Avoid staying here. They charged me with 1250$ almost after 1 year 3 months after I left. I paid in full and confirmed with them that I have made the right payment. After leaving I called multiple times to ask if I have anything remaining. They never replied back. I have emails as proof for all of this. After almost 1 year 3.months they are asking me more rent(out of thin air) and also carpet replacement fees. I stayed here for more than 2 years after that they want me to replace the carpet for them. This is beyond imagination. I have never been harassed like this by any landlord before. Please avoid them at any cost.
I’ve been a resident for three years now and love it here at Waters Park Apartments! Great location, very nice amenities, and the staff if very friendly and responsive.

I love living here. I’ve lived here over 3 yrs. Maintenance is great and respond quickly. The property is kept immaculate and I love so many of the people who live here. It’s like a village. I don’t see myself moving any time in the future.
Extremely diligent maintenance team and considerate management were always very helpful in resolving issues. Well run. Nice people.

So far the experience is good. I like the community and office staff are super friendly and communicative. But one thing I don’t like is when we have to pay for the access card and the gates don’t work properly ??

Management is super responsive to any questions or inquiries that I have. Any work orders that I request are typically handled within a day or two. Building is really quiet and the hiking trail is really nice.

This place is so great! Maintenance is very responsive, and it’s a quiet place. I love it! Dog parks and so many trees help make this place home. Just outside of the city, it is nice place to get away while being close enough to everything Austin has to offer!

The units are built top par, being sound proof with intuitive layouts and plenty of natural light. The community itself is quiet, welcoming and friendly, especially if you hangout at the dog parks with your fur kid. Love the walking trails and greenery, and its one of the most affordable places in Austin. Love it!

Have loved living here. Love the location, all the trees that surround, the amenities, but especially the way things are handled. Work orders are taken care of as soon as possible and often times within 24 hours. Someone is always willing to help with whatever I need!

The area is really beautiful, I like the view from my apartment. Staff is always helpful and kind. The winter storm tore down some trees in the area, but usually there’s some nice areas to walk on the property which is a bonus.

Would give higher , but it took 8 months to get a ceiling in my bathroom after cold weather busted pipes and place flooded so bad. No discount on rent . Still have water lines in my place and rent just keeps going up .

My wife and I lived in this complex for two years. Overall I would not rate them so poorly if it wasn't for the absolutely poor way they care for their ex-tenants after moving out. My wife and I super cleaned out the place before we moved out. We sealed any nail holes in the walls, cleaned all the surfaces & bathroom thoroughly, and steam cleaned the floor. So I was extremely surprised to find a hefty bill in the mail two months after moving out that we were getting billed for a full carpet replacement. I will admit, the carpet had some extremely small stains that I was honestly not very worried about since I believed they should fall under normal wear. But Waters Park apartments is charging us to replace the entire carpet for normal wear. I've attempted to talk with them and sort this out, but they are absolutely not budging. I believe they are either acting in bad faith, or hiding behind the excuse that the carpet had to be replaced because their vendor told them falsely our carpet's condition was worse than it really was. If they were more cooperative and understanding, I would gladly give them a better score. As it stands they are the worse apartment complex I've had to deal with so far.

I moved here in June 2019 and find the rent to be very reasonable. I have no carpet, a fantastic green belt view, a super spacious kitchen and an attached garage—rare to find at most apartment complexes. I rarely hear my neighbors and I feel very safe here. I find the staff (office and maintenance) to be very friendly, responsive, and efficient. The online payment system is simple with no glitches. The location is super close to the Domain and Mopac, as well as to Balcones Park and the Walnut Creek bike path. Housing prices are outrageous now but renting in this neighborhood (78727) is completely possible on one income. I definitely recommend Waters Park!

The apartment itself is okay, nice size dog park. Just pray that you don't need to deal with anyone in the office. They are the most unhelpful people ever. Several times they did not respond to emails. Also they are constantly changing people in the office who don't know how to handle anything. I had issues with my final payment to them. I turned in my notice to vacate and they did not enter the correct rent amount in the portal. They tried to charge me for a full months rent. They were very unhelpful to get the situation corrected and then charged a late fee. I also had an issue where I needed to be let into my apartment (I did not have my key). I asked them if they could let me into my apartment. They did say yes and took my drivers license. However, the front office guy told me they closed in 5 minutes and he was leaving for the day so he was going to keep my drivers license for the night. I asked if I could knock on the door to return the key and he said no he would be gone already. My friend was in the bathroom at the front office so I told him I needed to wait. He said I didnt need my friend to drive me to my apartment, I could run down there by myself. He complained that I was making him stay late. I am not physically capable of running. I had knee surgery. I walked as fast as I could and made it back 4 minutes after they closed. He was waiting for me at the door. I was very upset at how he treated me. Very rude. It's a shame that the office people are so horrible because it is a decent apartment. It is a great location. I would not recommend these apartments.

I have lived at Waters Park for 4 years with little issue. However, Waters Park recently changed their online billing system as well as some of their office staff. They used to allow automatic debit payments from your checking account every month for paying rent, but the new system no longer has that feature, so you need to pay rent online every month. Last month, the online bill pay was not working, and residents had to bring in a check for rent. This month, when I tried to pay my rent online, I kept getting error messages. The system allowed me to pay my utility bill but not my rent. I emailed Waters Park and got no response, so I went to the office to pay my rent. Since my rent was ONE DAY LATE, I was charged a $55 late fee. No matter that they saw that I had paid my utility bill online and attempted to pay my rent online and I have never had a late payment in the four years I have been a resident. The girl in the office, whom I have never seen before, rudely stated that there was nothing she could do to waive the late fee. She said that I could have changed the amount of my online utility payment to cover rent as well, but I told her I didn’t know that was an option. She acted like I was an imbecile for not knowing that. And to make matters worse, she said I could only pay by cashiers check or money order since my rent was now late! How a management company can treat a long term resident who has never had a late payment so rudely is beyond me. Waters Park obviously changed their online payment system to squeeze late fees from residents, not caring about their tenants at all.
The fumigation company went into our apt without permission and fumigated our carpet putting our cats in danger . they do not care for maintenance or anything that is after hours also known as 6pm. Will never recommend living here EVER.
Beautiful property, lush trees, good size dog park with large and small dogs separated, lovely pools, good location off Mopac....I would have moved here, but the prices are too high for an older property, you can pay the same for a brand new complex.
I was referred here by a friend who has lived here 5 years. I found an apartment I like, and would happily recommend this complex.
