Stay away from here at all costs. We rented here for what we were hoping would only be 6 months while we renovated our house that was a mile down the road. The fact that the floors were unlevel due to excessive sanding and the paint was glopped on several layers with no proper prep (over the months it started to peel off in places on its own)and that paint was spayed across the bathroom mirror didn’t bother me because it was cosmetic and we were there temporarily. Also when we first moved in the “professional” cleaning was a joke, all the shelves but the lower ones in the kitchen had not been cleaned, there was sauce packets and food left in there. The paper towels were full of dirt when I wiped them down and the hard water stains in the tub and shower took 2 days of me soaking and scrubbing before it was clean enough to use. The inside of the oven needed a second cleaning to remove the really caked on stuff, I’m assuming it was very dirty prior. Then start with the maintenance staff, there are nice enough but they have no clue. Our Hvac unit died in the middle of a cold snap on a weekend and we had no heat for 3 days because they had no idea what was wrong. Had to threaten to get our own HVAC mechanic in to fix it and they would have to pay for it before they finally got someone in who knew what they were doing. When they renovated the apartment behind us, the mice living there decided to join us. Had to set up our own traps to kill them. The trash and recycling dumpsters were always overflowing, attracting rodents. Based on the number of tenants sharing These dumpsters they really should have been emptied twice a week. Drug deals in the parking lots and domestic disputes with police intervention were a regular occurrence. But the real kicker was when we moved out, I made sure the apartment was cleaner than when we moved in (my standards). Everything was wiped down, floors were washed and polished. After not receiving our deposit back in the state mandated 30 days, we had to call the office and ask where it was. Per Tara the office manager she was sure it had already been mailed but would check on it. A few days later we got the check, dated the day we called (36 days after we moved out which is a violation) and they took $200 off stating it was for a $50 cleaning fee and $150 for a scratch in the floor. I called the office 3 times ask for someone to call me back to discuss it’s been over 3 weeks and no one has. Apparently this is a common thing they do,

Hello, Thanks for taking time to leave feedback. At Waterside Gardens we aim to provide top notch customer service to our residents and we're sorry for any inconvenience. We always complete a walk through before giving new tenants access to their apartments. We have looked through your record and have not found any issues brought to our attention at that time or thereafter. Apartments are thoroughly cleaned before the scheduled move in date. Should you have noticed anything that was not cleaned to our standards, we encourage new tenants to inform the the management so we can send the cleaning crew back again. In the interim of anyone's HVAC unit or heater being down for repairs, our protocol is always to provide a window unit AC or an electrical heater while we work as quickly as possible to repair the issue. If at any time a resident notices a pest issue, it is taken care of immediately. We have a company that comes out twice monthly to make sure our apartments are pest free. If need be, they will come out for an individual call as well. Dumpsters are emptied twice a week in order to ensure the highest standard of cleanliness. We apologize for any issues you experienced regarding your deposit. We do not withhold deposits unlawfully. If you would like additional information as to why you were charged, please reach out to us directly for further clarity.
Broken furnace in below freezing weather, with no sympathy from maintenance. Over 400 dollar a month electric bill due to broken systems. The smell of drugs in the doorways daily, and people hanging out drinking in cars to all hours of the night. Coprporate does not answer phones and the leasing office has no control. I have neighbors that live 6 people to a one bed room on each side. Over all worst place to live! Save yourself the headache and move some place else, property management is a joke. Speak to neighbors when you check the place out, most of these reviews on here are written by a leasing office that earns commission, not honest hard working people.
These apartments are affordable, clean, and packed with all the basic necessities located in one spot.While searching for other apartments, there weren't any other facilities that could accommodate ones needs. If you are starting off on your own, I think Waterside Gardens is the place to reside! The management team is very flexible, approachable, and understanding no matter the circumstance. Definitely a complex to check out!
I've been living here for a year and I've known families that told me they been living here for 5 years. They keep up with maintenance and the owner and the staff are excellent. This winter we had a blizzard and the owner took action to clear up parking spaces from all that snow. Thank you so much Waterside Staff. Best Apartments in Brick.
I would like to say we have been living here going on 4 years and we where a little skeptical when they said they sold the place and new owners are taking over. Well let me just say we where wrong so far the new owners have started spending quite a bit of money fixing up the place,they started by fixing all the curbing and sidewalks, they put all new vinyl fencing around the trash containers, repainted the lines in the parking spaces,trimmed up all the trees and shrubs and started taking care of the lawn better( It still needs a lot of work but they are trying ) they also have been working on the sprinkler system that is old and broken in some areas. They also put up all new signs and put flowers around them making it look very appealing, then they put all new lights on every building for our security great job and much appreciated. Now for the good stuff our neighbors above us had their air conditioner brake down they where there in a matter of a half hour and put window units in their apartment until the next day when they came and fixed the air conditioner for them. ( GREAT SERVICE ) From my experience every time you call them with a problem they get back to you in a timely manner and get it fixed thank you for that service that means a lot!!. So in closing i guess what i'm trying to say is if your looking to rent here i think you will be very satisfied with your decision and from what i am seeing for rent around Brick it's very reasonable and the service is GREAT !!!
I been here for a year so far no complaints i love it ,is pretty clean ,quite and management is hands on .
