I called earlier in the week to schedule a tour to view one of their apartments. Once I arrived a lady came to the door and asked how she could help me I told her I was here for a tour. She stated that she was sorry her and the other guy were on lunch and asked could I come back 30mins after my scheduled time! I am very disappointed!

Love how it’s close to the highway but far enough to not have to hear the noise associated. Property is well kept, quiet and being by water you get that nice breeze. Staff was excellent

Moved here in January, had consistent problems with our air not working until they finally replaced our unit in April. Our dishwasher has not worked the entire time we been here. Maintenance does not know how to fix things, they do patch up work. Parking is terrible at night.

if you come home after the office is closed then you will not have parking the funny thing is they give parking decals and say the only one that can park in the residents spots is the ones that have parking decals not true go out and see how many is parked in the residents spots with decals the ones that dont have decals are in the resident spots I am sick and tired of parking where my car is not safe or on in the grass because we dont have parking for the residents we pay to much in rent not to have parking for the residents Management knows they have been told for a long time however what do they care as long as they are getting the rent payment.

Let me start out by saying I know right now we have more to complain about than parking however residents have complained for a very long time about the parking here nothing is being done nothing nothing nothing. You come hard from a long day at work & can never park infront of where you live you drive around the parking lot like a lost puppy trying to find a parking spot to make it worse everyone but the residents are parked in here especially where the tenants are to park. The Breeden Company doesnt care bec their employees espc the property mang has some where to park screw the rest of us. Cars are being broke into because of it if it is raining me and my family has to walk further than what we live to get in& out of our own car I come out early for work have to walk in the dark to my vehicle not parked infront of my place with this strange young guy always lurking around the place & looking in cars come on for the rent we pay you can do something u dont do anything about the property or maitence at least u could do something about the parking

Let me start out by saying since the Gym doesnt have a lock or code it has become a party place & private dance studio for this group of young Adult male and females so we are paying for it but can not use it in the evening. You will never have a parking place especially after 6pm the bugs are taking over the place the property is dirty along with the parking lot and the place leaks oh and let me not forget alot of the stuff in your apt doesnt wk and when maintenance does show up they put a banaid on everything Management is the worse ever.
You best believe if I could give a one star rating to this place I would Furious is the understatement there is never any parking here complained several times nothing is ever done have told management several times everyone parks but the tenants they dont care bet you if their assigned parking was taken from them and they had to scramble like the tenants to find parking they would do something. Went out to go to work this morning and guess who had their car broken into you guessed it me why because I had to park in the grass not where I pay rent for. Bugs Bugs Bugs know one come to spray anymore since we got new mang. and dirty dirty property. And dont you dare think about going over and using the gym you pay for nothing works. Oh and dont complain about something not working in your apt. not only does it take 100 yrs for maintenance to come but then the office has the nerve to either fuss you out or want to charge you for their crap that doesnt work. this place is a joke can not wait until my lease it up
Honestly the worse place ever not being from here I didnt know any better, I can tell everyone stay away this is the worse place Management is the rudest nastiest ever they talk to you like your scum. My wife and I came in Saturday to complain about our repairs that still have not been done mind you we have a huge list. Not only was Sierra the ruidiest thing I have ever met all she kept wanting to do was talk about another resident, who we do not know anything about so why would you set and talk about that resident we didnt come in there for that we came for our own problems. The property is very fealty very unkept, nothing in the apt works, lets not even talk about the parking you never have a parking spot dont leave and come back after 6pm you will not have a spot all of these issues have been brought up to Management but all cidney and Sierra know how to do is yell scream and be little their tenants and then have the nerve to ask you if your going to renew your lease. STAY FAR AWAY FROM THIS PROPERTY

I read the bad reviews before moving. I just hoped I wouldnt experience what other people had. So far living here has been decent. It has its flaws and things do break, but its not hard to get them fixed. The leasing office is always helpful and they are always pleasant.I have never had trouble parking or with insects.I like the area, for the most part since it is at the edge of norfolk its pretty quiet. I feel comfortable living here .

Living here now. Seems like I have to call for maintenance on something every couple weeks. Had to go a whole weekend without light in the kitchen. Several days without heat because it was out of Freon. Now there’s been a big snow storm and no one from the management or maintenance has been in for the past two days. I’ve seen multiple people stuck in the parking lot, nothing has been shoveled or plowed. It’s a lawsuit waiting to happen.
I moved in about a year and a half ago. Two weeks after I moved in, the hallway ceiling began to leak. During the next months after that, one of the bathroom ceilings began to leak. There is a high maintenance turnover and there’s only 1 or 2 guys available at a time for the entire complex. Roaches are a major problem and they come in all sizes!! Don’t turn on your fireplace unless you want to choke from smoke inhalation. The neighbors are loud in the breezeways, there is always dog poop on the sidewalks and trash thrown in the parking lots. The parking spaces in certain lots are too small, then they want to enforce towing if your car is over the line. People like to drive extremely fast in the parking lots. There is no real security monitoring, cars have been broken into. There is hardly any lighting near the mailboxes. Fitness room equipment stays broken most of the time. Rent increases every time you renew your lease but the services have not improved. Can’t wait to leave!!!!

Avoid this place unless you love roaches, no maintenance when you need it, lazy managers who watch youtube videos all day (while hanging out with friends in the office and ignoring you), and water damage and mold in your closet.
This place is awful. Please and I mean please don't move here! Maintenance is pathetic, them nor the two ladies working in the rental office could careless about any issue you call them with. My sink was broken for 4 days where I couldn't cook, wash dishes etc. and it had a terrible odor. There's mold growing in my closet and my apartment is ALWAYS HOT! My A/C went out on Aug 7, 2016 and it's Aug 15, 2016 and it's still not fixed and some of those days it was over 100 degrees! Some of those nights it was 90 degrees in my apartment, at this very moment my apartments thermostat says 90 degrees and I have a 9 month old baby. I have called and called but get the run around and they never get back to me. I'm so fed up with this place. I cannot wait to leave here.
Terrible. They showed the model. Was supposed to move into one unit, but they ended up saying it was not available so they put us in another unit the same day we signed the lease. The unit we ended up again was junk. It is obvious they did not check the unit after the previous tenants... Personal items were still left in the kitchen, bathrooms, etc. Cob webs everywhere. Carpet is disgusting and coming up from the floor. The washing machine leaks. There's a hole in the wall from obvious water damage because of it. The doors to the laundry area are broken and off of the hinges. The bedroom window doesn't shut all the way. The vent is broken and closed shut. We have our AC turned all the way down to 68 degrees and the thermostat is saying it is 82 inside the house. There are cracks all over the walls, messy patchwork done over all the holes in the walls. Terrible bug problem. Andddd ants have just taken over my food at the table while writing this review. We've been here a week and a half and they have not come to do any maintenance. My roommate just happened to see one of the maintenance workers and asked when they were going to come fix the toilet. He said he never even was told about it. Totally unacceptable. Don't waste your time and money.
Water's Edge is a decent apartment. There have been no pest problems for the 1 we have been here. The rent isn't that bad and the apartments are spacious. My favorite is the fireplace in the apartments! That's something I haven't found in a lot of other apartments. However,our dishwasher did break and nobody was able to fix it. The neighborhood is also a little bit loud on weekends.
These apartments are a good size for the price and the area is quiet. They are right in the middle between VA Beach and Chesapeake so you are close to almost everything. I like that the neighborhood was kept maintained by the staff and they were even willing to help me change the spare tire on my car when I got a flat. If my roommates weren't having to move I would stay another few years!!
