This is a nice and safe neighborhood and the amenities are stellar. But it is difficult to use the pool because you aren't allowed to swim alone.
I’ve lived here for about a month now. So far I’ve dealt with maintenance only once and they were super quick and attentive!! The gym is so so nice, I like the bike. And the community is really quiet. Being next to the park during Christmas with all the lights is also super nice
I have nothing but great things to say about the Waterford apartments. The area feels safe, and we have easy access to grocery stores, the mall, the hospital/medical offices, etc. It’s also right off the Watterson expressway so you can get to many other areas of town pretty quickly. I haven’t had many issues with parking/finding a spot for myself, but guest parking is a bit sparse. The apartments are well taken care of and maintenance requests are quickly addressed. The staff is absolutely wonderful to work with. This really feels like a community and not just a complex. This has been a great place to get my start, and I plan to stay here for a long time!!
Patrick was Great when helping us move in. Love the location of Waterford Place. Parking in the back isn’t ideal due to lack of parking spaces.
Love this place! The office workers are absolutely amazing so are the maintenance men. I’ve been here almost 3 years and don’t want to leave.
Exceeded expectations and the staff was very pleasant. There were a few things that needed to be taken care of upon move in, but it was addressed by the staff and will hopefully be taken are of.
I arrived 2 days ago and I feel very comfortable. It is a very nice and cozy place. Every day that passes I feel like I'm getting more comfortable and I love living here. I think it is the best decision I have ever made, choosing this condo was the best

This place has such great quietness and Peace. I love it here. The neighbors are wonderful and friendly. The Brown Park gives it some extra luxury because it’s right across the street and there’s always an officer over there.
Friendly Staff. Close to Everything. Quiet living. Like it has washer and dryer hookups. Some what good parking. Some what good price rent for the area.
I really love living here. The staff is so helpful and nice, any issue I have is taken care of promptly and effectively, it’s quiet, I feel safe, and tho property is well maintained and beautiful. I just lit up my fireplace for the first fall evening and it was so relaxing and beautiful. Waterford place really is a great place.
We thoroughly love it here. From our first visit with Patrick, to our move in, to living here. The office staff and the maintenance staff are attentive to every need. So happy we moved to Waterford Place.
I love my apartment it’s very nice I haven’t meet any of the neighbors yet I wish the parking situation was a little better it’s hard when you have to park some distance away from your apt other than that it’s awesome
We’ve been here at Waterford for 2 years now and just signed the lease for a third year. We continue to be happy with our experience here and love the location and amenities. Highly recommend Waterford Place to everyone!

When I moved in the apartment was fully cleaned. The paint had been sloppy put on the walls and doors. The outside rail was black with soot all over it. He bathroom towel rack is still falling off the wall.
Staff and maintenance have been very accommodating and are always available. Love living here so far. Only complaint is winter time, I would like to be able to continue to use the gas grill in the pool deck. Maybe find a way to keep pull area open by the grills when it gets colder out.
The leasing staff and maintenance are great. Any issues that I have had have been handled very quickly. The pool and grill area are also a great amenity.

Location is the primary selling point of this place (and the staff - especially the fast maintenance response!). While prices are constantly increasing, finding a suitable place with access to almost everything within a short walk/drive is challenging when considering budgets.
I love it here! The community is very calming and welcoming and there are always neighbors willing to have a conversation with you! The leasing office workers are always available whenever you need them to be.
My time at waterford place has been peaceful and nature filled and you just can’t get that a lot of other places . I love all the trees and the wildlife is such a blessing .

I really love living here. It’s quiet and beautiful. I feel like I wake up and am on vacation. 10/10 would recommend. Pools is great, the grounds are beautiful and well kept, staff is all so friendly… plan on being here a while.
We moved to Waterford Place a little bit ago and every part of it has been simply amazing. The neighborhood is beautiful, the leasing managers are so kind and caring, and most of all they actually care about their residents.
So many broken promises and broken appliances. I had to move in late because they didn't have the apartment ready. Yet I still moved in around them still putting the apartment together. Maintenance blamed me for the disposal being broken literally 2 minutes after I walked in. The air conditioning didn't work so I got to move in around repairmen (still took a few days to fix). And things continued as they started. Too make a long story short, in the 3 months that I have been here I have had 18 maintenance requests. Other things I have had to fix myself. One request(fixing a window) took them 10 weeks. My dishwasher has not been working properly and the request has been in for about a month. If this is the luxury and amenities you are looking for, go for it. I am out the second I can move.

