Ballwin is situated about 20 miles southwest of Downtown Saint Louis, but this terrific city is much more than a suburb. Property Ratings at Waterford West
My husband applied and they responded 4 days later, they did not answer the emails, the experience was really quite unpleasant and even more so when what you want is for them to tell you as soon as possible if you can move or not because if you are looking for where to move it is because you need it, the expenses administrative fees that are $250 are lost because they say that you can cancel the application 72 hours after applying and they don't even respond to you I don't recommend it, really, it's terrible.

Hello! Thank you for taking the time to leave a review. Upon reviewing your file, the application was submitted on 9/30 (Saturday) around 4 PM when our office closes for the weekend. You were promptly emailed on 10/2 (Monday) about the next steps. I can see several email exchanges regarding the application process and a request to cancel was on 10/11 after screening results were sent over. Our policy is that all fees are non-refundable. My apartment had black mold in there and the maintenance there is also a joke they don’t know how to really fix anything

Donna the property manager and her office staff are beyond rude if you bring anything to their attention that they don't like. Lowest rates in town only because you get what you pay for. Lower prices attract sketchy people. Tenants are extremely trashy individuals who have no consideration for their neighbors in the buildings. Police frequent the complex so often that they now have to regularly patrol the complex. I had to personally call the police 4 times because of threatening neighbors making me feel unsafe as well as for peace disturbances. The complex is NOT a safe place at all. Buildings and units are in extremely dilapidated condition. They all have the original flooring, fixtures, and appliances from the 80s when the complex was built. I had the ceiling cave in from water leaks in both of the units that I occupied during my time here. Windows might as well not exist as they are the original 40 year old windows with 0 energy efficiency. Mold everywhere and their solution is to spray paint over the mold instead of fixing the source of the problem. HVAC breaks regularly and takes weeks to fix. Lots of bugs (beetles, spiders, ants, and centipedes.) The entire complex is very noisy. Amenities are non-existent. Pool is rarely open because they do it keep it clean enough to stay open. Gym facilities consists of 2 treadmills that are always broken and 6 dumbells. Donna and the office staff refuse to address any of the issues and become hostile if you persist with any complaints. Spend your money elsewhere to avoid this nightmare of an apartment.
Pros: location, cost is semicompetitive (but trust me, you wanna spend your money elsewhere), there's a pool that's open sometimes (think like half the time it's supposed to be), you'll never have to worry about being lonely in your apartment because all your new pets will keep you company (hope you like spiders and other bugs), you get to meet time travellers (no really! Maintenance and management are time travellers as evidenced by their frequent "I'll take care of that right now""I'll be right back""we will get that replaced next week" and then 3-6 months later they come!), you have numerous opportunities for science experiments (with all the mold growing in you'd apartment)
Current resident. If I could give this less than a 1 star I would. We have had multiple maintenance issues, all of which have either been ignored or taken months to get fixed. The property managers are lazy and refuse to assist in any issue that we have run into. If we have a package it takes the office staff days to sort the package. Overall awful experience and we will be moving as soon as the lease is up.
Place is trying to stay competitive with its rates, but can't keep up with amenities, maintanence, or apartments. Not updated and various hidden charges that they will tack on without explanation. Due to the lack of maintaining the property, it has lead to infestation of rodents and insects. Also outdated fixtures leading to mold. Spend your "competitive" rent at a place that fits what you are spending.
Waterford West Apartments are located in a nice area but are a bit over priced for the look of the place. They need window screens on all windows in the hallways because there's nothing to keep bugs out or kids in if the window is opened. I do love the area.
I had to downsize. & When I saw the kitchen how cute it was. With the new appliances. I knew this was my new home. Cozy & Cute.
Beautiful Landscaping is abundant! This is the complex of happy residents! All rooms are spacious. Plenty of room for my kitty to run and play. Nice fitness center and very clean pool. Helpful business center. Cheery staff from the manager to the groundskeeper. Staff really tries to make you feel at home and work with you if you get a little behind on payment. I love living here!
