Property Ratings at Waters Edge At Rahway
I have lived here for over a year, and setting proper expectations is key to the experience you have. The employees are hard working and informative, polite and professional. They do there best work when they are doing the jobs for which they were hired, and I have seen real professionalism in the face of being treated poorly by tenants that have issues with the leasing company. The pictures on the website were staged and taken by a professional. The tour of the property was much more informative and brought into focus exactly how trustworthy the management company was. I am just glad that they don't charge a fee for the room they generously call a gym. The location is honestly the best feature of this property, being right next to a police station and an urgent care. There is easy access to emergency services, bustling local business are just a short walk away, and the local library and rec center are visible from the building entrance. Since moving in, I have had no issues with the building. The staff are excellent and maintain good standards with the resources they are allotted by the management company. I could only imagine how much better things would be if they had more resources and finances from which to pull.
I have only been here for about 5-6 months, but so far so good. I was hesitant about moving in because of the reviews and location, but it was at a great price. Pros: -You share a lot with City Hall/Police Station. -The library is literally next door -Walking distance to the train (Less than 10 minutes for me walking) -You're not right on top of the train! I can't imagine dealing with that noise! -24 hour gym. Small but great AC and basic equipment. Always clean. -Leasing agent gets back to me quickly. Very honest and friendly. Cons: -No washer and dryers in apartment but a laundry room on the first floor. Almost always seems empty. -The AC/heating units take away so much space. I know it is not something they can really change as it was built that way, but it kind of is a major draw back. -As a pet owner, I must say that the other tenants are horrible with their dogs. There is pee all over carpets (though management is proactive in cleaning it) and they walk the dogs in the building unleashed. Have some consideration for other people! (And other dogs!) Oh and there are always dogs in the front elevator even though there's a sign on every floor stating to not use that elevator with a pet. -There is no real onsite leasing staff. As mentioned above, the one agent I deal with is really nice and helpful. Miguel seems to be the only one there in the lobby on certain nights and weekends (He is great though and you can reach him whenever via text and he has always gotten back to me quickly but he is only here part time) But other than that I don't ever see any other staff around. If I call the office directly during the week, which is off site, about a block away, I get no response or returned calls. -Only 3 guest parking spaces. I don't even understand how that is a thing. -Packages are left in the lobby. There is a sign asking delivery men to bring it upstairs but they don't. At least there is a camera in the mail room area, and nothing has gone missing yet, but it is always an irksome worry that something valuable may get stolen. I would be less worried if there was a full time staff member there in the lobby throughout the day and not just 2-3 times a week. -Aside from the gym, there are no amenities. No game room/lounge, dog park, or business center. There is the court yard... but I imagine that will only be nice for the summer.

We urge you to stop in and introduce yourself if you haven't done so already. We appreciate the opportunity to serve our tenants and hope that resident's and management can continue to work together to make Water's Edge the best apartment home living experience in Rahway.
Good 1.Amazing Super Tom. Handles things instantly.Five stars 2.Close proximity to train station 3.Close to Whole foods, Cinemas, Staples, Target etc 4. Nice ,contemporary beautiful apartments with huge windows , raised ceilings,hardwood floors and beautiful cabinets Bad 1. Terrible Manager Jim, Does no respond to emails, calls or voicemails. Nothing gets answered 2. Funky smelling hallways 3. No garbage disposal in sink 4. cramped sink space 5. Too many big loud dogs in the complex. Management no longer permits them but most are carry overs from prior leases. 6. Some Garage spots can be difficult to get into and get out of 7. Very close to a major oil refinery, Heavy air pollution 8. Ridiculous lease renewal terms 9. Hopelessly useless rent payment site that does not give you a break down of any kind 10. Lobby downstairs is cluttered with Mail and packages. Anyone can pick up anyones packages. 11. No washer/dryer in unit, have to use the common area ones on Level 2. There is only 1 in the building 12. No central airconditioning 13. No stainless steel appliances, appliances feel cheap for a 2 grand apartment. 14. No video intercom for lobby access 15. Hardwood floors have not been treated properly, infestations are quite common. 16. Light fixtures provide inadequate lighting due to high celings. 17. Hallway walls are painted a depressing gray , could really use some off white or cream to liven up the space, same for the carpet in the common area 18. Tenants dont clean up after their dogs around the property and make a mess of the pet elevator in the back 19. Furniture in the lobby looks worn out and old, looks like something picked up from the dump. 20. Not too many friendly people. Miss the times when folks used to greet each other. 21. Office staff are supposed to be on site twice a week, but the manager is hardly there.
LOCATION, LOCATION, LOCATION...Literally steps from the train station, Water's Edge is an excellent choice for NYC commuters. What really drew me in, though, was the clean, modern look of the units, which is very difficult to find in most areas of Jersey. Hardwood floors, quartz counter-tops, and dark cherry solid wood cabinets, high ceilings are a few of the decor pluses. The rent is reasonable considering the building is only about a 2 years old. There are not many amenities, but the gym is great for getting in basic workouts. Superintendent and maintenance in the building is amazing. Overall, a solid place to live. Office is located just across the street and open 7 days a week which is very convenient, and i love the secured remote access parking garage.
