My favorite place I’ve ever lived! The management team is absolutely incredible—they’re always professional, friendly, and willing to go above and beyond to make sure residents are happy. Maintenance is equally amazing; they respond to requests quickly and efficiently, ensuring everything is fixed without delay. One of the highlights of living here is the sense of community fostered through frequent and well-organized events. These gatherings provide a wonderful opportunity to meet neighbors and build connections. The atmosphere here is welcoming, supportive, and truly feels like home.
Watermark is a beautiful building with great amenities and a nice community. I have appreciated the engagement that the new management has brought.
Overall great apartment and I've enjoyed living here the last two years. My biggest "complaint" is simply how far the complex is to basically anything (metro, grocery, restaurants, etc.)
Apartment looks amazing with great view and very safe with great amenities. I love the way that pool is on rooftop and it is open all year round. Gym is fantastic could of been open for 24 hour since i work early to late nights.
It has been great living here! The gym is always clean (all though there needs to be more weight stoppers). The rooftop is always clean and the view is amazing! For being so close to the stadiums, it is always quiet.
Friendly, fine, luxurious, and affordable. The staff here to the Watermark at Buzzard Point are very sociable and easy to speak with. Their accessibility makes the stay smooth.
Wonderful area very quiet the they are located.I love the fact everything is close by I wouldn’t have a need to travel to far.I absolutely love that I can receive my packages safely and securely.
I've been enjoying my lease so far. Lots of fantastic amenities, kind and respectful staff, and community events. One issue, which may depend on your unit and isn't always often, is that sometimes the walls are bit thin and you can hear a neighbor's music if they are playing it extremely loud.
The community is great. The location is perfect and it is easy to get to Navy Yard or the ward for events or dinner. Also a very dog friendly place
The best thing in this building is to have cabins downstairs to make some business online meeting and etc. It is clear winner point for developers and another business people who has on line meetings.

It could get a little noisy sometimes because a lot of helicopters departing from a nearby station. Everything else about this place is nice. It's just some people who live here are very dramatic about little things, and they will report you.

This is an amazing place to live in DC! As someone new to the U.S., I've found a welcoming community here, with efficient and helpful staff. The location by the river is stunning, perfect for long walks while enjoying a daily parade of cruises, rowing, and water sports. The neighborhood is quiet and peaceful, yet just a short distance from the vibrant energy of the Wharf and Anacostia riverfront, with its great selection of restaurants and bars. In addition, I very much enjoy the international community of residents which makes this the perfect place for me and my dog who also enjoys the lovely pet community and the dog park. 100 points!
I love living here. I have lived here 3 years and despite living near construction sites and two stadiums, we are always pest free and safe. If anything has broke in my unit it has been fixed promptly. I have nothing but accolades for the management and building staff.
I’ve lived here for 1 year and I’m not going anywhere. This community and building has everything I need as a serious professional with a life and personality outside of work. The view cannot be beat because it is on the water and it’s in the heart of Navy Yard but strategically placed so that you have some peace. The building is high end but more importantly, it is managed by really awesome and caring people who take pride in their work. The amenities are like most new luxury buildings but unlike many, they also respond and resolve issues well and professionally. There is also a great sense of community if you want that, but if you prefer a more individual lifestyle, the building, management and atmosphere allows it. I’m not going anywhere!
My time at the Watermark DC has been an exceptional experience. The community is beautifully maintained, and the amenities are top-notch. The management team is always responsive and attentive to any needs or concerns. The location is perfect, with easy access to all that DC has to offer. I highly recommend Watermark DC to anyone looking for a fantastic place to live!
I have a bad experience here, never again, my move-in date was supposed to be July 6, 2024. Everything looks good on paper, but they still went ahead and denied me. Whatever reason which I’m not able to understand they said they cannot verify my income when I uploaded my bank statement and I also uploaded my 2023 tax return

Great establishment. I toured there as I am getting ready to move. The amenities were great. The staff were knowledgeable and accommodating. I will be moving in for sure!
The refrigerator is too loud but the maintenance team got ne a new one. During the Memorial Day weekend there’s no one came up to clean the swimming pool and there was trash in the water, I got inner ear infection due to the unclean water ???
Love livin here. Things have been great since we moved in and the staff has been amazing at making sure our apartment has been comfortable and everything working great.
I Love It Here!! Great Location and Beautiful surroundings. Very Convenient to everything restaurant, lounge and ball games. 10 min form the Wharf where there’s even more thing to do.
Here’s some insight from living there for a year that I think is important to read: PROS: -Nice views being next to the water -Love the mail center and they also a place to store your bikes -They have a nice gym -They have study spaces and places to hang out with friends -They host events every month with food trucks and happy hours to meet your neighbors and people that work there. -Nice modern apartment style. Maintenance is fast and efficient. CONS (Please read if considering this place): -Game day traffic makes it IMPOSSIBLE to get back to the apartment on time or have people over. Ubers can’t get to you ever because they close off all the streets. This was my main struggle was that I HAD to have a game schedule for BOTH stadiums because the traffic got so bad most days I had to just stay home. Street closures, people everywhere and cops unwilling to let you through even if you lived there. I ended up taking the metro most times due to not being able to drive or take an Uber. -The parking garage is tiny and also public parking so if it fills up you can’t find a good spot. No guest parking either and game day prices are up to $60 A DAY! Parking is extremely overpriced(over $300 to not even garante you a spot) -The walls are VERY thin so you hear everything from your neighbor. I had to go through an entire year of hearing music blast through my walls at 11 AM from my neighbor. -There are times that the gym, courtyard and pool close to anyone in the building. You can’t even sit in a chair downstairs without being told you can’t be there after 10 PM. -The pool can get extremely crowded and most of the roof is not in use. People bring over LOTS of guests, eat and drink in the pool. -It’s hard to directly contact the front office ever, always have to go through the front desk and contacting any manager took extremely long, barely ever answered my emails. That being said, I enjoyed this place to an extent. I just wish it was located in a different area so bad so they didn’t have to deal with all the traffic and street closures. More importantly I wish they had developed better soundproofing when building this place, it truly kept me up at night I found it hard to enjoy my time there. (P.S. The construction to build TWO other huge apartments was also underway before I left which might bring even MORE traffic in that area so beware of the traffic issues before pursuing moving here)
Dog owners are very inconsiderate. Dogs relieve themselves right outside the doors and all around the property, sometimes not cleaning up. Dogs bark constantly, including during what should be quiet hours. Gym is always crowded and noisy. Other tenants are weird about wearing masks in public spaces even though it's required by DC law.

Everything about Watermark has been great so far. My apartment has stellar views of the river from nearly every room and already feels like home. The leasing and maintenance staff are also very responsive and helpful whenever I have a question. I'm excited to see the finishing touches to the building get completed in the coming weeks!