Waterford Place is the best apartment community in Louisville, hands down. The property is gorgeous (especially in the summer — the trees are large and the entire property wooded; the grounds are kept meticulously and with full leaf-cover it's astoundingly beautiful), the upkeep is top-notch, and for being surrounded by heavily-trafficked roads, the property is near-silent. I believe it to be the many wonderful trees that I mentioned before — few if any properties have the amount of foliage Waterford Place boasts, and the property feels almost like an oasis as a result. The office staff is constantly, consistently, and almost surprisingly helpful. I've lived in places where emails are never responded to and calls are ignored, and this property is DEFINITELY not one of them. If you email, you often get your response within a few hours. If you call, someone almost always answers, and calls are returned promptly when not. Missy and Patrick are amazing and have been at the property for as long as I can remember, and the other two office staff members, while newer, were no less friendly. The maintenance guys were great as well — prompt, professional, and kind. I've never had a problem that wasn't quickly resolved, and they often waved to me or said hello as I passed, which was a gesture that I greatly appreciated. The surroundings are great as well. You're a short drive — or walk! — away from both of Louisville's major malls, as well as a few different shopping centers. There are FOUR hospitals within a mile radius, so this is a perfect location for anyone needing fast medical care. There's a beautiful, highly accessible park literally right across the street and another up the street, as well as two other, larger ones close by. Downtown and the airport are both about 10 minutes away, and there's pretty much no area of Louisville you can't reach from St. Matthews within 20 minutes. The property is well-lit after dark and I never felt unsafe on the property or in the surrounding area. My neighbors were almost always friendly and quiet. Snow removal was prompt and the sidewalks were well-salted. People with disabilities will feel right at home here; the disability accommodations are top-notch. The pools were always pristine and the fitness room was always shining. I was inspired to make this review after I moved out, and just now have gotten around to it. The places I've lived since have really shown me that I underestimated the value of Waterford Place.
I have lived here for a year. When signing a lease they prided themselves on the quietness of the apartments and property. This could not be further from the truth. If you are signing for a lower level unit be prepared to buy sleep aids. The walls are paper thin and you can hear everything both your upstairs and adjacent neighbors are up to. The leasing office is very hard to work with when it comes to complaints as well. Our unit constantly smells of smoke from adjacent neighbors. I am moving to a different complex when my lease is up and would not recommend. For the price you pay the units are very dated and it isn't worth the noise and hassle in my opinion. They are also very particular about how the outside of your apartment looks to keep up appearance. Just something to think about as well.
My 21 year son has been living here for 7 months and his experience has been terrible. Since moving in he has had 8x leaks that required bowls under them, the sink quit working, the stove shorted out and now he has found out that the walls are lined with BLACK MOLD !!! Maintaince has come out more times than we can count & still today 7-9-21 more BLACK MOLD !! We are going over to speak with Avery the mgr. on Monday to see what we can do I hope that they can move him into a safe apt. this has been the worst experience for a young mans first place... very disappointed in Waterford Place. Well just when you thought it could not get any worse it has. My son tried to turn in his letter of intent to vacate the apt. and they tell him your lease is not up unit August?? Bryce asked why tells them he moved in Nov. of last year, they say when you moved over to the new apt. you signed a new lease, he said no way I would have signed a new lease to stay here with all the problems.... well you did is what the mgr. (Avery) said. Bryce said you never told me any of that not our problem mgr. response. Now to get out of the lease he has to pay a fee of $800 on top of 2x months rent!!! Please do not let your kids rent from them they are absolutely horrible to deal with and very misleading. Waterford Place again very disappointed.
I have been at Waterford for about a month. I like it here. We have a beautiful view of the water and a fountain right off our balcony. The landscaping is also very well done. The clubhouse is nice. The pools are pretty and well-maintained. I love the racquetball courts. The fitness center is a joke though. It’s basically only useful if you want to use a treadmill or elliptical. They don’t even have a set of dumbbells. I heard there used to be a hot tub. I’m disappointed that’s no longer here. The neighbors have been friendly and quiet and I haven’t had an issue with parking. It is a little disappointing that there aren’t any dumpsters for recycling. Outdoor lighting also needs improvement in the parking lots. As I said, the outside is beautiful. We had the choice of a renovated unit with a parking lot view, or an original unit with a water view. The water view 100% makes up for the ugly, old appliances and dated countertops. I’m also glad to have the vaulted ceiling. I don’t think I would like it as much if we had a flat-ceiling unit. The fireplace is a key item that sold me on WP. I love it. Just be aware that these are small fireplaces, so you’ll have to clean out the ashes frequently. The neighboring apartment complexes have sealed off their fireplaces and tenants are not allowed to use them. I also wish there was a broom/coat closet. There is no good place for your vacuum, mop, etc. Don’t let the walk-in closets fool you, storage space is at a premium here. Everything is well-maintained, but there were a few issues upon move-in. They were corrected quickly. The unit was also filthy when we moved in. That being said, this place is 30 years old, so expect things to not be perfect. The windows and sliding doors are a little drafty. The toilets are miniature and easy to clog. The exhaust fans in the bathrooms are so weak that there is no point in even having them. No apartment complex will be perfect, but WP was the closest thing we could find. When we toured, we could tell management really tries here. The fridge in the model unit was stocked with drinks & snacks. A minor touch, but one that stood out. No other place we toured did that, and we toured every comparable apartment community in Louisville. I have also heard good things about the company that owns WP and that they actually care about their properties and tenants, not just collecting checks. You’ll be hard-pressed to find a more scenic complex with better amenities for the price.

