Property Ratings at Waters at Barton Creek
In the past 2 ish years they have gone through like 5 management companies then decided to do it themselves, but it wasn’t good. Starting with asking us to bring in a copy of our lease… because they can’t find them? If you were unlucky enough to not save a copy yourself, then you’re out of luck, since before our lease was stored on their portal that was managed by management company 3? Then it no longer worked when they left. There was then a month of rent that they said we didn’t pay when we did. They said nothing about the ‘missing’ rent for months and when they did they tried to tack on an extra 500$ late fee. This is after going into the office multiple times THAT month to ask if they were going to charge us rent for that month. Looks like it happened when management company 5? Was being kicked out? Had to go into the office multiple times months later to get this resolved and it turned out it was their mess up because they never actually charged us rent when we submitted our payment information, and finally getting that bogus late fee removed. The apartment themselves were ok. They had their issues here and there but so does any older building, so that’s forgivable I guess. Weeks after moving out we still haven’t heard anything a out our deposit. The people at the office are good at emailing in a timely manner when it’s their turn to ask us for something, like proof we paid a deposit, and when we send it in, they stop responding. Par for the course I guess for our last month-ish there.
5 management changes in 2 years. Incredibly poor bookkeeping. Get used to going to the bank and not knowing hire much rent and yeah and pest control will add up to.
Living here has been great, if I was not leaving for business I would be staying. I was pleased with how quiet the community is, never had any issues with crime or parties. The apartment itself was so spacious and everything worked great within it. Not to mention how great the ammenitys in the clubhouse are, it offers a gym and one of the best pools ive seen... oh and dont even get me started on the location. it has been great and easy to access stores, trails, fun things to do, and it is a great school district (Westlake) if you have a family.
In the past 5 weeks the water has been turned off for “emergencies “ during the day. My guess is that management is trying to conserve the amount of water used since our water price is a fixed rate. Gym has been closed since we moved in. Office is closed unpredictability (ie you get a few hours notice that it’s going to be closed for a long weekend)- no bueno when that’s where you need to go to get your packages since the parcel boxes are broken . Despite requesting to have them looked into fixing , nothing has been done. Fees, fees, fees. Check how much you’re being charged. Keep close track. I can’t count how many staff I’ve seen working in the front office since moving in. I think the average turnover time is 1-2 weeks. Keep getting emails offering money off my rent to pay early—is our building in financial distress ?
My husband and myself spent all day Saturday looking at places to live. We stopped by Waters at Barton Creek to look at an apartment. We met with Nancy who said she was the manager there. (Not sure why the other reviews say there isn't any management?) She was really nice, very helpful and showed us around. We looked at a huge apartment that had a great view and a ton of windows. The manager was really helpful and answered all of our questions. The price is not bad for the size of the apartment, now we just have to figure out what we can do price wise. Definite Contender!
I went out apartment searching just for the heck of it. I found this place through google maps. I've passed by this place numerous times not knowing Waters at Baton Creek was here. It's hidden. It's tranquil, secluded and peaceful. The office staff is so nice and was ready to put me in an apartment. If I was truly looking for an apartment, I would definitely lease here. ??? Don't take my word for it. See for yourself.
I love living here! My apartment is quiet and my dog does not hear the neighbors so he is not barking all the time. I have a great view of the city from my balcony and I can get to work in about 15 minutes. The ladies in the office are really helpful and I have never had to wait to get something fixed in my apartment. Maintenance guys are awesome! I met the owner the other day and she really seems to care about the residents and what they need. I know she is here all of the time. The price might be a bit more than I wanted to pay but I live in Rollingwood and it is worth the money.
Having lived here for the past couple of years (moving for my job now), I'm really happy with everything here. It's only a couple of minutes from downtown (almost no commute), but really doesn't feel like it because it's very wooded and away from the main road. The property managers on-site now are good people and they are always super nice to me. Check out this place if you're looking for a solid apartment.
I have lived at the Waters at Barton Creek Apartments since January 2019 and will be moving out in October as I'm moving out of state. The apartment complex is a great location as it's 2 miles from downtown Austin, less than a mile to Zilker Park, and is reasonably close to the Barton Creek Mall. In addition, Trader Joes and Randalls are a mile west of the apartments. The apartments are tucked into the trees at the intersection of Mopac and Bee Caves Rd. Mopac is extremely convenient for heading North to the Domain or South to go to Target and the 360. My one bedroom apartment is spacious and comfy. I think its approximately 700 sq ft, but not sure. The bedroom is large and the walk in closet has washer & dryer hookups. There is also a washer and dryer room on the premises. I like the set-up of the living room and kitchen area, there is a fireplace, and an outside patio. There was a slight hiccup during my time here as ownership change property management companies 3 times from late June to early September. However, Mimie (an owner representative) and the now full time office staff have done a fabulous job during the transition period. The maintenance man, Arturo, is always on top of any maintenance issue. For example, my air conditioner dripped condensation into my shower tub and he came over the same day to fix it. Subsequently, the water heater went out one day and they were able to get a repairman over immediately to restore it. Overall, I've had a pleasant experience living at the Waters and would live here again if I ever move back to Austin.
Potential renters - be advised the whole complex needs new roofs (Angela told me these are the ORIGINAL ROOFS from the 70s!) - I advise you wait until this project is complete to avoid the headache I'm currently facing and to skip the noise/frustration associated with roofing construction which will take weeks once they finally start. I've lived here almost exactly 1 month. In that time we have gone multiple days with 0 hot water and I had a leak start in my living room (due to a bad roof) on 4.7.19. This was reported the same day and now as of 4.24.19 no repairs have been made. I came home from work today to find a piece of the ceiling on my floor and a constant drip with today's rain. I have been extremely patient with management but I have to advise anyone looking at this property to stay away as this is completely unacceptable. I should also note that it is obvious ceiling repairs have already been made from previous work done in this exact same spot so this has clearly been an issue for an extended period of time. I will update this review when repairs on the roof are complete or after I move out.
If you're planning to move here, be prepared for weekly water issues. The complex is on a central boiler system, and every time a repair is needed in a unit, or on the boiler, which is weekly, they shut off the water for hours. Additionally, for the last year, there has been hot water issues. We'll go days without hot water. Nothing like a cold shower in the winter! When there is hot water, you will spend all your time in the shower adjusting the temps from ice cold to boiling hot which is extra fun when you have soap on your face. Consider yourself warned.

