Round Rock is a vibrant suburb within 20 minutes’ driving distance of eclectic neighboring Austin. Round Rock is a rapidly growing suburb for good reason, boasting numerous tech offices, recreational venues, shops, restaurants, and apartments within its city limits.
Round Rock is home to the Dell corporate headquarters, in addition to IBM and Samsung offices, providing job opportunities and short commute times for many residents. There’s plenty to see and do in Rock Round outside of work too. Attending Round Rock Express games at Dell Diamond stadium is a favorite local pastime, as well as perusing the great deals at Round Rock Premium Outlets and La Frontera Village. Old Settlers Park, Play for All Abilities Park, Memorial Park, and Meadow Lake Park provide ample opportunities for outdoor recreation in town as well.
The city is known for having a wide variety of fantastic restaurants, from delectable donut shops to fine international cuisine and everything in between.

Property Ratings at Waters at Sunrise
There was no management staff for months and during this time I gave my notice 90 days in advance and signed the sheet in the office stating I will be moving. The sheet was not put in my file, therefore, I was told it's not accepted but I do have my email giving notice and another email from the temp staff asking me to come to sign the 60-day notice. I responded and went into the office and signed the paper. Now no one wants to resolve this with me. I went into the office again with my proof and the assistant manager had my emails and said it was the manager's decision. I emailed the manager and still no response. I was threatened that I will be charged fees though. I gave my written notice and went into the office to sign the form. Think twice about this place, it's dirty, the gate has been broken since 2017, the pool has been broken for 3 yrs since covid, the kids run around the parking writing on cars, the trash dumpsters are always a mess, and things do not get fixed properly in the apartment. I am still trying to contact someone higher up and have left messages. No respose it's been almost a week.

The seemingly clean exterior; and initial impression of new and modern units seems might catch you at first. The promises of decent move in specials and a relatively low rent (especially with water being included!) But after you move in, you may start to realize that the quality of the apartment isn’t exactly what you’ve realized. The laminate floors are warped and chipping. You can see Sunlight gleaming around the edges of your front and patio door. The thin walls do very little if you’ve got neighbors who enjoy listening to their music above a casual volume. I’m not exactly who’s to blame, but the trash cans regularly over flow, and there’s been many a times I’ve have trash or gunk just left on my buildings stairs for days at a time. If you aren’t a fan of children, you’ve been warned (I don’t personally mind). There are several groups that roam and ride around the property, you will hear them laughing and playing outside, and occasionally hear a family member screaming to get their attention from a balcony. Occasionally they do cause a ruckus, there was a “mud-war” a few months back, which Management did cut short and attempt to clean up. Parking is an absolute nightmare. You must register for visitor parking, and it will cut you off after a few days. And that’s if you’re lucky enough to even get a spot to begin with, because it fills constantly, despite the ample resident parking spots. All in all, if you’re looking for a place that’s in a decent location, won’t completely break the bank, and you can endure a smidge above average inconveniences, you can try your luck here. But I’m positive you can easily find a better place to live for a year.
Renter beware. I moved here a year ago and it has turned into be very ghetto in the one year I lived there. The only good thing is the maintenance is very prompt and Gary is a very hard worker. I had switched jobs right before I moved and told Lori the assistant manager about that and she said no worries when you renew we will work it out. It turned into being an issue where since I didn’t disclose my new job (which I did) that I made to much to qualify not to much to stay there just to much in the first place. Giving me 30 days to find somewhere new. There are tons of unruly children, the cops are there all the time, there was even a shooting. Take your money elsewhere. To bad it didn’t stay like it did when I moved in.
I repeat do not rent here the office staff is horrible. At move out they charge you for what they want to not even what should be charged per lease they charge to replace the carpet which should be done anyway by apartment complex when a person moves out. Horrible horrible horrible office staff calls and harress you about noise that you are not even making. I would not move here the price is ok compared to market but I have had the absolute worst experience in my 6 yrs rental histoy at this apartment complex. DO NOT DO IT I AM WARNING YOU!!!!