My husband and I lived there for 4 years. You do get a lot of bang for your buck in terms of living space. The first 3 years any time we had an issue it was addressed quickly. It would have been simple stuff such as a clogged drain, the oven wasn't turning on, no hot water and it was always taken care of. The only constant issue was they did not clear the walk ways and parking lot in a timely manner or even well when it snowed. My husband and I bought our own shovels and rock salt so we weren't walking in snow and ice to get in the house. We enjoyed living there so much when had a baby we were just going to move from a 1 bedroom to a 2 bedroom there. The property now has new owners and the current office manager is Tara. She always has an attitude as if you are bothering her, especially if you are following up on something she said she was going to do any didn't. In the spring and summer there is a BIG ant issue if you live on the first floor. I called 4 times about having an exterminator come spray outside of the building. You would think it wouldn't be that big of a deal when Tara says they come every two weeks. It took about 1 1/2 months for them to come simply spray a protective barrier around the doors and windows. I do not live in a dirty house. I do not leave food out. Ants were constantly inside of the apartment especially in the living room. Before the exterminator came I was done trying to communicate with Tara and asked for someone higher....his name is Chuck. Chuck is very nice but it took me to speak to him and explaining to them my child is crawling and if she gets bit by ants they will be paying for any medical cost for them to finally get someone there. After my very stern phone call with Chuck, I left my apartment for the day to return to find a note that SOMEONE WAS IN MY APARTMENT to "fix a clogged toilet and sink". I did not have a work order in for anything other than ants. Sounds harmless right? They adjusted my thermostat. I never got an answer of how long they were in my apartment without my consent or there being and emergency that the guy felt the need to touch my thermostat in the middle of the summer when I pay the bill.
New management for the worse. Repeatedly ignored my concerns about the apartment. Violated tenant's rights by charging cleaning fees from security deposit nor providing full interest as governed by NJ state law (see page 12-13 of Tenant's Rights of New Jersey 2014). Would not recommend.
My wife, our cats and I love our apartment and we’re lucky to have it. We used to be home owners until Superstorm Sandy. We owned a small ranch house in Toms River, New Jersey that was flooded with four feet of water during the storm basically rendering the house unlivable and destroying most of our possessions. We wound up living with my mom for a year. Because mom is allergic to cats the only room she could offer us was her unheated, glass and aluminum sun porch. Somehow my wife made it livable using the existing sofa bed and lots of space heaters. That arrangement saved us from being homeless with a mortgage, but after close to a year we needed to find a new place to live, that was affordable, pet friendly and reasonably close to our jobs. Miraculously we found a developer to buy the house in “as is” condition and used the money from the sale combined with our flood insurance settlement to pay off the bank with basically nothing left over. Did I mention that we needed an AFFORDABLE place to live? Thank goodness for Waterside Gardens in Brick, New Jersey. Since my wife is a teacher she was hoping not to have to move too far away from her school, so I did a search of pet friendly apartments in the general area where we had been living and miraculously Waterside Gardens was one of the first ones I found. The photos on their website looked too good to be true. They showed spacious rooms, wood floors and looked very warm and comfortable, just what the doctor ordered after our ordeal. I made the call and scheduled an appointment for us to meet with Renata in the rental office. We hit it off immediately and after taking a tour of the demo apartments, we knew we had the right place. The apartments were as good as advertised. We decided on a first floor, 880 square foot one bedroom apartment with good closet space, a big living, bedroom and dining area, and even featured a den. We got all this for a rent of only $955 per month at that time, which included a $25 per month pet fee for each of our three cats, and located just a few doors away from the rental office. This was a really incredible deal for under $1000 per month. Thanks to the help of friends, family and the state of New Jersey in the form of an emergency grant, we were able to replace our furniture (since we our flood policy didn’t include contents coverage). We are happy and comfortable here and very thankful to have such a great place to live while we work to get back on our fe

Management is fast to respond when something is needed, they keep the grounds well groomed in the summer and well plowed and shoveled in the winter, there’s a ridiculous amount of parking, a clean onsite laundromat located right across the parking lot, and a few inexpensive storage units available for a reasonable fee. I can’t say enough about the place! We are approaching our two year anniversary here and just signed on for a third.
I have an 800 Sq. Ft apartment all newly renovated for under $1000/month! Living room, dining area, kitchen, balcony and a Den! The bedrooms are massive with a walk in closet as well as a closet in the hall and living room. The grounds are always well maintained, maintenance is on site and take care of anything you may need on the first call immediately. Minuets from the beach, parkway, shopping, restaurants etc. Complex is set back in a neighborhood and it is SO quiet, not on any major highways. The best deal in town and they allow pets!
All newly renovated with hardwood and nice size living space especially for the money. Walk in closet as well as 2 others in my 1 bedroom apartment. Huge bedroom and living room with a den as well. Nice and quiet, set back off the main road but within mins of the parkway, buses, trains, restaurants, shopping centers and the beach. On site Maintenance is always available, friendly and does a great job as well as the office staff. Really can't find a better place around.
The one bedroom apartments are larger than all others I have looked at. Updated conveniences, great location and very reasonable. I love it here.
I haven't lived here in awhile but I remember alot about living at Waterside Gardens. There is a lot of space in the living room, kitchen and bedrooms. The noise level is very good compared to our apartment right now. The location is close to other restaurants and stores so it would take no more than 10 min. to get to store. There is a pool that you can use and it is very large for other people to use also.
