Property Ratings at Watermark Kendall West
I have lived in this building for 11 months and am counting down the days to move out. The elevators are always breaking leaving 1 elevate for 23 floors. The maintenance staff are often yelling at each other or the front desk staff in the lobby. The leasing company is unprofessional and rude. They rent out the outdoor space where loud parties occur well into the night with music so loud you can’t watch tv in your own apt with the windows closed. The outdoor area either smells like dog pee or is so loud and smokey from construction. I love dogs but they allow aggressive dogs to live in the building with dog fights often happening in the halls and lobbies. And because no one stays in the building very long there is no sense of community. No one is friendly.
At first this seemed like a great place to live, reasonably priced for a renovated unit in a decent location close to boston - there’s loud construction in the area, including right under our unit, but we knew about that when we moved in. that said, it was much louder and more disruptive than we anticipated despite being on a high floor. What we did not know, however, was how cheaply everything was renovated (door handles fell off, blinds, etc), that they would try to jack up the price by 15% for a standard twelve month lease when our lease came up for renewal (despite market rates trending flat-down over the same time), how thin the walls are (we had to complain multiple times about our neighbors being loud well past 11pm), that the terrace grills which were a big selling point are frequently broken, that it smells like urine outside of the building due to the amount of animals that live in the building (we frequently heard dogs barking from in our unit), that garage parking would increase by 25% in the 20 months we lived there, and worst of all that the elevators are very old and frequently break - this resulted in often having to wait 5-10+ minutes for the elevator (to which mgmt responded to our complaint suggesting using the stairs despite living on the 19th floor). for moving, you can reserve the freight elevator for exclusive use, but classically one elevator was broken and so we were not able to use the freight elevator as reserved because management claimed they had to have two elevators working (yet this was not frequently the case when we lived there and one elevator was broken). as a result, it took twice the amount of time to move out than needed, significantly increasing our cost of moving. management offered no help, compensation, or even sympathy despite the issue being due to their own building mismanagement. At least the front desk attendants were nice, but still avoid this building at all costs! Three other units on our floor moved out the same month as us - clearly people are leaving for a reason!
It's frustrating that a 23-floor building has only 2 (sometimes just 1) working elevators, causing significant delays during peak hours. The outdoor area is unsanitary due to dog urine, and the elevator and common areas are consistently dirty. Additionally, pet ownership restrictions seem unreasonable for Cambridge buildings, and the lack of action on vandalism from over a year ago is concerning. The sky deck lacks amenities and maintenance, while management appears more focused on trivial matters like shoes outside doors rather than addressing critical issues. Furthermore, the absence of a master key during weekends and emergencies raises serious concerns about resident safety, highlighting a lack of proactive management.
Building and surroundings are amazing! However, sometimes neighbours are not respectful at all regarding housing rules, which makes hard to sleep or not nice to see boxes and stuff outside Doors, but nothing the staff can control rather than asking for it. I have been living here for 3.5 years and I don't regret about it at all.

Just moved in, love the apartment so far!!!! Everything is clean and quiet here. I like the colors they used for the walls and the island they have foe the kitchen is amazing. Great place to enjoy breakfast, lunch, and dinner
Great building and good concierge service. Convenient location. Great access to parking and gym. Noise is an issue still. That’s the only reason for one less star.
I am satisfied with my apartment. Good maintenance and helpful personnel. Negative thing is that there is no gym in the amenities (for free) and also that we do not have a terrace in our building for barbeque.
no smart locks, no nest thermostats; the lobby/halls are blindly bright at night, and generally the whole place needs a modern refresh; would add that there are only 2 computers for residents to use to print & management allows 1 woman to constantly take up the computer and refuse to leave as if it’s her personal desktop for hours on end
Really enjoyed the entire process of renting an apartment at Watermark. Stephanie was amazing in guiding us throughout the entire leasing process - she definitely was a factor in us choosing Watermark! The lobby and corridors are clean, apartment interiors are new - no complaints at all!
It’s been a good experience until now, the management office personnel and reception staff are very helpful and friendly, the building is clean and well decorated
Apartments are large and spacious. Parking is reasonable and the lobby is clean. My favorite part is that they have treats for my dogs, and is located very close to the Kendall T stop and nearby grocery story.
Location is great, building is very clean, and the maintenance are very responsive to issues. The rooms are also really soundproof (not the hallways as much), and there's great airflow.
I've been mostly satisfied with my stay here, but there are a few areas where I think improvements could be made. On the positive side, I really appreciate how responsive the maintenance team has been when I've had issues with my apartment. They always come quickly and are able to resolve the problem. I also appreciate that the common areas are kept clean and well-maintained. However, I've had a few negative experiences as well. For example, I've noticed that the elevators can get quite crowded and slow. I've also had some issues with noise from the construction outside, which has been disruptive to my sleep. Overall, I think the apartment complex is a good place to live
I enjoy a lot living in this community for the Last 3.5 years. Staff is friendly and concierge very helpful. Unfortunately, recently the cleanning in the surroundings and inside is not as good as it was in the past, having dirty the lifts, vandalism which doesn't rely on the staff at all but mostly in the renters.
This apartment is very convenient for living. The Red Line station is nearby, as well as grocery stores and restaurants. The room is also very clean and comfortable. The air conditioner and amenities are comfortable without any trouble. It's also convenient to have underground parking. The concierge and staff are all bright and kind, so you can live comfortably and fulfilling. In addition, the common areas are cleaned every day and are kept very clean. The underground parking lot is also convenient. I'm close to Boston and MIT, and on sunny weekends, I take walks around Boston and MIT campus. Recently, there is a lot of construction work going on around the area, so the noise from early in the morning is a bit of a problem. It's also a little inconvenient to get in and out of the parking lot.
Wonderful overall, the building is well kept and we like the front desk staff. I wish the elevators were more reliable and had hoped the building would adopt the compost offerings of the city

It is a great complex to live, well connected and peacuful. Concierge staff is very friendly and Kind. However, when it comes to maintenance, in specific lifts, it has a big opportunity for improvement. Recently one elevator stopped for almost 5 days, including a weekend, and response was "we are so sorry guys", even it took around 10 min to go up or down
The living environment is excellent. Very comfortable inside even when it is cold outside. Well equipped kitchen, bathrooms, etc. Convenient to grocery stores and restaurants nearby. Close to subway station for easy access to work.
Amazing place, with great views, and a great location! The place is great for pet parents as well. The building is well-kept. A number of supermarkets around/one train ride away. It has been a pleasant experience so far.

Great place to stay. Not too far from the city of Boston and the beautiful river walk. It’s convenient location with many restaurants around, makes it a sought after and ideal place.
I've lived here for half a year now, and I absolutely love this place, convenient and safe. Moreover, the office and concierge staff are quite friendly and helpful. The location is excellent, 3-min walk to Kendall T, and only steps away from a lot of amazing restaurants. The only complaint I have is that it seems lacking entertainment equipments. We do have a gym on the second floor, but you have to become a member to use the equipments. It'd be great if there're more free equipments in the building, such as billiards and swimming pool.
Wow! That is the reaction i get from every guest when they come to visit my place for the first time. Perfect Location - Located at Kendall Square, one of the best squares in greater Boston, lot of good restaurants, MIT school, Subway and mall walking distance. In addition to the great location, Watermark East offer very modern, clean, cosy and beautiful apartments. Terrace view is unbeatable to spend the time reading book or simply enjoying the view. Also a good Gym with special discount for residents.
