Baytown presents a thriving residential area with an emphasis on family life. This community offers a balance between a quiet suburban lifestyle and the energetic ambition that comes with ample business opportunities. Speaking of – the city’s economy relies strongly on petroleum production.
Located by the water, Baytown’s Houston Ship Channel is one of the neighborhood’s biggest attractions. The nearby nature center is a sight to see and home to hundreds of land and aquatic animal species. When you’re not at home in your apartment, the Downtown Arts District has a number of culture programs like the Baytown Little Theatre, which has been run exclusively by volunteers for over 50 years.
In the event you’re not outside enjoying the bay views, you might be shopping at the San Jacinto Mall or lavishing in the comforts of your Baytown home.

wind whistles through the windows when ever the wind blows . All materials used are cheap and meant to be replaced when a new tenant moves in . which actually cost the owners more money in the long run ! and makes the complex look CHEAP inside and out and as far as the window updates , that just means a higher electric bill for the tenant ! Don't get me started with all the plumbing issues we've had since day ONE !

Pot holes, smells like sewer water smell, bugs, rude set of workers in office. No kind of maintenance and it floods. These ppl care nothing of its renters nor the apt u live in. BEWARE. Ive lived here for a year and would rather live in northwood then this place. Worst mistake i made in renting.
When I was looking at apartments in the area, this one caught my eye. It was right on the water, in the website it said resort pool. Excellent staff. None of it true. When I was looking, I spoke to one of the girls in the front. She promised a lot of things. One, they were going to repair the resort style pool, cuzz Harvey destroyed it, FAIL! They told me they spray for bugs every couple of months. They never once shiwed up to spray my apartment after I told them I was seeing cockroaches everywhere. The first time I pulled into the complex, the automatic front gate was wide open. I asked if they were going to fix the gate, they said they would. They fixed it once, and I swear, someone wrote the gate code right on the intercom. What’s the point in having a gate, when the code is written for all to see. Then a couple of days later, it is wide open again. They put flyers on everyone’s door about security precautions. Maybe the first thing you should do is fix the gate. There are potholes all throughout the property, never fixed for the full 6 months I was here. I know it’s not just myself who has problems with the management here. A lot, and I mean a lot of people are moving out of here. Today alone, I saw 3 moving trucks in the parking lot. Matinence, what matunence. I see the guy drive around in his little golf cart, but I never see him fixing anything. I have complained about my dishwasher leaking, but it has never been fixed. I still use it all the time, not my problem. I have asked them numerous times to fix all the problems that seem to happen at my apartment, they never fix anything. They try to sell this place as luxury living. They charge for luxury living, but, I’ve seen government housing better than this place.

I am so very sorry you are having this experience. You are correct it is taking a long time to repair the pool! With Harvey, insurance negotiations have been slow. Yu will see movement soon I promise. Orkin Pest control is on the property to take care of issues once a week. Please let the office staff know of your problems and they will schedule your home. As of items not working in your home - please speak withy the manager personally & I guarantee repairs will be made. Thank you for bringing these items to our attention. Our goal is to treat our residents so well, they never want to move. I'm sorry we have failed with you, but give us another chance.
It's almost laughable how badly this complex is managed. Almost because I still live here. Management and maintenance have zero communication with each other. Roaches. Leaks and mold that just get painted over (PAINTED OVER, not fixed). My lease is up in 3 months and I turned in my move out notice over a month ago. Don't get fooled by management: you don't want to live here.

Dear, resident. I am sorry to hear about your experience here at Watermark. We would be more than happy to speak with you and work out the issues at hand. We strive to provide the best service and customer service possible to all of our residents. Our community is incredibly important to us and we take all matters serious. Please stop by the office and speak with our team for your concerns. Best regards, Management.
Stay Away! There are roaches inside and outside the apartments Big and Small. The roaches outside are along the sidewalks at night and will actually run at you! A few apartments down from me actually had a roach infestation(THOUSANDS OF GERMAN ROACHES) that was leading to other apartments and mine. All management said was that pets control was suppose to take care of it and they never did. I still have them in my apartment, it is just disgusting. NO matter how clean or how many times you spray new ones keep coming in through the air vents.
Property Manager at Watermark at Baytown, Responded To This Review
Thank you for your post concerning the roaches in our community. Yes, you are correct there are roaches and we do our very best to control them before, during and after anyone moves in. We ask that every resident call in to report any potential sign of roaches or any pest for that matter and we will act immediately to resolve the issue. Even through the air vents. We strive to maintain a clean apartment community and will do whatever it takes to keep it a clean and enjoyable place to live. Watermark at Baytown Management
Let me be the first to say, the demo apartments that they show you don't be fooled! It's a setup, the maintenance here SUCKS! The plumbing problem is ridiculous. I've only been here a month in a half and I'm ready for my 6 month lease to be up! The rent I pay a month is NOT worth it! They move me into a apartment and most of the amenities did not work!!!! DO NOT WASTE YOUR HARD EARNED MONEY!!!!!!!
My son lives there, and I only wish I had a bullet proof vest to wear when I visit him. But on the bright side, only three break ins and one murder this past year. Maintenance is non existent, and when they finally do show up because pipes have broken and flooded his downstairs apartment, their idea of fixing it is duct tape. This is the very epitome of slum. And this was a good review.
Moved into this apartment in June of 2015 every since I have had issues with maintenance... The vent in my ac was broken so to fix this issue they placed two boxes and a blanket to seal this... Also sink in the kitchen backs up into the dishwasher and smells like sewage... I can't use my bathtub because they have not resurfaced it, they say it is very easy to fix but yet to do it. I have had to take them keys to my apt because they have lost it twice. I have reported many small issues and seems that only way to get someone out is by reporting them to the apt association... The apt doesn't have a mgr Nd when I asked for the number to corporate Debbie had to search it on google. I was told someone from corporate would be in this week of nov 15th I went in today her name is Tina I told her some of what was going on she was very insincere about anything I said, I told her I want out of my lease because I have now found BLACK MOLD IN MY APT.... She said was I going to the military ... I said no she flat out said you can't get out of your lease. I have called mosaic the corporate yet to get anyone on the line and the voicemAil states it is full ... I live in apt 137 in the back I would def not recommend anyone to move into these apt!!!! This has caused me so much stress I am now having muscle spasms my doctor told me I need to stop stressing but hard to do when there are several unresolved issues!!!! STAY AWAY!
My wife and I have lived here for 10 years and have gone through 3 sets of owners. Through the years we have witnessed this property go from being the worst, to being a good place to live! Don't get me wrong, it still has its faults but Mosaic Properties have been working to make it a better place.
