Property Ratings at Water's Edge
My family lived in 203-370 from 06/19/2015 to 06/18/2017. After my family moved out of the apartment I was notified by the leasing office in writing that the deposit would be refounded to me within 30 days since the moving-out date, but nothing happened before the deadline. After multiple times of contacting the leasing offive without results, I filed the suit against Water's Edge with Malden district court since my family moved to Malden from the Water's Edge apartments in Revere. The judge rendered a judgement in favour of me on 04/27/2018, but up to now the Water's Edge still refused to make payment. I worked hard to make every dollar to pay the rent on time each month when my family lived there, but you would not refund me the deposit, where's your conscience? Very bad, very unhappy.
I´m living here for the last 3 months and the new Management is really good. Everything has changed in this building ... Nice place for living ...
I have lived here for over 2 years. The new management is friendly and the lobby is very clean. Maintenance always seems to respond quickly when there is an issue.
The main reason which I was excited to rent apartment here was because of the nice ocean view. Before renting here I saw a lot bad reviews. But they said the property manager has been changed and we are working on this apartments to offer better services to the residents. Nothing has been changed from the time I have moved in here. The building environment is really dirty and smell terrible. Elevator does not work. Each floor has a laundry but more than half of them don't work and the laundry room is just a mess. I recommend to not rent apartment here. Right after signing the contract no one answer you. They just say we are under new management and we are working on it. They don't care about the residents to make the property clean and suitable for living.
What to expect: 1. The management company will lie to you. No matter what happens, the management company (whoever they are) will tell you all the things you want to hear but then nothing will happen. During my 18 month residency, they lied about the pool, they lied about the broken air conditioner (at 95 degrees -- the building is an oven), and they lied about the conditions of repairs. When residents complained about the health and safety problems caused by the heat (issues with heart conditions, arthritis, young and elderly residents), the representative from the management company only cared enough to insult the residents for bringing the complaints. 2. They lie because the property owner only cares about your money, but not *your* property, safety, health or comfort. The owner of the property stopped paying for waste management to clear out the garbage, so for *MORE THAN A MONTH* we had garbage piling up in the garage and into the trash shoot. The fact this happened during the beginning of the summer, during a heat wave and the building did not have air conditioning left the building with an awful odor. 3. While the Atlantic might be your front yard, Revere is still your city. Ask me how awesome it is seeing the news cover one of the biggest street fights of the year and being able to see your apartment in the window of said coverage. Enjoy your "short" walk back from the train, of course, you'll have to make sure to watch out for discarded heroin needles (it's Revere, after all). 4. Management has, in the past, invented charges and lied to tenants about the cost of their rent, potentially stealing thousands of dollars from unsuspecting residents. If not for a basic education in contract law, the management company was willing to steal almost $300 from my family. This came after a "review" of my file, so either they were competent enough to review my file and ignore the mistake (theft) or -- they are so inept that even after reading the file in an effort to take more money from us, they missed their overcharging us (remember this when they send a letter detailing an amount of money you suddenly, "owe"). My recommendation: If you have no other option than to rent one of these apartments, never speak to any member of the management staff without recording the conversation yourself. However, if you have *literally* any other option, take that. This place is awful and, unless the OWNERSHIP changes, no management company will make a difference.
Living at Water's Edge has been an amazing experience so far. The management is extremely diligent, and maintains the building very well. The ocean views, great amenities, and indoor pool make living here feel like I'm staying in a resort.
Don't bother wasting your time here. I have lived here for 2 years and rented around Boston for the past 8 years. This place is the worst. Their classic line is "It'll get better we are under new management", I have heard this at least 3 times. I have always worked with the same people and it has always been terrible. When you are getting ready to sign a lease, management shows up out of no where but if you run into any issues forget about it! Between the junkies that hang out in the parking garages shooting up heroin and the poor management this place is not worth your time. The apartments are 18 floors and only one elevator works in each building. There have been several times where no elevators work what so ever. Management just hasn't done anything about the issue they say it'll be fixed for the summer time but it was the same story last year and what would you know Spring, Summer, and Fall all passed by and not a single elevator has been fixed. If you look at any of the inspection dates in the elevators that do work you will find that are all over a year past inspection. This is against the law, when I brought it up to management they just told me that inspection stickers were wrong. OKAY I'm going to trust that. Pretty sure it is illegal to inspect an elevator and not provide an updated inspection sticker. The only reason I have stuck around is because it is so close to the Blue line. It's just sad because these buildings have so much potential. Finally if you ever try to call the office most of the time they won't even bother to answer your call.
Do not rent from this place ever. It has the worst management company ever. They do not care about you at all.