The description of this place is hilarious considering what you actually get. For how much I paid, the appliances were old, counters were stained, I was constantly calling maintenance. The walls are PAPER THIN— I could hear every convo my neighbors had and also noise outside. My ceiling was moldy and water damaged and they didn’t do anything about it, (even after seeing the damage). My AC would continuously break. One time my front door handle even broke off and I was trapped inside my apartment and late for work! The staff is all very nice but the buildings were built 30 years ago. There are WAY nicer/newer apartments in Louisville for the exact same $. If I had to do it all over, I would not move into Waterford. Two positives...the grounds are nice to walk around on and the pool deck is big/Paula keeps the pool clean and cool. Hope this helped.

Waterford Place has been our home for 3-years. We are glad we chose this particular apartment community. We have a first floor, two bedroom unit with a courtyard view. Our apartment is spacious and well appointed. We have enjoyed very amenity offered. In three years we have had few maintenance issues. When we have Steve, the maintenance manager can't do enough to take care of what we needed. All of the office staff seem interested in our well being on a regular basis. Springtime and summer are particularly beautiful times of year at Waterford. The landscaping and pool area is beautiful. You may shop around, but you'll be unlikely to find a warmer community with more Southern charm than Waterford Place.

We've lived in Waterford for 1.5 years. If you want to know whether to waste your money at this place then read ahead: This place has the type of corporate upper-management you do not want to live under. Here are just two reasons NOT to LIVE here: 1. This is the kind of place that gives their residents an eviction notice two weeks before Christmas without warning you the decision is being made. We received a letter of 14-days to move 2 weeks before Christmas, all because one neighbor in another building has a problem with our dogs. Mind that we keep our dogs quiet and keep them from the balcony 98% of the time because it bothers us when they bark and we'd hate to bother the neighbors with their barking, so we make an effort to monitor and control them all the time. Management didn't reach out to discuss solutions, instead they adhered to one tenants complaints and proceeded to straight up tell us "were starting to evict you in 14 days." I honestly think this was blown out of proportions as an excuse to kick us off our lower-rate rent so a new tenant can move in at a much higher rate. They didn't even give us the choice to remove our dogs from the premises before making a final decision to give us a Lease-Termination/Eviction-Notice. They did not meet with us or talk to us face to face before they came to this decision! We are sick to our stomachs the way this was handled that we would hate for it to happen to any new residents. This has ruined Christmas for us, cancelling all vacations due to having to move. All while Waterford's upper management "Fogelman Management Group" doesn't bat an eye or think twice to discuss with us less radical solutions. 2. We suffered months through hot weather over the first and second summer we lived here. The ACs are almost all 30 years old and super inefficient. We had issues the first summer we moved in and had the AC checked but they put a bandaid on it until the next summer. The following summer it got unbearable. Any day that was 90F outside it was 80 in the apartment. We asked for our AC to be checked continuously, it took two weeks of them putting a bandaid over it (while we sweated in our sleep) to avoid replacement until they decided to replace it once we got really irritated at their lack of proper action. The maintenance guy even told us it should have been replaced much sooner. But obviously they protect their pockets over residents any day.
I moved to Louisville from Kansas in 2013. I was living in an extended stay residence, and was looking for a nice, clean and safe place to rent. I was on my way to work one day when I drove by the complex. It had wonderful curb appeal. I detoured into the complex and found it to be well manicured. I was hooked by my first impression of the complex. That evening, I did a little internet review and applied. Its September, 2015 and I still reside at Waterford Place. You should check it out.
