Property Ratings at Waterside at River Park Apartments
Phenomenal location and potential for greatness. Unfortunately, it's managed like a slum. Amenities are in poor condition. Management (do we even have Management?) Isn't visible and don't really even seem to know much about the property at all. Strangest move-in experience I've ever had. Utilities managed by a third party with additional fees. Power goes out constantly. Internet isn't much better. Just avoid this one.
I been here going on my 3rd year I personally enjoy my stay here for the area it’s very convenient because you are so close to events . And when it’s time to go home you are not too far from it . I have no complaints I enjoy my apartment and what it has to offer .
Not the type of person that usually writes reviews but I informed management about my washer machine stopped working over 3-weeks ago, and it is STILL not fixed. Was told several lies and when maintenance finally arrived they order the incorrect part. Their communication has been almost minimal. I don't think I should be taking my clothes to a Laundromat (3 times now) if I'm staying in so called "luxury" apartments. I feel for the actual maintenance worker, he seems nice but this place appears to be severely under staffed and lacking the leadership to handle it.

Management is unresponsive, amenities are unreliable (pool is closed for most of summer), unsafe area with no focus on security (many thefts in ‘secure’ parking garage), ONE air vent in bedrooms (hot and uncomfortable at night), expensive and all around headache. You can find nicer, safer, less expensive options closer to the downtown area.

Their ACTUAL rent is roughly 50% higher than what is posted on this website. You can check their website to cross examine prices. They intentionally keep this post updated(regularly) with false pricing. Already a very bad sign. Also highly recommend that people read the post from 2019 about bad natural lighting due to lack of windows. The building that you get to see on the virtual tour is the 1700 building with the nice windows.
Do your research-the second "bedroom" of the lower 2bd/2bth doesn't have a window. Most one bedrooms have no window at all. Wood flooring so soft I can see previous tenants furniture placement in addition to cracks and scratches. Hallways are dark and community room is constantly trashed. Front staff are rude and hostile when you present problems. Took four days to get a copy of my lease. Views are nothing unless you live in the 1700 building, which is more expensive. Garage is underground and you get one parking space no matter how many bedrooms unless you pay more. Walls are thin-I can hear my upstairs neighbor at all hours. Not within walking distance of anything except trails.
I moved to Louisville, KY in July 2017 and have been living here for close to eight months now. The apartments are some of the nicest you'll find in Louisville and the facilities are definitely beyond what you typically see at an apartment complex (very well equipped work out room, nice pool, underground garage). If you live waterside you get a nice view of the river, if you're moving in and face River Road you'll soon have a view of the botanical gardens. Downtown Louisville is either a long walk or a short drive away, with the baseball stadium a 10 minute walk and the future Louisville FC Soccer stadium will be even closer. Expect to pay moderately more here than you would elsewhere, but remember that you're paying more for a good reason. Also, they put on social events on a pretty regular basis which are a great way to get to know people. The majority of people that live in the apartment complex moved to Louisville for work, so if you're moving you can find other new comers to Louisville as well. The staff is very friendly and even delivers packages that are left at the leasing office to your apartment on the weekends (I travel for work so they're familiar with my love of Amazon Prime...).
The staff here is amazingly friendly (and extremely pet friendly). The location is perfect and there is always plenty of parking in the garage, which is secured with a gate. The apartments themselves are spacious and my neighbors are all extremely respectful, kind, and professional as well. If I ever have a maintenance issue, it is fixed quickly and professionally. The amenity areas are always kept cleaned and stocked with coffee, and the staff has held resident appreciation events which have included cocktail hours, pizza and wing game nights, and breakfast on the go. I will absolutely be renewing my lease here.
I've lived at WaterSide at RiverPark Place for 3 years. The location is great --- close to the city, walking bridge, bike paths, playgrounds, splash park, Ohio River, Falls of the Ohio, open fields/spaces, etc. The apartment walls are thick ... I've never heard my neighbors. I've never had to complain about any of my neighbors ... everyone is respectful and courteous. The apartment itself is very nice; ATT fiber-optic cable/internet works as well as any other cable/internet company I've ever had; whenever I've needed maintenance (garbage disposal jammed/stuck; electronic lock/smoke detectors' batteries needing replaced; new HVAC filters) the team is very responsive and helpful making things right; UPS/Fedex packages can be picked up at the office or the staff will deliver to your apartment door (if UPS/Fedex do not leave at your door). The pool is great, clean, and nearly empty most of the time ... it is like having our own private pool with 2 lifeguards on duty. The office staff (Meagan, Lindsey, Sarah, Claire, and Gerome) are super-friendly, professional, helpful, responsive, and kind. The building is safe and secure ... as is the garage. Multiple trash-chutes on each floor make throwing trash away simple. My only complaint, as voiced by others, is the fact each tenant has to pay a share of the electricity bill for the common areas of the entire building/complex --- I've never experienced this at any other apartment --- but, as the bumper stickers around town say ... keep Louisville weird... and this electricity-thing is weird.
