I can hear my neighbor snoring when I am in my living room. If you are in your bedroom, you can here conversations on the sidewalk like they are standing in the room with you. Half the time, the building smells like trash or wet dog.

Overall, we’re truly blessed to have found a great temporary home. We feel safe in our environment and love everything the complex has to offer. The parking situation is a bit tight, and there are certain things that could be improved. But after speaking with the team in the office, they seem to have a handle on the things that can and will be improved!

Even though I was a little jaded from last year’s rent experience, I enjoy living here now with new management. Kevin has been A-1 and so has maintenance when my a/c went out. It feels like a real community now especially with all the events that go on.

The community is beautiful. The staff is friendly. The apartments are great with super cheap monthly utilities (when blasting AC all day every day during the height of summer my power bill never rose above $80). We loved living here for a year, and only left because we bought a house! When I went to move out, we had a few discrepancies on the move out inspection that the friendly office staff quickly corrected to ensure everyone was on the same page. All in all, I’d recommend this community to anyone looking to live close to Naval Station Norfolk!
I’m not gonna post some crazy long rant but if I can convince even one person not to rent from here then I will be happy. Everything might look great about moving in here but they will absolutely rip you off on the move out and find any fine print in the contract to excuse it. Just find anywhere else at a cheaper price and hopefully a better contract, you’ll thank yourself later.

This apartment complex is the absolute worst. The leasing office is the least accommodating staff I have ever leased under. I travel the country as a traveling nurse and have never witnessed the deceit and lack of flexibility I have seen at the watermark. This place is desperate for tenants to the point where it was offering $1000 off for the resident and the person referred. If this is not a huge red flag as to the lack of residents willing to stay I’m not sure what is. Major clauses in the lease were not disclosed such as differences between renting short term and month to month. Lies were told about notice to vacate. What type of company needs 60 day notice to vacate and then will punish you additional month rent after moving. Furthermore, accommodation with work relocation was promised to be honored but was then ignored completed. Extra fees were racked on at their own accord. Machines in the gym have been broken the entirety of my time here. Liability waiting to happen..? Aggressive emails have been received about my roommate being in a parking spot when his car was not even in the state.. Additionally, emails have been ignored completely as well as phone calls to the corporate manager!!! Professional? No. The staff can’t even figure out how to assign different parking spots to different tenants. I can’t even begin to count the amount of times my parking spot has been given away and I have been here for months! I truly don’t understand the purpose of the business center as the computers never work, the printer has never had ink or paper, and the coffee machine is never available. I have seen security a total of 1 time when I first moved in after a series of car break ins. Maybe they can’t afford to pay someone.. cameras? Nope. No cameras. My mail was tampered with and the contents stolen. My package was stolen outside my door. No follow up. ?? If you are considering staying here my best advice would be to run.
Do not move here. Good appearance terrible flaws. The apartments are overpriced and the size of a box. The pool is the size of a bathtub. The w/d sounds like a helicopter and doesn’t get your clothes clean. There is no online portal for rent payments service requests or news events. There are too many rules such as parking. No visitor parking therefore you must request a parking pass per visitor per day or be subject to towing or park on the street. You can not exit the main building without a key fob. They will nickel and dime you out of your security deposit. Mandatory $50 carpet cleanings per room. $50 for a toilet seat. $50 to clean kitchen counter $250 to replace a stove top. Never have I not received my deposit. I had no pets and was one person and accrued nonexistent damages. The damages coincidentally add up to the amount of my deposit. No wonder another company took over their sister property and I’ve lived under that management company in the past and received my entire deposit.

HOLY COW! So let me just start off by saying that we don't live in the property yet, but on Saturday my fiance and I visited The Watermark and even signed our lease. WE ARE SO IMPRESSED! My fiancé and I are both in the military and we only had one weekend to visit Norfolk before we move. I did some MAJOR homework since I knew this would be our only chance to see everything – I’m talking about reading a bunch of reviews, numerous online websites, and even digging into crime maps. The apartments are in a safe neighborhood that is still close enough to downtown but far enough away to enjoy not being downtown. Additionally, the security within the building and even an apartment specific monitoring system were impressive! We drove around Norfolk Saturday morning and actually cancelled one of our visits at another complex because the pictures looked nothing like the website (now I understand people’s frustration with online dating!). When we arrived at the Watermark, we were stunned! It was so pretty, even on a rainy March day. The grounds were immaculate and the building themselves are super nice. Everything in the apartments are really nice quality. The Watermark is truly the perfect blend of a luxury community without the hoity-toity feel! The apartments will absolutely take your breath away. New appliances, washer and dryer in the unit, tons of storage space, natural light, and great amenities. But even more impressive are the staff there. We even cancelled our other appointments we had because were so impressed with the staff. JUNIOR IS PHENOMENAL! He knows so much about the area, the leasing process, and a ton about military specific needs. Since we were only down in Virginia this one time before we move in, Junior processed our application! The work day ended at 4pm but he stayed until well after 6:30pm to ensure everything would be seamless for when we move in. We are so thankful for him. He's exceptionally patient, professional, and courteous.Yes we loved the apartment, but we loved the customer service even more and ultimately that is what caused is to choose the Watermark. We really look forward to living with you all and exploring the Norfolk area!
My husband and I have had an awesome experience with this apartment. They allow dogs, which is great since we have one ourselves. Everyone is courteous with their animals and walk them on leashes, pick up after them, etc. They have great amenities like a gym and a clubhouse (with free coffee everyday). There's a really nice swimming pool and trash chutes on every floor. There is a security guard that patrols outside and inside in addition to a great security system and locked doors to get through before you reach the residential area. I can't imagine a safer environment. The management is GREAT. I have never dealt with better management anywhere. Maintenance is quick and very nice. I can't imagine anyone giving this apartment a bad review unless they have never actually lived here or they have something against good people and a great environment. We looked at dozens of places before settling on this one, for the same price we couldn't have gotten anything this nice and safe. It is certainly not overpriced. All you need to do is come by and see for yourself! We were sold and continue to be 6 months later.
I have lived here for 6 months now and my wife just moved in recently. Our overall experience has been great. Our apartment is well laid out with an open floor plan, a balcony, and a beautiful view of the Lafayette River. The few minor maintenance issues we have had have been resolved quickly by friendly and professional maintenance staff. Likewise, everyone in the leasing office has treated us very well and addressed any and all concerns we've had in a courteous and professional manner. The buildings are very secure with controlled access to the main hallways, electronic locks on the apartment doors themselves, as well as security cameras and a night guard. They are also pet friendly, and all of the tenants are very good about policing and picking up after their dogs. We could not have picked a better place to call home!
This community is a wonderful one to live in. I have resided here since the opening and I have never had any major issues. The problems that I have had (very small maintenance issues) have been resolved extremely fast. The staff is wonderful and very friendly, and they make an effort to get to know each and every one of their residents. It is very safe here as well. I am a single female and have never felt threatened here before. I have a dog, yes they are very welcoming of pets, and I do not worry when I take him out late at night. One of the main reasons I moved into this community was for the amenities. There is an amazing clubhouse that offers a spacious area to gather in, as well as a stunning pool area with grills and fire pits for anyone to use; it’s a very relaxing atmosphere to come to after a long day.
