Property Ratings at Waterside Village
1. MICE infestation! We saw mice in our kitchen and/or bathroom. The exterminator and the supervisors came, set up the traps, but still didn't catch it. No one even blocked the hole until one month later. Me and my wife are too scared to use the bathroom and kitchen, even staying in the apartment during the day makes us nervous. 2. AC has been broken in the apartment for more than a month during summer. TWICE! Our AC was broken and it takes a month to fix that. We've been through a hot July with no AC. But this August it is broken Again! I literally don't have any AC right now. 3. Roaches in the bedroom. I also found a big roach with wings flying in our bedroom back in March. I just killed it with the spray 4. Very loud noise when the heat was running. They suggested me to take it as a white noise. Jay and Anwar have been helpful, but it won’t fix the building situation. We can’t wait to move out. I have a full clip of the mice but only uploaded one snapshot cause it’s too disgusting, I don’t want to make you uncomfortable. — Updates 9-27-24: Found the mice again, decided to move out as soon as possible. We are at second floor, I can’t think about what it will be like living on the first floor.
I have been at Waterside for a year and a half now. This was a great move outside of Brooklyn. The apartments are well maintained and cleaned. The office staff are incredibly responsive and helpful if you ever need anything. You will get a response to a maintenance request in less then a day. Oftentimes someone is available to come look at (and fix) the issue on the same day. The neighborhood is very quiet and safe. As other reviews say, the neighbors are quiet and keep you themselves. You have assigned parking - great perk. Landscaping is maintained weekly, and the property offers snow and ice removal in the winter. I have loved living hear so long. It is the best property I’ve rented from.
The only pro is the price for these apartments but there is a reason why they're so cheap! First off the management is super rude and disrespectful. And whenever there is an issue with something in the apartment they seem to take there sweet time coming over to fix it. I didn't have hot water and I was stuck in my apartment all day unable to shower or do my dishes and I couldn't even run errands cause they kept calling promising me that the guy would be here soon (I called them at 830am and the didn't show up til 5pm). There was another time my ac broke in the middle of a heat wave and it took them 3 days just to tell me it was broken and they needed to replace it. Besides that the neighbors are nice enough and mainly stick to themselves. But if you want to live somewhere where the management respects you and your time and actually cares about fixing your issues then this is not the place for you.
I just moved in waterside village. Let me tell you it was the most pleasant and easiest processing I have ever experienced. Anwar was just so helpful and amazing. Thank you! You will not find the place like this on location and the value for the space. Love the bus stop that goes directly to the city after 2stops!!!!

We have been living in this beautiful apartment since March 2016.I must say that its perfect in every thing! We were given clean polished apartment and to my surprise when I stepped into the balcony I saw the river in front of us! Its sooo beautiful and is the neighborhood!!!We drove from Massachusetts and we were late to have a look at the apartment! But Daisy and Irine from the rental office were so helping. They made us sit and explained everything about the community even though it was very late for them!We immediately booked the apartment due to their gesture and of course after seeing the apartment! They have beautiful landscape and I see that many families do organic farming. Its such a soothing sight !!!You are free to do anything (with the gardening)..even to maintain the landscape! The rental office members Daisy and Irine set the example of how a Rental Office should be!You can hear foot steps of others while using stairs or sometimes from the neighboring apartments but that's fine! You can never find such a calm neat community in New Jersey! Its 11 out of 10..:-P..Its perfect!

Thank you for leaving a lovely review about your experience at Waterside Village. We hope that you and your family will be happy at our community for many years! Sincerely, Waterside Village Management
I moved to my apartment in July with my family. It is the perfect fit for us. We actually came from a 3 bedroom home that we were renting that was older and needed a lot of repairs so the upkeep was very difficult. We ended up at Waterside Viillage and could not have asked for a better fit. The rental office staff and maintenance team are amazing. Our apartment is newly renovated with wood floors, marble counter top, dishwasher, central air and I could go on and on. We were able to get a first floor apartment which is perfect with a toddler. Our neighbors are so welcoming. We were so nervous coming from a house to an apartment but this actually more of a home for us. We hope to be here as long as possible. The location is perfect- close to all major highways, grocery shopping banks and everything. The grounds are kept so nicely. We have parking right outside of our building. The laundry rooms are always clean and have great have great hours of operation. We take our toddler for walks nightly because the community is so clean and safe. We are very happy to be here.

I don't understand, why say available now, when there is clearly no units available, and you cannot even give a definite answer as to when one would be available. Why do you want to waste people's time when you can just say available soon, and we can keep checking if we really want the apartment. This is deceptive information.
Pros You cannot beat the price to space ratio from any apartment in the north jersey area. It is secluded away from the busy street into a small convenient location in Little Ferry. Great proximity to NYC and major towns and shopping malls of NJ. Clean environment, quiet at nights and good security. Ample room for two bedroom apartments. Cons You only get 1 parking spot for 1 household, however a parking lot for resident is available for any other cars you may have onsite.