This complex used to have a competent staff. The new management company has fowled up so many simple things I seriously think an untrained monkey would do a better job. Maintenance requests go unresolved for weeks, hot water is off for days at a time. We've even had to go a few days without any running water. Terrible is to nice of a word for the new management. If I could I'd rate this place zero or negative stars.

We moved here in August 2015 and were told that our apartment was going to be cleaned, the carpet would be replaced and the sinks and tubs would be replaced as well. When we arrived with the moving van the apartment was filthy. Food from previous renters was still on the countertops, the carpet wasn't replaced nor the tubs and sinks, those were just repainted to look new. Summer 2016 rolls around and we mistakingly renew the lease because we love the location and our kids go to school in the district. Now the real issues start to occur. Our A/C starts going out resulting in high electric bills starting in June. We conveniently had out of town guests each time the A/C went out. After only patching the unit for three months do we finally get a new one. The one they took out was extremely old and extremely rusty. Then the water in the complex starts having issues. We deal with low water pressure and barely any hot water. 2017 we have had continuous water shut offs from 9am-7pm. Probably a total of two weeks no water yet my water bill hasn't reflected this at all. The week of spring break an excavator shows up for the entire week right next to out apartment. Six parking spots are roped off for a month. Water is still turning cold and pressure is still weak. There are men working outside of my back porch continuously. Not to mention that when the workers were done a ton of mud and dirt was left in the driveway not cleaned up. To this day we still have bouts of cold water during showers and baths, just last night my seven year couldn't bathe because the water was cold. Then the work knocked out both of our toilets and they ran all night. When we called the next day we were told that they probably couldn't fix it that day! The company could care less if me or my kids used the bathroom. The company that owned the complex couldn't care less about its residents. They recently sold and we tried to work with the new company about getting out of our lease and they as well could care less. The office staff has changed 3 times before this new company which to me is terrible turnover. I would never recommend living here. We are still experiencing low water pressure and bouts of ice cold water when you bathe and shower. Maybe if the complex would've been willing to negotiate our lease I wouldn't have to write this but that was just the last straw. I hope this helps someone and I truly feel for all the residents who are living here and having to deal with all this.

Windsor at Barton Creek is an older complex, but it's a nice respite. It's pretty close to downtown Austin (5 min without traffic), and it offers access to both MoPac (when traffic to downtown isn't awful) as well as Bee Caves and Barton Springs Road (for when traffic is terrible). However, it's covered with trees and it really feels like it's away from the city. More importantly, the apartments are sized well, and the staff (maintenance and the front office) are all very friendly and helpful.
