The Watermark apartments in Roanoke can't be beat! The staff, maintenance crew and neighbors we've met are all so friendly and helpful. Any problems we have had are quickly resolved, and the staff stays in contact with you throughout the process. We love being so close to the main street of Roanoke - we can walk to so many wonderful shops and restaurants! The community itself is very clean, beautiful and quiet. We appreciate the lake in the middle of the property and the onsite gym. These apartments are a great spot for anyone looking in this area! I would highly recommend Watermark.

I absolutely love my apartment at Watermark. It is the perfect location so I can walk downtown Roanoke, shop in Southlake or Tanger Outlets, and about 15 minutes to downtown Fort Worth (using the express lane of course). My neighbors are the sweetest and have lived here a long time. I was able to bring my sweet labrador "Lady" and she loves our long walks around the beautiful pond. In the short time we have lived here she already knows we can walk to the office and where they stash the doggie treats! Lady and I couldn't be more at home here and we plan on staying a long time.

I've lived in two separate MAA locations for the past 2 years, and never encountered an issue until this week. I am a resident that causes no issues to my neighbors or the complex. On the 4th of July I decided to have some friends as guest at the pool. Along with other residents that were that at the pool, I had more than 2 guest with me. Five hours after having been at the pool, causing no disturbance or harm, i was told my guest needed to leave. I asked if there had been a complaint, or if we were disturbing anyone and I was told no. The property employee proceeded to tell me police would be coming by to do a pool check. (Never have I seen cops come to the pool for the 10 months I have lived here, as I have a pool facing view from my balcony). I proceeded to follow the property employee into the front office to make sure that I was not in the wrong, and I was greeted by two police officers and another property employee. With no reason other than there have been complaints about large parties at the pool in the past, I was told once again my guest needed to leave. I have never posted a complaint about watermark or MAA, and have been quite pleased with the service I have been given. I can no longer say that and this was enough to make me do so. I have used the pool twice before this incident, and I will not be returning. I will also not be renewing my lease. If are looking to move into a complex in hopes to have guest join you at the pool, I would look elsewhere. Watermark should be embarrassed, and I feel bad for the police officers that had to waste there time that evening. They mentioned guess it was silly they were there. They were right.

Agree with previous comments titled "Poor Management" Additional comments. Single wall switch in room does not allow you to turn fan on or off. Annoying mainly. Walls are thin. I could hear conversations from neighbors day and night. Apt allowed a renter with a large dog to move in above. The dog ran around at all hours of the day and night. Bugs. Trains. Covered Parking $$ and the water sprinklers spray your car every other day leaving water spots. Thx. MMA Connect $$ - even though you do not use it. Your deposit is only provided to cover their 'back loaded' bills when you move out. Plan on getting nothing back. Also APT will charge you for a carpet cleaning. Odd I would have thought that to be already included in the rental charges. This was my second time to rent from Watermark. First time was a way better experience. Will look elsewhere if I need an apt again in Roanoke.

Once you view the model that is not necessarily what you will be moving into, they have upgraded some but most are outdated with mismatched appliances. There are no ceiling fans in the kitchen, dining room or living room. So expect higher bills because the nearly 20-year-old AC has to work harder and longer. Watermark has an infestation of Silverfish throughout the complex (so be prepared to spray everything you own and kill bugs daily). If you are a light sleeper this is not the place for you. There are extremely active train tracks 100 yds away from the complex, you will hear the train blowing its horn every day, multiple times of the day, all hours of the day and night (even as early as 1am, 3am, 6am), holding on the horn for 3-12 seconds each time, multiple times in a row. It will wake you up, it is annoying and highly excessive. Expect to pay extra with your rent, water and renters insurance: Pay $40 each month for charter cable (rather you want it or not) Pay $4.99 paperless bill or $1.99 paper billing each month (paper bills cannot be paid online) Upon lease renewal - The month after you give your 60 day move out notice you will automatically have to pay $150 and a $1.95 move out charge (before you move out/ the month after you give your notice). This is called their “Express Cleaning Fee”. Also be aware the city of Roanoke uses recycled fracking water. Don’t make the mistake I did in moving here. I trusted another websites reviews, just to find out that the employees manipulate that site with fake reviews along with the other 2 complexes they manage in the city of Roanoke.
This complex is just the right size and not one of those impersonal behemoth of a mega-complex that are getting to be all too common in DFW. The staff has always been very friendly and helpful. Free light bulb replacement might seem trivial but it sure beats having to drive to Home Depot (even though its close by) and get one. Bigger service calls were handled quickly. Clean grounds, friendly residents. Rec Center right next door. Great dining choices just a few blocks down. Great location overall with one downside, the train line that runs along 377. The trains can be quite loud at times and at all hours of the day - not incessantly, just periodically at any hour of the day. I've been here 2 years and would stay for a 3rd if I weren't moving for a job.
The location of Watermark is one of its most attractive attributes. If you enjoy visiting or work in Southlake or Grapevine, or have family that lives in Fort Worth, Watermark allows you to have the best of both worlds without living in the hustle and bustle of the city. Literally right down the street from downtown Roanoke, Watermark is less than ten minutes away from prime shopping and dining. The effort to create an aesthetically pleasing environment is apparent, and well maintained. Waking up in the morning, looking out your window, and feeling like you live on a resort rather than an apartment complex is unparalleled. Designing the complex around a beautiful pond and an incredibly exquisite pool is genius, and largely why Watermark does not feel like an ordinary apartment. The staff is great and extremely helpful. Apartments here go quickly, but if you can secure one, I highly doubt you will be disappointed.