My roommate and I moved in two years ago and loved every minute of our time at Waterside Park Place. We had a spacious two bedroom / two bath. With lovely hardwood floors, spacious kitchen / living space and washer / dryer in unit, our apartment was simply perfect for two young professionals. The leasing staff is welcoming, accommodating and willing to do whatever it takes to make your apartment feel like home. I couldn't recommend this property more.
I have lived at Waterside for 2 years and I love it here. The building is secure and management does a good job of ensuring that this is a great place to live. A couple of weeks ago the complex put on a week dedicated to their residents. There were a couple of parties given and breakfast one day, it was a nice gesture. I have had a few maintenance requests during my time here and they have always been taken care of promptly and professionally. The girls in the office are very friendly and will always go out of their way to help with whatever is needed. The location is great, especially for those of us who work downtown. There is currently construction going on, but I haven't found the noise to be that bad. I would recommend Waterside to anyone looking for a great place to live.
Not enough parking spaces. Towed guest and residents vehicles over petty things. Would not release car to resident when they went to move the vehicle, very unprofessional. Also noisy and cheaply built. Would not recommend anyone to move here. Also told us that there was a restaurant being built, have not seen any construction for this. Will not sign another lease!
I lived in the East building for 14 months. About halfway through my lease, they attempted to tack on extra fees which were not covered by my lease. They also "lost track" of part of my deposit. The office staff there are super nice when you are looking at an apartement. Once you sign the lease, they are rude and simply want to take you for all they can. The apartment are nice but they don't fix things in a timely manner. My apartment was brand new but had lots of little issues that they never addressed. The location is great, but that's it! Stay away!
I have lived here at waterside for over a year now and have loved every minute of it! moving to Louisville from Wilmore was a huge change and the leasing staff made me feel right at home! the maintenance staff is very respectful and quick, I work from home a lot so they are always willing to work with my schedule. I am going to miss all of the fun parties the leasing staff has for us every month, my favorite was movie night at the pool. I would definitely recommend waterside! moving from a small town to a big city was a breeze with the help of the staff, thank you! xoxo
The people Poe has hired to run the Waterside apartments are some of the most impolite and unkind people I've ever encountered. The surprise "amenities" fees you're stung with regularly are just one small example of how this place does not cater to residents and instead discourages lease renewals through unanswered maintenance requests, random "water tests" in the morning that shut your water off while you're getting for work (this has happened three times since I've lived here) and through an onslaught of unexpected costs associated with an already premium lease expense. Do not move in here! You will regret it with every cent in your bank account.
Mice/rodent issues. Not only in my apartment, but also have had uber drivers talk about it when getting rides from other clients who have complained about it (even though I never brought up the subject) . Have seen dead mice in garage. Very loud, can hear normal walking in hallways, and River Road sounds like windows are open all day. There are public spaces where apparently restaurants were supposed to open--still vacant (just see older reviews to see how long this has been an issue). Furthermore, there have been at least 3 episodes in past 4-5 months of fire alarms at 2-3 AM, which have been false alarms requiring residents to evacuate building for at least 15-20 minutes each time. If the rent were $200-$300 less, I would consider giving 3-stars max rating for close location to downtown. Otherwise do yourself a favor and pay the same rent at a place that at the minimum is quiet and rodent free!Appears nice at first glance (modern looking, new, near marina) but...
You can hear people walk above you, sounds like a elephant charging at times. The floors are cheap, Sheet Vinyl, so don't be fooled by the pictures. If these apartments were anywhere else in the city they would be 60% cheaper. This place will be falling apart in about 10 years. But, if you are like me and want to live closer to work then this is the best place so far for downtown. Traffic is crazy during events.
Waterside at Riverpark Place is a great place to live in a great location. The area is really starting to develop! Minutes from downtown, Frankfort Ave and the Highlands. The apartments have all the modern amenities you could ask for with a friendly staff. I've been here since the opening and plan to stay!
