Negative star review! I was emailing back and forth about getting an apartment. Emails were not professional. One sentences and rude. They keep asking when am I wanting to move in. Told them 3 times. Once they got my $50, they stopped emailing me. I then told them I want to withdrawal and still no reply. No sorry, what can we do, or anything.

Very bad service and unhelpful stuff, they treated customers as trash.
3 years Tenancy -- Maintenance requests - Arbitrarily marked as "completed". Office - Management is unorganized, untruthful, unfriendly, confrontational. Swimming pools & grounds - either closed for issues or simply disgusting -- broken, jagged, rusted furniture. Jacuzzi has not worked in 3+ years - yet is still advertised as an amenity. Don't let the advertising photos fool you! Went 65 days without AC. Don't ever need to call on the "Courtesy Associates" SECURITY PATROL -- never answers, must leave a voice mail, no call backs. Might as well call 911 instead.

Whole complex is infested with bed bugs, nothing is done about it. Grounds are unkempt and dangerous.
Staff is really friendly and helpful. I have ever have a problem with them or maintenance. I really like it here.
Old Decrepit apartment buildings Lack of hot water, water heater isn’t sufficient for a single living dwelling. Distraught apartment manager believes tenants are responsible for the animals outside there residence.
The headline says it all, folks. The office is a joke. I have records of paying rent every month and they are trying to stick me for an extra month of rent even though I have a different amount from in writing. Plus, while the office staff is friendly to your face, you have to hound them numerous times to get any work orders put in and even then I’ve had them come out for something I didn’t even put in! And, the roaches! Don’t even get me started on the roaches! They say they do routine pest control but I’ve never seen anything done and I have roaches EVERYWHERE! And when I moved in the apartment was a JOKE! My lease cannot end fast enough! I have also been physically threatened by another tenant and had another attempted break in while I was home! I also have a couple of friends who live here who have had even more problems with security! This place is not even worth half of what I pay in rent! Do yourself a favor and look elsewhere!
I chose 3 stars for "good." It's almost 4 stars for "great!" Why? Due to the affordable rent, spacious place, good view, and friendly staff. I have been here almost 3 years. Yes, there are some areas that could be improved upon--and I have discussed these with the management. They listened and agreed to my concerns. That's a "plus" right there! :-)

Water's Edge has the best staff that I have encountered and I have been all over Route 66 in low income apartment after low income apartment. You do not get what you pay for here - you get better. No roaches, an amazing pool haill, vending machines, and a janitorial and maintenance staff that is timely and efficient. The characters that work in the leasing office are always friendly and never condescending, and the location is right in the heart of Downtown Wichita less than a minute away from the park. I come from Los Angeles County in California and I could not even afford a room out there on my salary, here at Water's Edge though I don't feel like garbage, I feel respected, and that is possibly the best amenity anyone can expect if moving here is being considered.

