About Water's Edge Apartments
The Water's Edge Apartments management team is here to aide you in your search for your new home. We invite you to contact our community for more information and to schedule a personal tour of our beautiful community. Apartments are located in a secured building that during certain hours the doors are locked and only card access will open the doors. We are located right next to Kellogg Creek so some of our units do have a wonderful view of it. We do also offer a Sauna and small fitness area for all of our residents to use.

Settled in 1847 and named for Milwaukee, Wisconsin, Milwaukie combines art, history, and nature with a fun and funky attitude. This terrific city sits on the southeast side of Portland and it offers a friendly atmosphere with a strong sense of community. The first settlers to arrive to the Milwaukie area, brothers by the name of Luelling, were orchardists who later developed the Bing cherry. In addition to this sweet claim to fame, Milwaukie is known as the Dogwood City of the West. For those who want to explore the town’s fascinating past, the Milwaukie Museum highlights the town’s history and is a historic building in its own right, a farmhouse built in 1865.

Love the community and layouts are super spacious!!! Bathrooms in every room. Top floor is two story town home style.. 1st and 2md floor are spacious flats, both bedrooms have bathrooms.. town homes have 2.5baths.. unique layouts… beautiful forest on the back side with a creek.. next to shopping and max station! Management team is the best I’ve ever rented from! And the owners keep the rent as low as they can… and that is greatly appreciated!!! Property manager and maintenance are always suuuuper quick to respond and fix anything that’s needing repairs 10/10. After moving in We referred two friends and some family to live here too! And they love it as well!!
We lived her for a year. When we moved out, it was more than a month before we received our final accounting and deposit back. It was another month before I was contacted and told that I had a balance owed (that was supposed to have been taken out of my deposit, which they missed). 3 months after that, with no contact whatever so ever, no statement balances or notices, I received an email demanding I pay the balance today or be reported to collections. The place is old, unresponsive to requests, and unsafe. Our 2nd floor balcony did not have a door that locked, or screens that fit any of the windows, and we have a toddler who we worries about constantly.

I am sorry that your experience at Water’s Edge was not a good one. According to our records, your final accounting was processed and mailed within the 30 days required by law. All of our residents are responsible to pay rent up until the day we receive keys. We would love to address your balance owed if you would like to reach out to us in person. At Water’s Edge, we look at reviews such as yours as to where we need to improve. As you know, we are replacing the siding, balconies, and patio doors. We are under new management and working hard to address all work orders in a timely manner.
Unfortunately, this is an unsafe location for how much they charge in rent and the increases rolling out to all residents. My neighbor has had their cars broken into FOUR times in less than a year. The landlords do nothing but say "it's not our problem." It IS your problem when you don't have a safe, secure place for your residents to park their cars. In addition, management has changed three times in the last 6 months and the building renovation has been a nightmare that's taken over a year on a siding project that should be 2 months maximum if done correctly. If someone from the city came to inspect the work I'm sure it would not pass. If management isn't interested in keeping tenants and their property safe, you know they aren't interested in doing quality work on the building itself. Look elsewhere if you value your money. You'll spend most of it fixing your vehicle after its broken into time and time again.
terrible management. poor up keeping in and around the properties. mice and a bad oder fill the hallways. Kelly, the manager stays in her office all day doing "busy work". she has no concern for the tenants and is quick to give fines out.

First we would like to commend our Porter and Maintenance Tech for keeping both Interior/Exterior of the community clean and safe for our residents. The wonderful hall fragrances are courtesy of FreshAire, we especially enjoy the seasonal fragrances. As a productive Business Manager for our community I do spend a great deal of time in the office and enjoy being available for our residents. All residents are given a friendly reminder prior to any official noncompliance notices/fees, in hopes they'll comply with the community rules which are enforced for the safety of our residents. There is a significant difference between a resident with a problem and a problem resident. We are proud to say how much we appreciate our fantastic residents and their do diligence in the community rules. We wish all parting residents goodwill in their new adventures.

