The quaint village of South Lebanon is just outside of Cincinnati, with easy accessibility to Dayton and Columbus. Settled in the 1790s, South Lebanon was actually called “Deerfield” – but eventually renamed because of its proximity to Lebanon.
Located off I-71, residents enjoy the convenience of a Kohl’s and Target nearby, along with great local restaurants such as Chubby’s Pizza. Many parks are in walking distance of each other and include Rogers and Oeders Park – both with river views – plus Spicer Memorial Park. Property Ratings at Water's Bend
I lived here and it was a nightmare! The previous property managers had been great to work with. The new one is terrible. We had multiple (yes multiple) fly infestations. I'm talking 50-100 house flies would appear in 24 hours time. The pest control person would just spray and tell me to vacuum. The property manager was uncaring and condescending every time I tried to resolve the situation. I knew they were coming in from somewhere, but neither the pest control person nor property management seemed to believe me. We did NOT keep any doors or windows open. The final straw was a huge infestation of maggots, at least 400-500, that came up through the ground. They would not send anyone that evening, as it was close to office closing time, and they said pest control only comes twice a month... and their next date was not for over a week. So, they thought it was acceptable for me to live with hundreds of live maggots crawling around my apartment. That is NOT ACCEPTABLE. I spent hundreds of dollars to kill, clean, etc these pests. Low and behold, after telling me many times that is was me, and not the building, they FINALLY found that they were laying eggs under the ground and there were huge cracks in the foundation (we were on ground floor). Even after maintenance tearing up my living room carpet, badly cleaning it (I hired a company to come and clean it myself), and supposedly "fixing" the problem, I still had issues. I tried to work with the property manager to move to another unit, break my lease early, etc, and he could not care less about helping me. I finally moved out early, and gave 60 days notice, but they did not even attempt to find a new tenant for my apartment, and I had to pay out the rest of my lease. No compassion or caring whatsoever from the office management.

First and foremost, Water's Bend takes pride in our customer service and appropriate response to residents. The individual noted did not have an attitude that represented our community and is no longer with Water's Bend. We also take health and safety very seriously. While there is a routine extermination services, we do provide urgent services for immediate needs, such as maggots. We have records of this service and the treatment to remedy the problem. I miss the view from my apartment at Water’s Bend everyday! I’ve lived at a handful of apartment complex’s in Orlando, FL and although nice enough the staff was never as willing to assist as Water’s Bend. Within the area there are a ton of “luxury apartment” options but Water’s Bend is one of the few with actual granit in the kitchen, higher end cabinets, and a clean, spacious, gated community. We adopted a puppy while we lived there and the trails, hills, and creek were all a favorite for our pup I’m sure she misses exploring the grounds or playing in the dog park. The location could not be more convenient. You can jump on 71 faster than other complexes in the Kings Mills or Mason area. The Target, Kohel’s, two Starbucks (and now TJ Maxx) on front couldn’t be more convenient. In the end we ended up wanting to move based solely on wanting an attached garage, but we loved our apartment and would be back if our situation changed.
Water's bend has just being the perfect place to be... You get what you pay for.... The community is beautiful, they really do a great job keeping the complex nice and clean, they do a great job with landscaping, taking care of the pool and all public grounds. I live on a third floor and can barely hear anything from people below or walking around, sometimes I feel there is nobody else in my building (which is not true LOL).... Traffic around is nice, it's really easy to get around, Target, Kohls, Dollar Tree and more (and soon TJMaxx) are within 5 min walk, which is great. Maintenance team is FANTASTIC, those guys are awesome, they fix any problem you have ASAP! Never had an emergency but there is being times when they come just a few minutes after I put in a request. Needless to say, the apartments are super nice in the inside, the club house is beautiful and management team is also good, even tho there has been a lot of 'rotation' of people and that causes delays in some stuff sometimes, but nothing that really affects your living within the community. Absolutely recommend this place to anybody looking for a relaxing and safe place to rent in the area.
These apartments are very well kept apartments! The only major complaint I would have is the issue with the upstairs neighbors they are very loud! The only other thing that I would probably change is to give the residents more choices when it comes to Internet and cable if able! But the staff are very friendly and helpful and will do there best to help you!
Living here is such a blessing we have to worry about nothing ! Everyone here is so sweet and help you in every way ! I am staying here and never leaving ! When you need something done it gets done and they make sure you are satisfied! We have a pool tanning bed , gym free ! We have dinners on different occasions all free ! It's like family I really love it here ! This is really a wonderful place ! Thank God for you all !
Water bend apartments are wonderful! They are very well taken care of by an amazing staff and maintenance crew. The apartments are clean and up to date and very pretty. Never have a problem that the staff won't work very hard and efficiently to fix in a very timely manner. I love my home!!! It's wonderful here and I don't plan on leaving for a very long time. Not to mention we have a beautiful pool and clubhouse and the party deck with grills is so nice!
Ohio always been my Home. I move from Shreveport,Louisiana on May 2014 to this Beautiful Community which is called Water's Bend Apts. the Leasing Staff from Managers and their wonderful Maintenance Crew Are Awesome.!! The very first day in moving in I was welcomed with open arms. After a few weeks on where I walk my dog daily 3-6 times a day I had introduce myself to my neighbors. Everyone have made me so welcome which was a beautiful feeling. We are just like FAMILY. So I'm proud to say we welcome everyone who wants to live at Water's Bend Apartments. Debbie Robertson.

My wife and I lived in one of the 2 bed/ 2 bath units for over a year. In all of that time we only had the basic minor issues (our patio door would whistle in strong wind). Apartment: The apartment was beautiful for the price. Granite counter tops, dark wood cabinets, and nickel finished handles all made the apartment feel high-class. Garden tubs are awesome, AC unit is adequate( we had vaulted ceilings on the top floor so it took a bit more to cool it down, and we played with the vent openings to get each room just right). Glass-top stove and all the other appliances are new and very nice to use. My only complaint would be that the breaker for outlets/lights was 15 amp (and if I had all my tech stuff on [computer, tv, speakers, xbox, etc.] I would sometimes flip the breaker). Amenities/Grounds: Pool was also clean (and usually packed with other residents). Grills were also well maintained (gas ones at the pool, charcoal out by the gazebo). The views are also very nice, as half of the community is set up on the side of a hill (giving a nice overview of the area). Roads and sidewalks were well maintained and kept clear in winter. Office/Management: I didn't interact with them much (as I didn't have any problems and frankly I am a loner) but when I did they were always pleasant and attentive to my concerns or questions. Overall: I moved away for work, and miss this place as it was a great community to live in. If I ever find myself back in the area and looking for an apartment, I will be stopping by here first.

I was totally impressed with the excellent service and assistance of the staff at Water's Bend. Making a transition can be difficult, but not with the management at Water's Bend. It was seamless and easy! I highly recommend that you look at these beautiful apartments and meet the helpful staff if you are search for a place to call home!
