Located along Onion Creek, Bluff Springs is home to the Onion Creek Metropolitan Park, a 555-acre regional park that offers plenty of scenic hiking trails, as well as the Onion Creek Greenbelt, which also has hiking trails, picnic areas, and a playground. Onion Creek meanders up to the sprawling McKinney Falls State Park, where visitors find waterfalls, hiking trails, campgrounds, and fishing areas in addition to the renowned Old Baldy, a cypress tree that’s more than 500 years old.
Southpark Meadows, the largest shopping plaza near Bluff Springs, is located along I-35. This plaza includes an array of national retailers and chain restaurants.

Property Ratings at Waters at Bluff Springs
Go the actual website and read the reviews. I've been a tenant here for 3 years. It's infested with roaches, and mold. There constant vandalism. The New management is not doing a good job here.
Our kitchen ceiling leaked water for weeks with no response from maintenance (this was never resolved before we moved out). My catalytic converter got stolen from my car twice because the front gate was always broken. Dog waste bins overflowed until dozens of bags were piled on the surrounding ground. The pool was closed for months on end because no one would clean it, and the water became a hotspot for rot. The grass was pitted with two-foot-deep holes that caused me to fall multiple times; we had to stop using the dog park because my dog tripped in one such hole and ripped her nail out (resulting in an emergency vet visit when she wouldn't stop bleeding). The staff won't return a single one of your emails, phone calls, or maintenance requests. I could go to the front office five times in a day and find it locked with no one inside. I have never felt so uncomfortable in my home—not just because the staff was hostile, but because they so clearly didn't care that real people lived here.
I just moved in this place last Friday and so far, I absolutely love it. The application process was super easy. The manager, Alyssa went above and beyond to help me out since I was still in CA. She made the process very easy which was great since I was already overwhelmed with moving stuff. I love my apartment. It is very spacious and bright. I am totally in love with my walk in closet and the storage on my patio. Hopefully this will be home for me as long as I live in Austin.
My wife and I moved to Austin from out of state. We found the Waters at Bluff Springs online and contacted them. They were so friendly and I believe they went above and beyond to help us find us a new home. I have been around for a while and I have never had anyone in their position do for us what they did. They definitely took some of the stress away from our move and I want to thank them very much. Jackie was a lifesaver. The apartment is very, very nice, the grounds are very clean and the tenants that I have met so far are very friendly. Service is not just something they talk about, it IS what they ARE about.....
In all the apartments I've moved into over the years, this is by far my favorite complex. The staff is very friendly, even the residents work together as a real community to make this place like home. The constant involvement between the residents and staff members is an everyday thing. The kids all are always entertained, and pretty sure the activities coordinator knows just about all their names. It's nice to have someone care so much as to wanting to get to know the children here and make it a fun, safe environment for them. This really feels like home for me and my children, and we are looking forward to coming up some more Puerto Rican rice for the next community gathering, and having a fantastic time.
I been living here less then a month and I love it here, I sub-leased a apartment and I took as is. There was a lot to fix but the staff in the office was on it they say it will be fix that day, and it got fixed. There are issues with water bugs and hornets by there is a spray every month so its good, they also have security and secured gates and guest park outside the gate so residents can have parking. Its great I love this place and its less then 5 minutes from my job and near everything!!!
We have only been here for 4 months but so far everything has been amazing, facilities are well kept and the unit its modern and efficient as well as inexpensive. Many green areas and sufficient parking and well protected, and super pet friendly.
I love my apartment complex. The grounds are very well kept. The staff is absolutely amazing. The always bend over backwards to take care of what you need. I have a large 2 br/2bath on the first floor facing the greenbelt. There is no pet rent.
The experience here for a first time renter is pretty awesome because of honestly the hassle free process. I am currently 19 years of age with a 8 month old child and wife and I never hear myself stressing about the apartment. If maintenance needs to be done it is honestly dealt with like it was never a problem. Now a thing that really hurted the 5 star rating was the security guard this complex hired. She needs to learn to treat us all like humans and not judge certain people because of appearance. I don't want to get into to much detail but hopefully management will see this and keep a close eye on her. Payments here are not to expensive and actually lets me buy my daughter pampers when needed, unlike other apartments that needed a lot of work done and wanted to charge $200 more for a one bedroom. The community gatherings are a big PLUS and I think every apartment should do this and get to know their residents. I really think parking should be enforced harder, sometimes my wife has no parking because everything is tooken by non residents and she is forced to walk a quarter of a mile with a 25lb baby, a diaper bag, a purse and occasionally a few grocery bags when she could park up close, and when we do complain about non residents the office does nothing about the situation. So there you have it, hope that this is helpful and will be passed along to other apartment complexes. The DETAILS matter.
Decent complex. Management has changed since we moved here 6 years ago and it's not kept up as nice as it was when we moved in. Office staff are average. Maintenance staff respond pretty quick to fix issues..
Moved here for school as a non-traditional student loved the place it isnt the fanciest place, appliances are dated but apartment is great, grounds are great very family oriented, activities daily. Dog park is convenient and the staff was really great with our application process and move in.
The apartments are spacious, and the rent is comparable to surrounding complexes. However, the services offered here are wonderful. We have washer and dryer connections in each apartment. Maintenance and pest control is free. Pets are SUPER welcome. I've been running in our, several acre, manicured lot, which is right next to our dog run and garden. I have a pretty sizable porch to boot. The ceiling fans provided in each room keep the costs down in the summer and we have community events nearly every 2 weeks. Plus being on a first name basis with the office is really pleasant. We're extending our lease at the end of our term, which is what most of the tenants do.
The Waters is a great place for the price. It was one of the cheapest two bedroom apartments that I could find in Austin that was not a complete dump. Parking is limited and guests need to park out side the gate after 8pm. The management is very friendly and helpful. Mantinentance requests where handled promptly and the pool was kept fairly clean. I would definitely recommend this complex if you are are looking to get the biggest bang for your buck.