Only residents that continue to violate their rental agreement receive noncompliances which incur fines, we always send out friendly reminders first in hopes the individual will make things right by following the community rules, as all of our wonderful residents do. We have amazing residents here at Water's Edge and a diligent staff, our fist priority is our residents.
I moved here from out of state for a new job and had to find a place before moving up here. I called Water's Edge to make inquiries and Kelley, the Property Manager was extremely informative and helpful. She really worked with me, sent me pictures, and all paperwork. Kelley made the move a very smooth transition. When I arrived, Kelley showed me my new home and I was pleasantly surprised at how clean the place was. New carpet and fresh paint upstairs and a very thorough cleaning of the kitchen and bathrooms. Any maintenance issues are addressed immediately. Kelley makes herself available, even after hours and is always pleasant, even when we tenants surely drive her crazy! She works hard to make sure the tenants are happy and taken care of. Kelley never hesitates to make sure the tenants follow the rules and regulations, which is Much appreciated! Kelley is by far the best Property Manager I have ever had the pleasure of working with. The complex is small, which is nice and overall a quiet community. The parking is a little funky! It is an older building and could use a few updates. The front doors could use a new paint job and the hall walls could use some cleaning, that would be my only criticism. A great and convenient location and I feel very safe here.
We recently moved into Water's Edge Apartments, we love our new apartment. The manager Kelley is quick to respond to our every need, all of our maintenance requests have been addressed with a smile from Shawn our maintenance man. We love having the creek near, it's great for taking walks with our dog. The parking is a little tight, however Kelley has expressed a solution in the works. Love walking across the street to hop on the Max, we enjoy no longer hassling with the traffic downtown. Our Apartment was the cleanest we've ever experienced. Looking forward to sitting by the fireplace this winter:)Kelley runs a tight ship here, leaving our family feeling safe at all times. Happy at Water's Edge
We are very pleased with being here! The manager, Kelley, is fantastic!! She is invested in all the residents and has done a great job of making this place a nice little community. We have found her to be very helpful, accommodating and super welcoming! The location is great too. We enjoy the smaller size of the complex and especially that it's nestled amongst the trees. We treasure our view of the creek from every window! Everyone here is peaceful and pleasant to others. It's a nice place to live. I recommend it!
The Manager Kelly is a horrible person. She is rude and she will take everything you have. I WOULD NEVER LIVE IN THIS PLACE AGAIN. Before everything was great until Kelly came along and threw everyone out. DONT TRUST HER.

We realize that Evictions are very difficult on all involved. Which is why we first try and find a compromise. However, some decide a course of action that leaves no alternative. We must respect the community as a whole. Therefore what we do for one, we must do for all. We are unable to allow a resident to continually disrupt the peaceful enjoyment of others. We wish all parting residents well in their new adventures.
After posting an honest negative review on this page, the manager text messaged me from her personal cell and called it slander. Then, she told me she is tracking me online. I feel harassed from Kelly, the current apartment manager, and my lease is up in ten days. I am still feeling harassed. I am excited for my lease to end September 30th, the lease is being terminated under no cause eviction. I lost my apartment key thursday around 6:00 p.m when I was walking my dog. I called the on-site manager Kelly hoping she could let me into my apartment. She told me office hours were not until monday and to call a locksmith. Unable to pay for a locksmith, I was sitting outside of the apartment complex when Kelly walked up with a shopping bag from 7-11. I begged her to let me into the apartment politely and desperately. She said "do not talk to me, this is not office hours. Office horus begin on Monday." I offered her money in a last attempt to persuade her to open my apartment for me. As I continued to beg "please" she kept her back turned, ignoring me, and walked inside the apartment building without remorse. As I sat crying in the parking lot, she called my phone back after changing her mind, and she charged me $25 for admittance to my own home. I have lived here for 2 years, and it was the greatest place I ever had the honor of inhabiting. During the 2 years, the managers Joseph, Christine, Michelle, and Moriah have all been wonderful. I was proud to have this apartment. However since Kelly has began managing, me and the other residents are miserable or have decided to leave. I urge you to consider your options when looking for a residence, I wish I would have moved anywhere but here.

I tried to call this morning to find out about any opening at the Waters Edge Apartments in Milwaukie, OR. and was greeted on the phone very harshly by a person named Kelly. When I tried to explain to her that I was looking to rent an apartment, she quickly said no and that they had nothing coming up in the months ahead. I felt as if she was trying to get me off the phone as soon as possible. please inform your onsite manager that this will never get any potential renters. I will be posting my feelings on Social Media as well. Thank you, Sylvia Johnson
The management is subpar, inconsistent, inefficient. Maintenance requests are futile. There is a bat AND rat problem. My clothes have been stolen numerous times from the community washing machine, and my packages have been stolen from my front doorstep.

I saw this apartment listed online and called right away! We saw the complex, talked with management and filled out our application that day. The manager was very efficient and quick to reply. I'm looking forward to making this or new home!!!
