Property Ratings at Waterline Bonita Springs
I do not want the added expenses of moving but I will need to take them on for one simple reason: Greed. The new management company is very greedy and raising people’s rent anywhere from 15-30%, which for most units is $250-400 each month! When renting you typically don’t have the disposable income to afford such a drastic increase in rent. And this is for a complex with severely limited parking. If you live here you better hope you can be home by 7 if you want to park inside the gate, of course the gate doesn’t matter much considering it’s only worked for about 1 week the entire year. I got home one day at 8:30 pm and could not find a single spot in my half of the complex. Also there is a mandatory fee for valet trash, but they don’t do anything when the trash company changes their hours without notice, a change that now means people need to leave their trash out all day long! Which of course has resulted in a big uptick in bugs and no sign of the quarterly pest control that is supposed to be covered by the rent and fees. And despite being a new build, the walls and floors are thin. I can always tell when my neighbor goes to work because it is easy to hear her dog. I’ve lived in complexes with animals before, but never was it as easy to hear the pets as it is here. You also better be really careful when you wash your clothes as your neighbors above or below will be able to hear the noise of the machine. Finally, good luck reaching the office, they keep closing with little to notice! Oh, and when they reply to reviews, they ignore most of the concerns.

our rent went up 300$ here and they are only saying they factor in the market and completely disregard that we are excellent tenants who pay on time. they provide you three weeks to make a decision with this rent increase as well. extremely unreasonable their moral compass is completely off.

Beware of this place! Paper thin walls you can hear EVERYTHING and I mean EVERYTHING your neighbors do. If you want to be kept up all hours of the day and night this is the place for you! Management is horrible they never get back to you or blame you for hearing to well. Tons of scratches and marks all over when we moved in. My girlfriend and I can't wait to get out of here!

Exterminators will enter your apartment every 3 months starting in 2021 for pest control without notice, according to the leasing office. I’m lucky I haven’t had pest problems unlike the other reviewer. But why does that mean my apartment has to be entered? Let the people with pest issues opt-in for that if they wish. My apartment hasn’t had any ants or roaches so why does it need to be treated for them? I recommend staying home when they visit and placing a camera in your living room when you’re not home. You can’t trust many people these days.

I have lived in many apartments none have been worst that these. If you want to pay $100-200 more than anywhere else in Bonita Springs you go right ahead. Be aware they think they are the best apartments in Bonita Springs... I have had cockroach, ants and other insect problems. I had the worst move in welcome in my life here. The Valet Garbage is a joke.