Worst complex ever !! No one should ever live here
It deserves zero stars but I can only do 1 minimum, bugs all over the place , walls , kitchen , living room floor , woke up to a bug in my bed , worst decision I ever made to live here especially coming from living in river vista downtown , ohh and they like to lie about move in specials once you sign the lease and just say we’ll take us to court if you want
This place is awful roaches in the apartments trash all over the grounds outside of the cans. People drinking in the parking lot security does nothing. Actually security looks like someone that you need to secure against. I don't recommend this for anybody. Took almost two months to get my apartment sprayed for roaches and still didn't help.
Pros: Downtown proximity Riverside ...yep, nothing else. Cons: Horrible air systems; Can’t change air filters, maintenance never did either, even after 6 months. Ceiling poured water from rain; maintence and management notified 4 times but never fixed ceiling after 6 months. Have video proof. Carpet was never replaced with new as promised upon being shown apt. Leaky toilet Nasty bathtub and shoddy tile work in shower, indicating mold coverup. Whenever I request maintenance help I am told with attitude, a “work order will be put in”, but maintence never comes. When I confront them about being upset nothing is done, worse attitude. Management does not deal well with an apartment complex falling to pieces. Rather than fix it, just seems to ride out the storm until the ship sinks. DO NOT LIVE HERE!
Leasing manager and employees are unable tocommunicate and assist tennents properly , and have an overall sense of just not wanting to help.
Maintenance is slow to make repairs. Lived there for 3 years. First 3 years had a roach problem. Office staff keeps changing, (hint hint) do not rent. Recent crimes include three cars catching fire and a murder (both incidences made the local news). Homeless people are seen daily digging through the trash bins. They advertise a Jacuzzi and Gazebo but every time I inquired about the Jacuzzi for 3 years it was under repairs. Plus I never saw a Gazebo.
My Father died in the apartment on Thanksgiving, and we had to have Wichita PD break the door down to get to him. The complex was notified, but for some reason it took a week and a day to get the door fixed, when I was told it would be taken care of right away. When we came back to clean his belongings out, we noticed that things were missing, which shouldn't have been a surprise seeing that it was left open for so long. Robin, the leasing agent, was completely rude to me when I asked about getting the key for his mailbox, and had lied from the beginning about the apartment being handicap accessible. My 71 year old father with one leg had to build his own wheelchair ramp because the complex refused to help him. This place is so unprofessional it makes my head spin. I know people on a limited income don't feel like they have very many options, but do your self a favor and go anywhere but Water's Edge.
I lived here in 2010 when it was still Riverpark plaza (under old management)and it was a decent place to live. Maintenance issues were resolved fast, they had on site security, the lawn was kept clean, and staff was great! I moved out in 2012. I decided to move back into the apartments in 2015 (under new management). Well, they showed me a different apartment than the one they had me move into. When I signed the contract I realized that it wasn't the same apartment I had looked at but the lady working there assured me it was exactly the same. The day I moved in, I was horrified! They had covered water damage spots, in ceiling, with a different shade of white than the rest of the ceiling. The vertical blinds were broken and torn off, there was a leak, coming from upstairs, in one of the bathrooms, and also, there was a hole in between my bedrooms. The manager told me they would get maintenance to fix everything but the only thing that got fixed was the water leak. I kept calling about the vertical blinds and they kept saying they would send someone to put new ones up but they never did! Every time I went in there was different people working there which was really annoying because when I asked them something they would be clueless! Also, it is homeless central! Homeless people walk through there at all hours of the night and dig through the trash. They need some type of fence or on site security!
The apartments arent nice at all, dangerous neighborhood
These are the worst apartments I've ever lived in. Maintenance is bad, management is horrible. It took them 3 WHOLE months to fix my toilet. They never keep staff, always someone new(red flag), and I will never rent form their company again. Make sure you keep ALL documentation and receipts because they almost always tell you that you didn't pay rent or didn't sign something. SAVE YOUR SELF THE HEADACHE!!!!!!! I lived here for a whole year and when my lease was up(back in feb) i moved and I'm still going back and forth with them. I really wish I would had listen to the reviews in the first place.
I have lived in my apartment for five years. I have been satisfied for the most part. Maintenance can be slow at times, but the complex is fairly large so it's best to follow up on requests in 48 hrs. There are numerous tenants with dogs of all sizes, unfortunately there are some restrictions on breeds. There are 3 pools that are well maintained. I would only suggest that the apartment manager decides to expand the gym, which is small and only open business hours. This makes it difficult for the average person working until or after 5pm unable to utilize the equipment. Thank you.
Office staff is accommodating. Building are a little older but maintenance stays on top of reported issues. Within walking distance from my work so location is perfect for me. Price is not too bad.
I was not excited to move into an apartment. I moved to a tiny house with my 2 small dogs and husband to get out of apartment life and drama. I was pleasantly surprised. I like living here. As usual you have to deal with neighbors, but the staff is quick to deal with issues and haven't had any problems after the first month. Maintenance is pretty good. They just changed management here, so there has been a lot going on, but its not annoying. yards look nice and its a nice area if you like to walk or jog. **apartment maintenance can be slow, especially if you have dogs. The washers in the community space don't work well. over all i would give it a 3 out of 5. for great location, mostly quiet, homeless central, and decent lawn maintenance.
