Property Ratings at Waterside Towers
I have been a resident for the better part of a decade and into recently would have recommended the building as pleasant and reasonably priced if rather old. Unfortunately last fall they decided to install a new laundry system that requires a phone app and about half the time I try to do my laundry the machines simply do not start. So do not move here unless you send your laundry out or like taking a tour of the building to find a functional machine every time you want clean clothes.

This has been my worst apartment experience ever. I have a review posted elsewhere with pictures, but to summarize: on move in the apartment was disgusting, several maintenance issues were unaddressed including a leaky sink in the kitchen making it essentially unusable, a hold in the floorboard of the kitchen allowing rodents and bugs a home, and the cleaning staff leaving the sliding door to the balcony open so the apartment was full of bugs which now bite me at night. Despite being assured this would be solved on my move in day, leading me to accept the apartment, that was a lie. Nothin has been done, and in fact it’s become apparent even more issues were papered over to hide them until after I had moved in. Scented cleaners were used on the carpets, and now as they wear off the apartment reeks of cigarettes. The blinds which I thought were just an off-white color actually have a layer of smoke damage on them (the blinds that work anyways). And that leaky kitchen sink actually worked twice before beginning to leak on me. Do not be fooled into moving here
There is endless construction within the complex, next to the complex, and surrounding the complex, hence no peace and quiet. The town homes are surrounded by a wooden, splinter-ridden, sharp-cornered and shaky walkway - not elderly, child, or disabled friendly. The management team has poor communication practices internally, thus resulting in inefficient and duplicative efforts, and externally to its tenets, thus making us feel lied to. Due to the construction, we lost our gardens, parking spots, and even electricity and water once almost every month. The homes are also very poorly insulated. The positives of this complex are what you expect to have at any other place, but the above mentioned is why I wanted and needed to move out b/c I also expected consistency and basic competency - silly me.
DO NOT MOVE HERE. The management at Waterside Towers and UDR is AWFUL. We have suffered through more than 2 years of on-going construction with no end in sight. They fail to completely repair maintenance issues. Management avoids responding to calls or emails. There were errors on our lease that took almost a year to have corrected. We have a laundry list of serious maintenance issues, including: failed AC in the summer, no heating in winter, and regular loss of power and water. We are VERY happy to be moving out!
This apartment complex is nice, well groomed and maintained. The location is EXCELLENT! Close enough to downtown--less than 5 miles away. Far enough to enjoy a serene yet vibrant community. The units are very spacious and most of the views above the 5th floors are all good. Of course as you get higher, the view gets even nicer. The management company is trying to keep up with competing with the newer flashy complexes, but the space is undeniable. It sounds like we will be getting an updated courtyard that will include a fire pit and benches. The courtyard is huge! We are under construction in the underground parking garage, again, it is huge as well, but a bit pricey for me. Street parking can be an irritant due to the theater goers trying to avoid paying to park and commuters parking in the neighborhood trying to avoid paying to park. The pool is EXCELLENT! Nice BBQ area overlooking the pool. There are about 6 grills usually always available. I have lived here for about 5-6 years even moving to a 2 bdrm/2 ba last November from a 1bdrm/1ba. The management is reasonable and try to accommodate your needs. I think a newcomer would enjoy our complex and community.
There are three buildings that comprise Waterside Towers. Unfortunately, the three buildings aren't treated fairly. All you have to do is walk into the three lobbies and you notice the differences,especially at Christmas time. The furniture,wallpaper and carpeting is more upscale in two of the buildings even though the rents are the same. Some of the apartments have problems with dust coming in. In the winter cold air drifts into the terrace sliding glass doors. I had to buy electric heaters for my bedroom and living room. While I appreciate having washing machines on every floor the cost of using the machines has gone up periodically over the last several years. The parking fees have tripled in the last 10-12 years. Last year they introduced a new and different parking fee. In order to park in any of the spaces you must pay an extra $50 if the spot has a reserved sign. That's $50 on top of the regular $150 fee, therefore you can pay the $150 and still not find a spot to park your car. This is an old complex yet the fees don't reflect that fact. I hope this review is helpful. This is an average apartment complex in every sense of the word.
I've been living in Waterside Towers for about three years now and I have to say that it's been wonderful. The building is pretty good about informing everyone of anything that goes on, and seems to care about the well being of the residents by occasionally throwing nice holiday parties (or other events). The residents are mixed, some being well established residents who have lived here for 40 years while others are more recent millennial-types. The area is fantastic (despite being a current construction zone due to the commercial development of the Waterfront. There's a supermarket, several metro lines, the fish market and several restaurants within a 10 minute walk. The maintenance staff is great and though they might sometimes seem unresponsive, they always get the job done and frequently go beyond. The Views are pretty good if you're lucky enough too (and hopefully will stay that way).
