park in multiple parking spots and there's always a police here. The infestation of bugs are horrible they're everywhere because of trees.
